Gary & Jill - Another one Sold !

Dropped off a signed contract on the sale of another property today. This was the house we originally bought in 2007, remodeled it & sold it for 92K.
While researching "Probates" on the county clerk's
website, we noticed that owner passed away, so we contacted the personal rep. to see if they wanted to sell, they did & we made an offer of 27K...they accepted. They had us clean out the property, so we had a estate sale & made about 2K. We also received and $ 800 credit on the HUD for a fence repair due to a storm prior to closing.
We sold it for 35K, making $ 10,800 profit ... but best of all there were some collectibles left in the attic that may just give us 4 times the profit once everything is sold.
We sold it to a CASH BUYER that jumped at it when she viewed the condition of the property, it will give her a 12.7% return as a rental. A Win - Win!

She was from N.J. & had money invested in the stock market & lost 26% of her money ... making over 12% was a no-brainer !

I knew you would sell it easily after our correspondence. I'm just sorry that I couldn't get my formulas to adjust to the target price you wanted. Sounds like a good deal.

What a great story! I know of a couple estate properties here in my town, both of them are customers of mine already...How should I approach them about their properties without seeming too pushy? Do you have a certain letter you send or do you call on the phone? Any tips would be helpful?

We normally research the county clerk's website on "Probates", check out
location, size, type, & then send a letter to the personal rep. We usually try
to contact the the heirs that are not in the area, explain additional costs of homeowners insurance, property taxes, maintainance, repairs, & if vacant possible theft or vandalism.
But since these people are already your customers, I would just make a phone call, they're already aware of you & how you do business; plus have a trusting relationship set up with you & your company. Explain the same pitfalls of taking care of the property & if there are multiple heirs, chances
are they are eager to cash out.

I did let both of them know in so many words if they would be looking to sell once things get settled I might be interested. It never hurts to put that in writing and send them something in hand in case they forget with everything happening. Only when they called me about the deceased account did I mention anything...

Great job guys, even now probates are a virtually untapped market even though Dean taught about them in the first "Gain the Edge" event in 2009. Here's a cool stat for you, there are 3 times the amount of probates in the US as there are foreclosures. Ins't that insane. That just goes to show you that one way to spell opportunity is P-R-O-B-A-T-E!

We believe that probates are the way to go, especially since some REOs can
be more difficult to negotiate. Personal reps & heirs are more acceptable to lower offers because they just want to unload the property, where as Fannie Mae & Freddie Mac stick close to the BPOs.


Just Closed & Picked up the Check !

Just got back from the title company, closed, & deposited the check. Called the out-of-state buyer to let her know & she is super excited. Everyone
is happy, it was a good deal & a good day!!!

Thank you very much, it is amazing on how many probates are out there & how
so many have a lot of equity or are free & clear. In many cases the heirs are willing to take a much more aggressive offer for cash, or may even be willing to hold paper just to get a buyer.


probates?

First of all congratulation on your deals,
I have recently joined the DG family and i have a question, i have went online to my county clerks webpage and looked under probate section but all that is listed there is the prices of certain certifications and services ? Do i need to purchase anything to be able to obtain the list ?So confused.

Since i am new to this could anybody explain me how to look for them or what is the best way to obtain them to see what is available?

Any help will be greatly APPRICIATED?

Duval County ...

...is harder to navigate than Citrus County, Fl. That link you attached just shows probate fees; go to the left margin in the center & click on official records; then click on document, you then must put in dates you want to check, then scroll down looking for a probate/petition type of document then pull it up to get the information.
Searching probate/estates can be a little tedious until you get the hang of it & what to look for ... because you then have to cross reference it on the property appraiser's web site to see addresses, beds, baths, etc. Then when you finally find one, write to the petitioner/heir a condolence letter & see if they would be interested in selling.
