I DONT THINK DEANS TECHNIQUES WORK IN RACINE,WI

I have been very skeptical of using deans techniques in my area. First of all i have no money or no credit and i dont like lying to sellers and agents about funds i dont have. Im a ethical person and honesty is important. Buyers list i think are a dud. Ghost ads are a farce and **** people off. I talked with a successful real estate agent whos been in the business for 33 years and is still successful and he said u cant belive any of junk about late nite infomercials on real estate investing. Most of it is a hoax and those gurus never invested and only are trying to sell a book. Why are they just on at nite cuzz thats when all of the simple minded people are up who get brainwashed by get rich quick programs.

Lease option tenant buys the house and I got $18k

On Friday I closed on one of my rent to own properties. 20 months ago I bought a house and put a tenant buyer in it (the same day) have been collecting rent and cash flowing $295/mo. She worked on her credit and on September 21st she bought the property. A little over 18k was wired to my bank account! She was very appreciative of the opportunity and I was happy with the result! It was definitely a win/win.

I am going to miss the monthly rent check though....

Has Dean Forgotten His Roots?

Since I am pretty active on this site, i get a lot of PMs. I feel very honored that people will approach me and say things that they don't dare say in the open forums. And I reply with what my heart says and not what is necessarily considered "politically correct". (Of course, those of you who have been here for a while are not surprised at that! It has gotten me in trouble a few times!) Eye-wink

Yes, a lot of people were disappointed over the fact that joining the IE was just not feasible for them right now. I am one of those people that just did not feel that I could budget it at this time.

One of the PMs I received said to me, " They are always asking for money for stuff here, I can barely get by now. I think Dean has just gotten so rich that he has forgotten where he came from."

You MUST do the work FIRST!!!!!

There are so many posts from people just getting started who are jumping in and JUST STARTING before doing the WORK!

I completely understand being excited and wanting (and even desperately NEEDING) to make some money! But you MUST do the WORK FIRST!

You have to know what you are doing! You can't just start looking on CL or calling on FSBOs and setting up appts to show their house and start looking for deals when you don't even know what a deal IS. Or how to find comps or write a contract or what is allowed in your state or the fact that you AREN't selling a property, etc, etc, etc.

YOU MUST DO THE WORK!!!!! This is not a get rich quick game. It is not even a game at all! You have to read the books. You have to study. You have to ask questions. You have to WORK!
