The median sales price for homes in Las Vegas NV for Oct 12 to Dec 12 was $139,415. This represents an increase of 6.8%, or $8,915, compared to the prior quarter and an increase of 25.7% compared to the prior year.

4. What’s the average rent for that same house?
Depends on the area of town but $1000-$1100 is average

5. What are the average annual taxes for that property? Clark county has a tax rate of 3.0568. The formula for calculating real property tax is as follows:
Taxable Value x .35 = Assessed Value
Assessed Value x Tax Rate = Total Property Tax

Taxes on a 139k house would be roughly $1487 a year

6. What are the current days on market? In December, 68.9 percent of all homes and 71.8 percent of all condos and townhomes sold within 60 days. That compares to November, when 69.9 percent of all homes and 73.6 percent of all condos and townhomes sold within 60 days

It all depends on the area you purchase in. In Pine Hills 3bds 2ba 1300 sq ft is $70k, in good areas of Orlando, same house $130k, in great areas of Orlando $180k to $200k

4) The average rent of a three bedroom house in the Orlando area?
In the areas above, $650, $1200, $2000

5) The average annual taxes on a 3 bedroom house in the Orlando area?
In the areas above from $800yr to $3500yr depending on land.

6) The average days on the market of above house?
If a house is priced right in any area of Central Florida, not more than 2 weeks. Most sales are Multiple Offer Requesting a Highest and Best Offer, there are no counter offers. The sellers simply are picking the best offers on the table, cash offers have preference.

There are also better places to be purchasing homes for yearly leases in the central Florida area like Deltona, Deland, Orange City for low cost homes under $80k, 3 bds 2 ba 1300Sq Ft, renting for $1000 per month and netting a 12% ROI.

Vacation homes in the Clermont, Davenport, Championsgate areas sell for $200k, 5 bds 3ba, 2 master suites. These are short term rentals. If you purchase in the right community, you could be at a 15 to 20% ROI with the buyers getting a month to stay in the home.

These areas also offer low insurance, low taxes and no HOA fees.

The DC Metro is always a "hot" area. DC, MD and VA has new construction in many locales including redeveloping some low income areas. As you see for the data provided even in the most desirable areas the houses are moving when priced right. I have knowledge of a vacant house being sold to an investor for 165k and after rehab it sold for 650k.
