I found this great site that gives you TONS of info on the property. It is called www.RealtyTrac.com. It give you REO, FSBO, Pre-foreclosure, Foreclosures, Re-Sale homes and all.

It gives you complete history on property as well as the name and contact info for the owners - even pre-foreclosures.

It will also allow you to contact the owners by sending out these great postcards with your name and contact info already on them.

It offers a 7-day FREE trial so for the skeptics out there .....give it a try, you might like it. No I do not work for them I just found their site to be very informative.

Yes you can. I signed up for the trial and I loved the fact that it gave me mortgage history, tile history, lien history, renovations, improvements and more. I think, as I always do, that its always nice to add a new reference to your list.

Procrastinating on which one to sign up for???

There seems to be countless sites that offer this information. Has anyone checked out more than one site and feel some are better than others? I am trying to get over "dragging my feet" in all of this, especially when most of these sites have a free grace period.

Greg I have checked out countless sites but my PERSONAL preference is this one. It works for me but you really have to work through a few and see whats good for you.

With realty trac it has cut down significantly on my searching for property information and such.

Hey, Anita. I've found some interesting REOs. How do I find out more info on them? They should be getting back to me with a local agent, but I was wondering if you do anything else when you're interested in a realtytrac property. (Great site!)

I also check comps with local realtor and gt them in writing and then I check zillow. Read each and every piece of data on realtytrac pertaining to that property then wait and see what realtor gives you. good luck

For all of those that use RealtyTrac.com, if you click on the blue highlighted words it will give you more and more info on the property. Theyjust added some new features as well on locating the owner.

Subscription investments

Hey all,

I know all of these sites (at least to my knowledge) charge monthly subscription fees. Have you felt like all of these are worth their investment? How much does each run/month?

Yes Jeff I do feel like it was worth the investment. Most have trial periods so you try them out and I happen to like realty trac because it fit my needs the best but look at a few to see if you find something that works for you.

Most of the companies that you are listing are not very good as investment webpages. Most of the information they provide is out dated and incorrect. When following the information in the courthouse you will find the information incorret.

I have used all of the sights you have listed and none of them but Dean's sight are correct with information.

but as I have said numerous times before, the program or website you choose to use is a personal choice, one that fits your needs. I am sure all of the sites listed feel they are better than the rest, but the decision to use or not is based upon what the user is looking for it in personally. I like realtytrac and yes, I have used 4closure alert as well. I liked 4 closure alert for a while but I just did not like it as much as this one. I am finding that on the listings I am interested in all of the info has been correct to date.

Not to slam anyones product, lets give them all a fair chance.

I have been browsing through realtytrac on their 7 day trial period. All but one property in my area was out dated and the one that was on the msl still turned out to be incorrect....it was a normal sale. So every house listed in my zip was is out dated and incorrect.

I emailed all the addresses to an reo agent and he gave me the dates of the actual 4-closure and the reo sale date. They were all in 2007!!!

I say the courthouse is the best way to go for live data..but this way will be more work, of coarse.

I tested RealtyTrac, Realty Store, ForeclosureStore and Hud.com just last week. I think I am going with 4closurealert.com I know coach is probably biased{*_*} but I heard good reviews about it too.

Hi Official Coach

I find estimating rehab cost the old fashioned way too slow. By that I mean, calling around the trades to est. what floor covering for a 1,602 sqft. floor area would cost, what it would cost to paint the interior and/or exterior of a 2-sty 3BR/2BA/2car would cost, etc., etc., etc.

At the rate repos are being snagged by investors in my local area, I am concerned this one house I am eyeballing will be sold before I can complete the proposal.

Any suggestions?

do your homework. Once you have an idea for what things cost in your area then you get eyball it and est. on the fly and put your offer in asap....

there will be other houses....learn the repair costs first so you dont get in over your head.

need help on a deal

I need help structuring my first deal. I have a motivated seller, Ive been talking to him and he wants to seel this condo 3 miles from the beach I am going over there in about an hour to see if we can lock in a deal.He is asking 395k but said he is willing to lower the price. I ran comps on the property and it came back between 500k-600k. How do I structure this. I have no money and no credit, but I am working on a couple of motivated buyers. please help
