Learn the techniques and strategies to be able to apply them properly to the many different situations you'll find in purchasing properties.

There is NO cookie cutter approach!! Each situation is usually diferent in one way or another, either the house or the seller, sometimes BOTH.

Take your time and ease through the learning process, you'll need to study REI several times,over and over.

Follow the DG path thats been layed out in front of you WITHOUT trying to take a shortcut and running off in a ditch.

Great advice Mike

Great advice Mike. I think my biggest disappointment and most helpful situation was that I couldn't go fast. It gave me time to learn what I needed to learn and it definitely SAVED MY BEHIND because I almost did the things that would have ruined me. Once I laid out the plan and studied HOW to do the plan, I could see the mistakes I almost made.
Let that be a lesson to you newbies. It might not happen overnight but with persistence, education and action, it will happen. Now, GO STUDY!!!! Laughing out loud

Great post Mike, all of your posts are great. We can think of the DG path as the yellow brick road that has lions and tigers and bears along the way, so we need to slow down and pay attention to what we are doing but act and keep moving to make progress.

At least this path doesn't have poppies that put you to sleep or scary flying monkeys.

pay attention and re-read even the simple things in front of you

SO many times I see post/replies,asking where or how or it doesn't work...

YES it is there, how is anwered, and it DOES work IF you'll SLOW DOWN and pay attention to simple details.

You read TOO fast and THOUGHT you knew WHAT you read and really it's something different.

EXAMPLE:
"findcompsnow.com" YES this works if you go to the correct site, NOT going to "compsrightnow.com" 2 totally different sites

You can see where trying to speed through things will cause you problems - just imagine what will happen when you 'speed' through writing a contract and screw that all up

SO...SLOW DOWN and pay attention

Dictionary

Hi Mike,

I know this may sound silly and maybe even idiotic but im willing to sound that way to learn, i am extremely new to this and i dont know what a lot of the terms mean when it comes to the different ways of buying and selling real estate. So my question is, is there any type of dictionary of glossary that i can use to get a better understanding of them. I am attending the boots on the ground soon and i want to have some what of an idea of what there talking about. Any advice would be greatly appreciated.

thanks for that post, it almost feels like you're talking to me directly. I have been reading on this site and other books for four months already and maybe I'm not ready or maybe I am but I feel like if I just keep reading and don't do anything I might get stuck on the over-analysis paralysis and end up never doing anything. It's really great that there's a dg community that supports each other, I feel like me and the rest of the noobs and first-timers in here are lucky that there are members like you that already know the business and that's probably what pushes us to take action. I guess you're right, take action slowly and cautiously. Still, my goal is to make it happen this year.. Thanks for the advice, sir.

I have to whole heartily agree here. I see a lot of questions saying how to price an offer if you never to see a property. Putting offers on properties sight unseen is for those who have some experience in the market.

If you are just getting started, you will need to learn the ropes - all the ropes - and that includes learning on how to gauge a good investment, repair costs and the inspection process. Until you can be comfortable with the process and financially able to tolerate the risk that goes with offers on uninspected properties, then take the time and go slow.
