Since Jacksonville is the largest city in the country I thought I would narrow down the answers to the 322.. zip codes (Ft Caroline Arlington) where we work. So here goes:

We are working on townhouses that we are purchasing for $45,000, putting in approx $12,000 and either selling for $80,000 or renting out at $1200/month. At least 2 of these are coming on the market every day. The vacancy rate is nearly nonexistent.

There are some Single Houses in Worcester, MA to buy "as is" for $75,000-$90,000. New listings are for a range from $200,000 to $400,000.

Second larger City in Massachusetts has improved an appearance in recent years opposite to common opinion of a bad financial situation in a country!

I have an office in Buckhead, a Broker, an architect, a landscape architect, access to the FMLS with my own login, and a Supra Key. I also have a sales agent, and my husband is an infrastructure engineer, so I have the techie end covered. We can do anything you want, from wholesale to full rehab. Oh, we also have the best home inspector in the business. I just got handed a list of 4 homes we can sell for whatever we can get. Our cost is ZERO. Pure profit. If we sell these, we get the full list- over 100 more. These are from an attorney for an overseas investor that JUST WANTS OUT. How much can we make if we have no cost?? Seems like a pretty nice profit to me. Let me know if you are interested.
