Owensboro has a very low cost of living so homes here are a whole lot cheaper than pretty much anywhere else in the country. Population is about 100,000 but it still has a small town feel. You would really like it here. It is only 2 hours to major cities Nashville TN and Louisville KY and only 1 hour to Evansville IN.

Florida is my choice - low maintenace costs on property

Hello Dean, I am a student plus an Insider's elite member. I have been researching the Florida area and have completed the flowing per your blog:
Umemployment rate - 10% overall.
Average cost of 3bd home in Florida - 127,000 - (jacksonville - 99K, Miami - 170K)
Average rent - (jacksonville - 750.00 - Miami - 1500.00)
Average tax - on 170K = 3000./yr
Days on market - 45 days
I have checked and there are opportunities to buy homes under 50K that little or no real work other than a general cleaning and a coat of paint. In Jacksonville, 3 large companies are moving in to the area due to the high employment rate they would not have problems finding workers that would be willing to work for minimum wage. The city posted the information in December and have already started the infrastructer to accommodate the companies needs. I do the research and working on some deals presently, and would really like to work with you and Matt. I look forward to hearing from you.

Hi Dean and Matt,

My investment area is Northern Virginia (Fairfax, Arlington, and Prince William Counties)and Washington,DC.

Since my primary investment county is Fairfax, I will present the data for that area:

The unemployment rate for October 2012 is 3.5% down from 4.1% in October 2011.
Average cost of a 3BD house varies according to the neighborhood but the statistic given by the county is --- $440,818
Average rent for the same house is --- $2376
Average annual taxes are --- $4615
Current Average Days on Market are --- 50

Arlington County mirrors Fairfax County closely. For example, unemployment is at 3.2% down from 3.8% in October 2011. Average house values in Arlington for 3BD houses are similar to Fairfax and slightly higher by $5,000-$10,000, again neighborhood dependent. Rents, taxes and days on market are all similar.

Prince William County is a less economically advantaged county than Fairfax and Arlington. The unemployment rate is 4.3% down from 4.6% a year ago November. Average sale of a 3BD house is in the range of $325,000-$350,000. Rents are between $1300 and $1850 while taxes range between $3000 and $3500. Days on Market run between 65-80.
