Need Birddogs?

A while back Dean gave us a FREE - an ad to post on craigslist to find birddogs.
"You set your hours and your income.
Must have transportation & digital camera."
This is the second time I have posted it (Hint - post it under gigs - labor gigs)
I got 17 responses in 24 hours the first time. This time in about 4 hours I already have 8 responses. What I do next is send them an email saying "I need self motivated individuals. Call me after you read the attachment if you are still interested". I attach a description of what a birddog does and what compensation can be earned.
Try it! It's free! You just might find a team member or 2 or 8 or 17. . .

I hope to hear from you soon to discuss details, share ideas, and answer questions.
And this is what my attachment says:
Thank you for your interest in being a “House Finder, also referred to as a “Birddog”. I am a real estate investor looking for homes not listed with a real estate agent. If you provide me an address, and other information detailed below, and I purchase the property, I will pay you $500 each and every time. Please read the information below. If you are interested in pursuing this opportunity, let me know. I will forward you a contract that defines our relationship and your compensation. It’s that simple.
How do you find unlisted properties for sale?
“Driving for Dollars” – as you conduct your normal day, you pass lots of homes that look vacant or in need of repair. It is quite possible the owners of these properties would happily sell if presented with the opportunity. Go knock on the door, or you can look up the address on the county website, find the owner’s name and contact them. The more information you provide me, the more likely I can quickly purchase the property resulting in you getting paid. However, even if you only provide the address, I can do the research. BE ADVISED THOUGH – that you will immediately lose credibility if you send me a bunch of junk addresses. Photos of the exterior of the house, the neighborhood (no “war zones” please), and the interior of the home, if you can do a home visit, are extremely helpful.
Garage/Estate sales – Often there is also a house to be sold. Stop and ask!
Marketing – If you are serious about gathering leads and making more money, do some cheap/free marketing. Craigslist, Backpage, and free classifieds both online and in local papers are great places to put ads. Something like “I buy houses. As is, for cash, xxx-xxx-xxxx”. You will get responses! Talk to them and see what the situation is. You just found a lead. After all, how did I find you?
Bulletin Boards and Counters – Hang up simple handmade signs in the grocery stores, your church, the laundrymat, etc. Ask to leave a small stack of paper ads on the counters of convenience stores, etc.
Bandit Signs!!! – Those ugly signs on the side of the road really do bring in responses. I can tell you exactly what to put on them, where to put them, how many, what kind, etc. If you commit to doing this and it results in leads that end up in a purchase – I will even reimburse you for your marketing expense!
Network – talk to everyone you know. Someone knows someone who needs to sell their house!
OK – so the more information you can gather, like the condition of the home, how much is owed on mortgage/ taxes, what is their situation, the more easily I can move forward. Listen to what they are saying, respond in a helpful manner. Let them talk. You listen and then ask questions.
You call or --email me with the leads, the information and photos when possible; I take it from there.

finding birddogs

I learned something from Joe and Stacie Jurek about finding birddogs.
First of all, let me tell you that I love PIZZA. Joe and I have this in common.
We have shared many delicious pizza pies together.
Who better knows areas, and drives around neighborhoods as much as pizza delivery people?
Answer? Nobody.
Offer them $1.00 for every verified address to a vacant property in your area.
Also offer them $500 for every property that you purchase from these addresses.
The Jurek's asked me the question, would it be worth it to pay someone $50 for 50 addresses to potential deals in my area? YES!!!
Would it be worth paying the same delivery person $500 when I purchase a property that I am going to make $10K to $15K minimum on a buy-fix-sell property? YESSSS!
Is this great money for someone who doesn't make a ton of money? YES AGAIN AND AGAIN AND AGAIN.
Get out there and make this work!

I am going to use this wow, the script and the delivery guys, also I heard the leader of our investment group here in san diego say he contacts Gargage pick up workers too. I have been talking to the one's who come here to my neighborhood but havent gotten anything yet but will expand to other areas being that I am in an urban zone. The gentlemen said he got 17 deals last year because of that.

I am working on my first deal and will have it soon!

Thanks for posting this information. I posted an ad on CL late last night and I have had 10 people respond to the ad so far. One was a buyer who has now been added to my buyer's list and one is a contractor who says he can send me a steady stream of potential deals. I love it when a plan comes together.

I didn't use this the first time it was posted but I did use it last night. So far I've had 12 responses. If I get 2 or 3 good bird dogs from that bunch I'd be very happy!

Thanks for all the info. That is a great way to find birddogs.
Has anyone had any success with the bird doggers finding them good properties?
I have noticed for myself they usually are sending me properties but properties that are not great investments. I always have to take a lot of time with them teaching them what I want.
do you have anything that tells them quickly what we want for properties.
