Hello DG family,
I wanted to share this with you because I know how INTIMIDATING it is when first starting out and having to build the dreaded buyer's list. This was something that was completely new to me, and I, like a lot of you are going through right now, was SCARED to build my list! I look back and laugh now, but I 100% remember the feelings I went through and what I had to go through to finally get that first buyer on my list.

So, this post is to encourage and motivate you, and know that WE ALL have all those feelings you're going through, but once you connect with a few buyers, it gets SO much easier!

When I first read Dean's book and was told I need to build a buyer's list first, I was petrified. I had read it over and over and thought, oh no, this is awful! I had those 'no no' thoughts and words go through my mind repeatedly 'how am I going to do this?'; so much so that I waited an entire 6 MONTHS before I finally was brave enough to do it. I know, that sounds really silly, doesn't it? But, I share because I understand completely the intimidation factor.

My fears stemmed from having my 4 kids home with me, and all the noise and interruptions in the background, I felt I'd come across SO unprofessional that no one was going to take me serious. I also struggled with WHAT DO I SAY to them, all too well already KNOWING what I'm supposed to say to them, but just freezing up and telling myself I didn't know what to say even though I did.

So, after I joined the SA, it was about 3 months before I got the courage to overcome the fear. I had posted several ads on CL over and over and every time I got a lead or a number, I'd rationalize about WHY I couldn't call back and what a fool I'd sound like. And I lost all those leads

When I finally got the courage to step outside that comfort zone that was fencing me in, my heart was pounding and I'm sure I stuttered and forgot what I was saying while talking on the phone. But, when the call was over, the reality hit me, hey, that wasn't so bad! Each time I did it, I improved and eventually I didn't even think about it any more.

It took a lot of self talk and convincing myself; and overcoming that fear is what was the thing that held me back the most when I started using Dean's techniques. So here is what I want you to do if you are in the same boat as I was.

JUST DO IT! I PROMISE you, no matter what happens, you will find out that you can get over the that intimidation after a few calls. And you will begin to feel comfortable and soon enough you will have a list. Go out and DO it! TODAY. RIGHT NOW! That's all it takes. MAKING UP YOUR MIND to just DO IT! And then let no thoughts that come into your mind take you off your mission. JUST DO IT!

Thanks for that post. I am new to this, and yes I am struggling with this very issue as we speak. Since I don't have any properties under contract I don't quite know what to say to them. Why would they want to give me their information when I have nothing to offer them right now. I also feel guilty about putting out "ghost ads" to try to get buyers because I feel that I am lying to these people, so why would they trust me.
What type of ads did you put out when you got started to get your buyers list going?

I am still having trouble with the thoughts. I am making the calls, but know I could and should be really doing a lot more to build my buyers list. I just put out bandit signs and wait til they call me. I am going to start pushing through and making some calls and such. Thanks for sharing!!

Motivation

To all, I think those who have the most motivation are those that hate there job or have lost their job and their back is against the wall. I, enjoy my work and where I live so all these hoops to jump thru....? makes it that much harder to stay th course.

Overcoming the fear of the unknown

Thank you Tammy for sharing your personal feelings and experiences!
I have just started and I'm in that same situation. I believe the information overload has caused the fear where I just don't know where to begin. I can clearly observe how I occupy myself with other things so that I don't have to face the fear of getting busy with REI but I am miserable at my job and know that something needs to change FAST. That fear is paralyzing and down right sucks.

Overcoming The Fear

Hello Tammy,
I just wanted to say thanks for your post. I have this same issue right now, that's the only thing keeping me from putting a deal together. I have the fear of attracting the wrong type of buyers and not being able to work a deal with them. I have tried working with a few before and they didn't work out. I continuously wish to build another list but always find myself looking back and seeing those buyers I already tried to work with, and that stops me from trying to build another list. But as I read your post you encouraged me and gave me hope that this can be done and I don't need to fear the unknown. So I'm gonna give it another shot and see if the second time around is better than the first time as the saying goes. Anyhow thanks for the encouragement and happy investing.

Buyers want to give you their information because they want to get deals from several different sources, so you are providing them a service. Instead of putting a ghost ads you can put something like I have a system where I can find properties 30-50% off of ARV. Some people are not comfortable using ghost ads (myself included). Try to think of creative ways to advertise your services. Remember, how you feel about the services you're providing will project to the person you're talking to over the phone.

I did use a few ghost ads and found it very difficult to say they are not available any more. So, I generalized my ads to reflect more about the service I'm doing. Hope this helps you Amy!

At every level we all face fears. I think if you aren't uncomfortable you aren't stretching enough. It's under the 'resistance' in that we grow stronger.

Faith or Fear - ONLY depending on which one you use, will determine which one will grow!

Having courage is not the absence of fear, but having fear and acting in spite if it. The ability to confront our fears.

We must first conquer and master self before we can ever conquer the world!

I think anyone that has made a choice to use Dean's techniques and take action steps towards success, and are willing to keep getting up again after each thing that doesn't go right has an inner drive and determination to be successful. Turn your negatives into positives

Tony, Kick those negatives away by turning them into positives. Instead of saying my back's against the wall, say I'm going to do this to CHANGE my situation RIGHT now! Go out and do it Tony! Let no obstacle stop you and when you fail, just get back up again and keep on doing it until you succeed!

Hi Jim,
Tammy joined the Success Academy as did I. At the Edge Event last week. Dean gave us aa lesson that I do not think he intended as a lesson. He runs up a certain mountain near his home for exercise and has timed himself. He invited some people to join him and he said this time a 22 year old was right on his butt so it motivated him to push harder and with that he beat his best time. I believe that about the SA. They help by holding you accountable and staying on your butt.... Hope this helps...

Great conclusion Deborah! I too am always in competition... with myself... I strive to do better than I ever have before. And that is exactly what the success academy helped me do. Some of you may know that I have a big naysayer in my life, so the negative has been, was and is there to try to stop me and bring me down. The SA was there to keep me focused on the goal and to push me to the next level, as the mastermind will once again push me now to a new level! NEVER GIVE UP, because you will hit MANY obstacles, whether they are created by you (as in the case of this post, that fear of calling was created by ME!) or others; you need to find and make a way to drive past every single one of them and learn to 'fail' forward. If you aren't hitting failures all the time, you have to ask yourself, are you really doing enough?
