Hi , I am in Tulsa Ok , and am in need of help . I have a property owner who has agreed to pay me a 3 % commission on 35 acres he has for sale for 2.2 million , I have a buyer interested in the property , my question is how can I get in the middle of this transaction without a licience and keep everything legal , both of these people are major players and can pay cash also the property is free and clear with no debt, so it could be a very easy and fast close. I hope to get some creative ideas soon , as this is on the table right now and I dont want to miss out on 130.00 commission .

How to purchase a short sale

I have always wanted to be involved in real estate. I took the state board exam and failed it twice. I worked for mortgage companies that went under. I studied Carlton Sheets, Russ Whitney and nothing. Paid 1,000 to go to Russ Whitney's seminar only to find out that I needed 80,000 to attend another one. I went to Nouveau Riche, but they wanted 16,000 to send me to school in Nevada to learn how to be an investor. I want to learn how to buy houses in my neighborhood. I want to learn short sales, lease options, etc. My husband and I work full time and we have bad credit and we are in foreclosure. I decided to become a teacher and now I am in more depth than I have money to pay. I have read the books over and over and I listen to the CD's often. I need a program that can show me what to do. There is a house that has new windows, new roof and a new paint job. The owners just walked away and moved to Texas. I want to learn how I can purchase that house. I want to prove to all of the dream killers that I can make this work. Where do you suggest I start?

i have my first motivated seller and i really want to assign this house but when i pulled up the appraisel on the house it said that it was a three bd rm but when i looked at thehouse it was a two bd rm and the seller said she checked with the appraisel dist. and they said that the apprais.is correct.what should i do?the buyer that i had backed out and did not want to discuss the matter any further.then out of the blue the seller contacted me again today.will someone please help me thank you janet

i saw on the internet newer homes for 2005, near or some miles from the Airport, for around 55k, how much can i rent them? is a good deal to buy for rent, or not? and how much will this homes will cost in about 10 years? the double? and how much are the property taxes for those and what other taxes have to be paid? here in CA where i live is about 1% to 2% per year in property taxes how about there? lets say of a home of 55K. thank you for your help.

If you have not yet found your own power team mortgage lender. The quickest way is to look in the yellow pages Under mortgage brokers, check for adds that says: Free Pre-Qual. Ask what there loan rates are, what loan options are available, what the minimum credit score is needed to qualify for a home loan through them. Then pick one. I met mine at a free "First time home buyers seminire". Then when you find one with a great rate with the least money down options. Ask your buyer if he already has a mortgage lender. If not say you know of one you can call. I called from my house today. Told him who I was and I had a young lady here who was wanting to buy her first home get in on the First time buyers credit. And she hoped she could get Pre-qualified for a home loan. Tell him how much the sale price is she needs to qualify to borrow. Then hand the phone to them. We did all over the Phone. And everyone is happy. Always note if other buyers and/or realtors or investors tell of one they use and note it also. My power team Realator, who sends me "Free" MLS listings and alerts of investment properties,foreclosures and bank owned properties that fit my criteria in my area just "gave" me the name of an "Investment Lender" who specializes in investment property. He actually goes to each property to look it over with you. If he sees it's profit potential he loans investors. Easy no money worry fast flip- if I'm to lazy to do the extra work on "no money down deals." As lots of these bank owned I did not find myself and lock up on contract with the seller, so need show bank funding to get. Contacts through networking works great. Tulsa newbee: How did our green country Okie do on the deal? I live an hour drive in Vinita,Ok.. Looks like a touchy way of doing things but there is a possibility of you getting a finders fee as You have a buyer, that you are willing to let the seller have your buyer for his property. A finders fee that makes $66,000 and payed in a commission of 3%- like a realtor may raise some eyebrows. One complaint from a licensed real estate agent that your acting as a realtor instead of an investor could be trouble just them checking even if all legal. Be sure to check with a Real Estate Attorney. If you don't have one on your power team yet. It is time. Update us how this turned out. Financing

I am looking to put together financing for a project. It is a 33 unit muti in Oh.
29 of the units are rented the ave cash flo is 18k per month.I will have the p&l soon.
The owner will do a 50% carry-back at good terms
To do a hard money loan I need 10% down or find investors.I am prepared to pay a good interest rate to get this done.Iam open to all all ideas I'm sure for some of you this is a no brainer.Right now I'm using craigs list to attract investors no luck yet.

Finding the loans I need

Currently I was offered a 8 Unit rental property that is from a motivated seller. It has current tenants and a back list of people who want to get in. The property grosses 56K a year in profit. The seller is only asking for $520,000. Every lender I have went to to obtain the money to putchase this cash flow property and use it to take future lines of credit on has asked me to come up with 30% of the equity. Any suggestions? Know anyone who loans, or does 100% financing? Any suggestions would be very helpful. I am in Oregon.
