another deal

Closing on my second deal tomorrow 1-14-11. This one is a single family home that was a reo. Took two months to get them to agree to my price but they finally did. Bought the place for $43000 and it appraised for $65000. I plan on painting and cleaning the place up and then put it back on the market.

I got 100% financing on this deal. I also am getting money back which I was not expecting.

I know I do not post much on here but I have been reading and studying and it is now paying off. I have learned alot from this site and I know deans strategies work. You just have to take action.

There are all kinds of deals out there you just have to look for them. Once this deal is closed I hope to have another to work on. I am working on putting in several more offers shortly.

How people can be so small minded in this world only if those people could think OUTSIDE OF THE BOX sometimes they might just be surprised with what they discover. I'm just so tired of the negativity around me and yes I have removed the majority of it from my life but somehow it seems to seep in from time to time. But I just want the chance to give yet another thank you to all on here at DG.com for the being the backbone and support for each and every individual. Because of the fact that there may be someone out there with a family member or friend that tells them that their crazy for doing what they're doing or wanting to do. The Investor’s Top 10 Resolutions for 2011:

1. TIME - Spend more time with family and friends and less time at working the daily grind.

2. SOMETHING NEW - Find a real estate agent that enjoys making “low-ball” multiple offers on a weekly basis.

3. (FINANCIAL) HEALTH - Find a portfolio lender that has more money than customers or find a “hard” money lenders with “easy” terms and rates.

4. MONEY – Spend more money (for your properties) at Home Depot, Lowe’s or Menards rather than spending that money at the mall or the local restaurants.

Just wanted to contribute to the DG family. I have been trying to wholesale for about 5-6 months. I have just closed 1st deal and this is how it went.

6 Deals in 6 months and going strong!

Just closed on my sixth deal just in time before the new year. I started this journey in June and have since done 6 deals cashflowing approx 1400/ month and have increased my net worth by approx. 250,000.

I just wanted to post this to show that it is totally possible to accomplish whatever you desire. I remember buying Deans book off the tv, I think 2 years ago in January. I was absorbing that book every day, every lunch break at work and about every spare minute in between. To say the very least I was bit by the bug, I was totally hooked. I read nearly everything I could get my hands on ( and still do ).
