Deal # 2 - Closed today on a 2 bed/ 2 bath/ 1 car
(1595 sq. ft.)Fannie Mae foreclosure, Bought it for 36,350; put in new kitchen, appliances, vanities, toilets, paint & carpet; Spent 8K on materials & it took us about 4 weeks to remodel; Sold it for $ 59,500.
Deal # 3 - Bought a 2 bed/1 bath/carport from an investor for 35K; they did owner financing with 5K down, 8% APR 30yr with a 5 yr. balloon; Payment is $ 220/month; taxes & insurance are 112/month. Dis a Lease Option, tenant buyer put down 3.5K & is paying $ 650/month rent for 5 yrs. That's $ 318/month positive cash flow X 12 months = $ 3816 X 5 = $ 19080. Sales price is $ 44,900. So 19,080 + 9900 = 28,980 Total Profit !

Thanks Dorthy! One of the houses was a REO from the MLS; the 2nd house
we were actually buying the house next to it, when the owner saw our WE BUY HOUSES sign on the vehicle. He ran out asking if we wanted to purchase his property. The 3rd house, the owner/investor saw my wife out at a store with her WE BUY HOUSES shirt with our phone number & called ... the rest is history!
Now imagine if every week was like this one...
I like that you have used multiple strategies and I've always said it's a good idea to learn at least two or more different ways of investing since every deal is different in their own way.

Thanks Shawn! It does take persistence to put a deal together, but using
different techniques & tools to find, lock up & close deals is essential. Remember once that momentum builds up, 1 deal turns into 2, 2 to 3 & you become unstoppable! Good Luck!
Awesome work - congratulations on a stellar week. I too am working on buying Fannie properties and I have a question:
If the property has moved to Investor Status, plus has had a price reduction should I make my first bid about 25% below Fannie's asking price? I am trying to get the properties for the best price - not leaving any funds on the table. Your advise is appreciated. Thank you!

Three weeks ago we had 3 properties & now we have none ... we have the accepted signed contract back from the bank yesterday on Project # 79 ... can't wait to close & get started!
