Hello DG family,
I wanted to share this with you because I know how INTIMIDATING it is when first starting out and having to build the dreaded buyer's list. This was something that was completely new to me, and I, like a lot of you are going through right now, was SCARED to build my list! I look back and laugh now, but I 100% remember the feelings I went through and what I had to go through to finally get that first buyer on my list.

So, this post is to encourage and motivate you, and know that WE ALL have all those feelings you're going through, but once you connect with a few buyers, it gets SO much easier!

It Hasn’t Failed Yet...EDGE 2012 History and Update

We didn’t know it back then, but four years ago this month, we started a new tradition at Dean Enterprises. We kicked off the first ever Gain the EDGE event in Scottsdale Arizona.

I remember sitting around the planning table with Dean and the entire team, brainstorming about what we wanted to create. We had some very specific criteria. We wanted to create an event that was so information packed that when people went home, they were fully prepared to start making money investing. We wanted to do something exclusive for our existing students.

Update- Locked-up another deal in Vegas!

As the under $50,000 SFR's are getting snatched up by local heavy hitters and out of town investors here in Vegas it's getting harder and harder to get deep discounts, but I got another one-- almost! I got it at $53,200, but if the inspection warrants it, now that I am "at the dance" I may be able to go in and get an addendum for a lower price.

I put it out to my "more retail" rehabber first-- if they decline, I'll go to my "more retail" landlord and then to one of my heavy hitters, a buy n' hold guy doing high volume-- I have 7 days due diligence, so I'll let you know when it's "sold" and the "wholesale flip" is completed.

We signed on the sale of a lease/option this past Friday. $5,000.00 down and the house is not even done yet!

Closed a deal from Highly Targeted Bandit Signs

I posted an article a couple of months back

Wanted to share that the bandit signs we put out targeting buyers brought us a deal.

We used an agent we had never met to write offers for us. We put out about 30 offers.

Got one under contract...

Then called our buyers list that we built using the Targeted Bandit Sign Technique (we placed our signs near MLS distressed properties).

We double closed the deal with a title company referred to us by our agent. Net profit $5600.

It was well worth the day we put into putting out bandit signs.
