Hey, can you say FINALLY?? Got my first deal done today. It was an assignment and my profit was $2000.00!!!

Thanks. Well, this one didn't take long at all. It was a good deal. 3BR 1 1/2 BA townhouse in a college town. It needs painting and carpet cleaning and couple other minor things. Owner was asking $42,500. I assigned it for $2000 as is! Plus I got a new buyer. She is interested in 2 more I have!!!

Deal # 2 and possibly #3

Are in the works... I have a property that I locked up in APRIL. We have extended it twice and the owner lowered the price. It needs a lot of work. I now have it so that I will still get a profit of $1500 if it closes. I had a gentleman look at it last week and I didn't hear any more from him. I had another smaller one locked up over the weekend and he called about it and wanted to see it today. After looking at it, he said he would get back with me. He moved from Wisconsin and said he and his wife wanted to "do something" so decided he would start low and rehab houses. The one he looked at today I locked up for $4,100. The asking price was $14,700. I am going to assign it for $5,900. It has potential and he could see that and the neighborhood was not too bad. I asked him about the one he looked at last week (the one I locked up in April) and he said he was still interested in that one too.

So after showing him the house today, I went to Clemson and assigned the townhouse I locked up last Sunday. The lady who bought it said she had just retired and was interested in doing rehabs herself (with a little help from her husband). So I asked if she would be interested in another one and she said she would. So I will be sending her the information on the other two. So today I got 2 new buyers..both wanting to buy lower priced houses and rehab them!!

But I also got another seller while in Clemson. The townhouse right across the street from the one I sold had a FSBO sign in the yard with an out of town phone number. I called and found out that the owner's daughter had lived there, but got married and moved out in March. He said it needs a little work like new carpet and paint and said that if did it himself, the price would be $54,000, but if he didn't he said approx $43,000 but said it was negotiable. So I will see it next weekend when he is in town and put an offer on it. If it is accepted, I'll call the lady who bought the one across the street. She told me her magic number was $45,000 and she didn't want to pay over that amount. So, I will lock it up hopefully with enough to make a good profit and so that she will be getting a good deal also!!! This is so much fun!!!

when finding a house for a buyer how..

First off congratulation! It must be the greatest day for you. I am very new to all of this and i spend all day trying to learn all i can. I have never done a deal, I have a question, when I find a place that is for sale for 60,000. (this is not a foreclosure) and the fair market value of the property is 129,500. i am doing a no money down and then assigning it to a buyer, how do i make my money and what price do i tell the buyer i can get it for do i tell him 60,000 or do i add my money into it along with all other fee's ( which i am not to sure what other fee there could be, please tell if you know) and then tell him thats how much he/she owes?

Yes, it is a big relief and everything is starting to come together. I have a bunch of new cash buyers and a very sweet real estate agent who doesn't mind that I make low offers. I plan to buy some bandit signs online and start putting them out regularly. I have only put out 2 bandit signs. But you beat me! I remember you said you put out 4! LOL .. I like your comment about the Opportunist!
