DEAL # 19 JUST DAYS AFTER EDGE 2011

WOW !!! i just signed purchase agreement for deal # 19 only a few days after the edge event .Man did this event make me realize what was inside of me !!! the property was listed with a realtor .It was a trailer on a 1/4 acre lot wit a wide paved driveway .i looked at the listing bofore but didnt realize this was a potential deal.After listening to coach dawn Erlings presentation at the edge 2012...i found a few tips and strategies that would make these LITTLE TIN BOXES THAT SPIT OUT CASH....that i could implement.

$30,000 ASSIGNMENT FEE!!!

Hey guys just wanted to share this awesome deal I just did and hopefully inspire a few to keep pushing. I think this is my 12th or 13th deal and prior to this my biggest profit was $20,000.

This happened to be of a lead I got of my newspaper ad and it was a seller in financial struggles that own a house free and clear. It was a raised ranch worth somewhere around $200K ARV , needed about 30K in work. I locked it up for $105K and about 30 days later, I found a cash buyer who offered me $135K and we closed Monday. I still can't believe how much I made here.

Sellers can’t or won’t move any lower, especially when they have a home that is in good condition and move-in ready. Most of the foreclosures these homes must compete against aren’t in anywhere near that condition.

ooops maybe im just a little excited and still pumped from the edge but i got to tell you what i have gotten accomplished since getting home from the edge !!!! 1. made a list of material for bandit signs and buying tonight ....2.called on offers that i put in before the edge and got the runaround so i called DIRECTLY to the attorney handling an estate that i was verbally accepted.
3.called realtors in two counties to send me....as is ,needs work,price reduced mls listings .
4.reviewed all notes from edge
5.put out a for sale by owner sign on an empty lot i recieved with a sfh that i sold on lease option
6.stopped by to the sfh lease option buyers to say i was selling and WOW/...........
