I thought you had to have 40k-50k in equity to do any kind of assignment.
Guess lower amounts,also work.Does this work easier because these houses are cheaper ones ???

I would like my first deal to be a fix and flip to get a larger paycheck. I had a deal lined up and put the house under contract with the understanding one of the other guys on the net said he would fund or partner with us on these type of deals. So like a fool i believed him. So i put out the earnest money, got my contracters lined up and am ready to make that first deal.. You guessed it the guy is a flake and i am out my earnest money plus the $800.00 i spent on this guys program. If there is someone out there honest and does want to partner with me, again i am doing my homework on any deal i come up with, and you can check it out first so you would be happy with the deal first, before we go in on it, please PM me and the sooner the better for both of us. If you are simply assigning the property, then your contract must be signed and agreed to with possible assignment. If you have done that, then you figure your profit into the deal (I generally think 10% on assignment), so then you assign it for a 6K profit.
If you are uncertain on how to set up the assignment, check out the forums and information on assignments, or locate a RE atty and make sure it is done correctly. Generally speaking, you will want an atty on your team anyway, so this would be a great opportunity to get that lined up.
Ultimately, the assignment itself does not carry any fees, but you definitely want to be sure that your contracts are worded and signed correctly and that the "new" buyer is under contract so you make a profit. Otherwise, you have found a great deal for your buyer and not for you.
Good luck and keep pushing forward. It sounds like you have a winner of a deal for everyone involved if you do it right.

You will close one soon. I just know it!! May 23 was my mom's birthday. She would have been 92 last month... so it was special to me too. She always believed in me and never tried to discourage me from some pretty far out ventures I tried. You will get to take your daughter to Disney World.. maybe a little bit late birthday present.
