i have my eyes on afew ugly-homes but ofcourse there is no numbers to contact i have noticed that zillow.com and cyberhomes are giving me some facts about the house, for instance this property i realy like, it shows it is a foreclosure 181k, now i now a bank owns it now how do i know which bank owns it? and is there a proper way to placing a bid on the property?? i know for afew facts arround here this property should sell CHEAP but i want to jump on it before any one else does and probly assign the contract. can any one please help me??

Running out of cash.

Finished refurbishing a forcloseure in sept. Tryed FSBOfor two months. tryed first realtor for 3 months. Had no advertizing, except own web site. Now on 2nd realtor better ads, lots of bites, on web ,lots of lookeloos. two unqualified rediculess offers. The bank won't refiance because of self employment, that hasen't made a proffit yet, and lost regular job last aug. am now down to holes in my shoes. Down to scraping up eniough for two mortages. dean may i have some insperation, or ideas to pick myself up,and move on to the next project.

Hello my name is Matthew and I was just looking for anyone out there with some good advice for a 26 year old college grad that has yet to secure a job in this economy with my education? Won't lie I was programmed like many others to think that my education would secure my future. I am not saying that it is not possible, but is proving to be a harder task as our economy depresses and time progress. I am very interested in real estate, but like many others have no Idea where to start, and have also accumulated credits issues due to my college education. I guess I’m just looking for someone who can relate!

I'm in contract to buy a property in Philadelphia that is already rehabbed and ready to rent.

The purchase price is $65k and I'm looking for a loan with a down-payment of 20-25%. Since I don't have two years of tax returns i'm working with my parents as co-signer.

If you guys know of a Brokers/ lenders that work in the Philadelphia area and work this type of loan please let me know .

Hi Mike,
We live in WY have decent income, crappppy credit, I signed up with the credit repair dean recommended and I have a new LLC est in May. Want to buy 2 4-plex's in SD that were foreclosed on and are REO's that have been on the market for a while now. Built in 06 thinking I can get them reasonable due to DOM they will rent (for each unit) for 1200 a month easy. Very little repair needed. Do you have any brokers that work the WY SD area that can work mircles. Would it be easier to buy under the LLC even though it is still new? Or should we just wait until the credit repair starts working? Thanks for your help.

You don’t! More than likely you are getting a higher loan to value by showing intension to occupy the property. You can avoid this by putting down %20.
