Are we limited?

That’s not entirely true. Most banks will only allow 4 mortgaged investment properties per person. This is not stopping you from getting creative financing through the seller or, of course, buying the property in cash. The allocated four mortgage limit for investment properties is rumored to be ten by year’s end.

Im looking to acquire a property in philadelphia, i have around 20k of cash and excellent credit.

I was a W2 employee for the last 3 years and the first half of 2008 and then i started as a self employed 1099 on the second half of 2008, the banks that i contacted for financing told me that they need at least 2 years of self-employed documentation so they can finance the deal.

Its there another way or loan products that i can use with my current financial status (self-employed) to get pre-approved for an investment property?

I have found the gentleman you suggested to me as a maryland broker is pretty savvy. I have been pre-qualified and I will have my letter next week.

I have a realastate agent, is it really necessary for me to have an agent or can I contact the banks directly for these bank owned foreclosures, and how would I go about doing that?

I’m glad Billy worked out for you!! I think it would be in your best interest to have your own real estate agent. You have to use the banks agent either way and most likely be better represented by your own realtor rather than a dual agent working for the bank.

Tax Lien Auctions

I have been doing some research on tax lien properties and I found out that in the state of maryland where I live they have them for auction once a year in the second or third week of february. for each state is it different? I dont want to wait a year to go to a tax lien auction, I really want to scope things out and talk to people auctioning the properties.

I'm trying to find financing for the purchase of rentals in the central valley of California. I know I'm looking for a private money source. What I'm trying to do is find someone to lend on the After Repair Value so I can get in these properties with no money out of pocket. I'm looking at houses that are 100k and under that are 3bd. and 2bath houses and my exit is to refi with my partners credit. His score is a 660 mid score so I know we can restructure after we aquire the property. That is our exit and if we need be my parents said they will help and they have 700 plus mid-scores. I would like to do 20-30 house in the next 12 to 24 months. Can you please help me or am I looking for a pie in the sky!!!!!!!!!!!

Hello,

I too am new to the site. Acutally my boyfriend purchased the book, but I read it, it's been my goal for the past 5 years to have real estate as investment. We currently have 3 rental properties in the NJ shore area of course that have lost major value, they are calling it a declining area. I took the down payment for each property against my primary home which is solely mine. The investment properties are joint. I would like to one get lower interest rates as well as free up the home eq loan on my home.

2nd party -because I now have 4 mortgages in my name lenders say it will be difficult to get any more mortgages for further investment properties.

Any help?

Options for funding

If you are facing financial hardship b/c loss of one income you might get help from your lender by modifying your mortgage and lowering your payments. There is not much you can do with FMV and balance of your mortgage. If you have no savings for down payment and look into investing consider hard money. Make sure numbers are working. When you get hard money you need to basically show your investment and equity. Some sources might fund your investment as high as 80%LTV, most of them 60%-70%LTV.
