I am a really new investor. I am looking at REO properties in the Louisville, Colorado area. I have poor credit and am currently unemployed. I would like to do a short sale or an reo and have been considering a hard money lender. Hopefully I can flip the home or homes. Any advice on lenders?

Joint Venture or Partner Investor

Made an offer to purch my friends condo unit to avoid foreclosure. Occuppied by her husband and will later consider lease/rent to own/puch contract with an expected profit, + cashflow, of $400-500 per month. I just need the 20% d/p + closing costs which is around <$21k.

I spoke with all three of the brokers/lenders that Dean has recommended and all were helpful, interested and gave good direction; I mostly had questions but am WAY more informed about such things as seasoning,2ndary market lenders and am back to seeking local bank financing.

Can anyone recommend a good Mortgage Broker in Ohio

I'm a nurse who quit working to care for my mother. My husband owns his own business and works from home. Can anyone recommend a mortgage broker who will work with us or can anyone give me some advice. It seems like I'm going to have to go back to work in order for financing to work. We just completed a cash deal on a rental and want to take equity out of the house after renovations are done to purchase another.

Eqity Loans

Unfortunatly most banks have pulled back from Home equity loans. I have recently come accross an idea that may work better. Lease Option. Since the two agreements are seperate and the "Option" is limited tow on average 2 years, It may leave you free to get that loan. The bank should not have a problem with this arrangment.

credit partner w/ a 660 fico

I am in the Atlanta, ga area. My credit partner has a 660 fico. We are looking to purchase property, rehab, and then hold w/ a tenant. The obstacle is that he is not currently working, but I am. My credit has challenges, so we could not have me go on the loan for a refi. We were thinking of using hard money. Seeing that there are no longer any stated no doc loans, what would you suggest? We also would like to know if we can not go the traditinal way, how can we utilize his credit to get capital?

Heeeeeeeeeeelp!!!!!
My husband and I decided to start investing in real estate a few months ago.
We signed up for Dean's academy and began following his plans to improve our
future. The problem is, we are self employed and do not own a home. We are
looking to invest in Washtenaw Co. Michigan. Unfortunately, we have been un-
able to find a Mortgage Broker that would pre-approve us for a loan. I picked
8 out of the yellow pages to call, 6 of them were no longer in business, 1
had a recording that continuously looped, so I could not even leave a message
and the 8th one, laughed and told me they (mortgage brokers in S.E. Michigan)
no longer supply letters of pre-approval. Can this be true? Any help in this
matter would be greatly appreciated. Thanks for your time. RMP

Buying abandoned houses

If a property is abandoned and the owners are no where to be found and the house is paid for and the taxes are a little behind, how do you go about buying it. Do you just go to the court house and pay the back taxes and the house is yours? I want to learn what to do. Any advice would be helpful and appreciated. Annette from Miami

I would like to know how much is for the academy and will it teach me about REO's, short sales, etc. My husband and I have steady jobs, but bad credit due to a predatory loan 2/228 ARM from an attorney. I am trying to get this loan modified because it went way over our heads. Anyhow, I have been wanting to be investor for years. I have studied Carlton Sheets, Russ Whitney and everyone else who are not on TV anymore! I feel very confident with Dean. I have contacted the credit repair company Dean recommended but no one has responsed to me yet. I am sure they are overwhelmed. Anyhow, I want to learn these techniques and strategies and I want to know if they are applicable here in South Florida. I want to enjoy Miami like the tourists do!!! Good Luck everyone. Buying abandoned houses

Hi Annette,

First go to the county court house and have the tax records pulled for the property you’re interested in. Look to see if there is an existing mortgage/s on the property and if there are any liens as they will be in first position before you if you decide to pay the back taxes. Second, check to see if the taxes are in fact delinquent, if the property is mortgage and lien free but taxes are in arrears you can buy the taxes down and be issued a tax certificate which will prevent the property from being mortgaged or sold until your certificate is redeemed. Worst case scenario you make your money back plus interest once redeemed. Best case, you hold the certificate long enough to have the deed transferred into your name!! Every states time requirement is different, they range anywhere from twelve months to five years , ask your county clerk.
