One agent sent me a link with mls access where I can search using key words can you give me anywords of wisdom on how to milk out deals from that I know that ai have a gold mind in my hands.

Thanks Val. No, we are not going to wholesale this property. We will re-glaze the bathtub & wall tile from yellow to white & replace the roof. Spend about 7K & flip it for about 70K. Should be a quick 10K profit!

Gary, Great job guys for getting the neighbors house and being willing to brand yourselves with your magnetic signs.
This proves the point that you never know 100% what will attract the person to you, but if you are not putting advertisements out there. You will get 100% of NO one contacting you, put the action and effort in folks!

Handyman Special, Fixer-upper,TLC, Hidden Potential, Tired, Worn out
As you search for these based on the Realtors comments it should help you get into some investor grade properties.

Where did you get your car magnet signs made from? I never though of using a car magnet. Can you also provide details on how big are your magnets and whats written on them. Thank you

I love my magnetic signs! I got the large ones from Vistaprint and they are great! I just make sure I take them off every so often to let the paint breathe or after rain because the paint will start oxidizing or get some rust starting.

As I have said before, "Cool Girls Wear Magnetic Signs!" (and guys do, too, but I didn't say that)

I had shirts, hats and sweatshirts made too.

Always "do the numbers" to make sure the deal works. Use every avenue to drum up leads; 25:1 offers; bandit signs; magnetic car signs; checking county websites for probates; pre-foreclosures; liens; judgments;
Network, put a team together; title company; lawyers; REAs; handyman, termite co.; home inspectors, etc.

That's right Kristin, so many people don't follow thru on the techniques; Dean & his team have proven they work ... & each deal can be obtained with a different technique; you never know which one will come thru for you.

I got them from esigns.com if I remember correctly because the ones on my cargo van are 36" X 24"; the car size is 24" x 12". They are yellow signs with black letters; We Buy Houses Any Condition Phone Number; This is very important, we tried different wording & colors at first, but did not have as much response as with these ... Dean & his staff did extensive research on this topic & it has sure paid off for us!
I would use a search engine & compare the prices, because there was vast amount of difference between some companies, especially for the large signs.

Thanks Carol, it's very true that simple can be better, signs, business cards, craig's list, & classified ads.

To stress the importance of having a good team behind you; we signed the contract last Sunday, 1/5/14; I sent a text to our title company, the owner replied back in only a few minutes asking for the info; I faxed the contract to her office at 1:15 pm & received a response at 2:30 pm(the same afternoon)that the file was done, & asking if we wanted to close the next day, Monday in the afternoon or anytime on Tuesday. We elected to closed Tuesday, 1/6/14 at 10:30 am ... just giving us enough time to do a final walk thru & get a cashier's check for the title company!
Now that's SERVICE!!!
