Finding a good real estate agent is not always easy but very possible if you know where to look and how to approach them.
My personal favorite way to get an investor friendly agent is to go to the "all housing section" of Craigslist, search by "real estate - by owner" and then type in one of the following a key word searches: equity, fixer, investment, handyman special, or cash. The more they are trying to appeal to investors the better more comfortable they usually are working with them, and the better your chances of getting them to work with you.

Craigslis is so useful, we found tons of buyer there, just not so much Seller. Realtor sometime can be very challenge for us handle. they are not welling to work with us because the low low offer we put out. LOL it's going to be long journal. ^_^

I am newbie so hope this is the right place. I'm reading through 30 days to cash and I've called 10 offices today but they either expect my call and say I'm from a Seminar or they transfer me to a regular agent that doesn't have a clue and starts telling me there is no market for it.
I'm calling and using Matt's script but they seem to know why I'm calling, that it's even this program and kind of just brush me off...
Anyways, I did already find a cash buyer while calling agents, so I have someone willing to buy if I have a deal, now to find an agent that can get me more buyers , hot areas and expired listings... any advice would be great!

The way I found my agent was to advertise on Zillow. On the right hand side, there is a place you can advertise or comment. I just wrote: Wanted: Investor Friendly Real Estate Agent who is willing to make multiple low offers and make lots of money. Only one answered me and I have her as my REA. She is really good (except she takes lots of vacations!

Your agent will get paid once you close on the deal.
Basically, they get paid when YOU get paid.

Excellent advice from both of you on finding an Investor friendly RE Agent to work with. I have actually heard of and thought about trying David's method before; his post makes me think about it and maybe giving it a shot even more!
Shirley, your method seems to have worked also but as you said she seems to take a few more vacations. IDK, maybe you could work out some sort of arrangement with her to be her 'Broker's Assistant' to grant you access to the MLS for those times when she is not available?? And of course you would still use her services when she is, so I'm not suggesting cutting her or anyone out of a well deserved commission.

Following Dean's advice in his book 30 Days to RE Cash, I contacted a KW office and the Receptionist put me in touch with the 'investor friendly' agent in the office. What ensued was a 25+ minute phone call, with the Agent spewing a great deal of advice and generally a very good conversation regarding segments of the local market.
We exchanged e-mails and I sent him some of the criteria that Dean outlines in his book, and asked the Agent to send me about 6 - 8 listings of properties that meet my criteria. I think I found a go-getter, as this Agent sent me forty-eight (48) listings, a CMA report for those properties, and photos!!
I've got some sifting and sorting to do, eh? lol

That's the thing about my agent. She continues to send me listings each day even though she is not available. And it's not the automated list that you get over and over like some agents send. It's always new listings. She was gone all last week and I made 3 offers on her listings and I've made 2 offers this week. She is so behind on her emails and other paperwork that I have yet to hear from her concerning my offers. Other than that, she's great. I am going to ask her though about how I can get offers sent in the same day when she's away.

you are right, it's way too much with all those email and I have like 60 listing from just in Realtor, and keep coming few listing again and again, too much work. I told to pick on 10 or less for me to ready for offer. She is my agent and great realtor always know how to pick. And she just put me on auto sent, which let overwhelming. She mean well, and great lady. Good luck find motivation and smart team.

One of the things I often hear from students is that their agent keeps bringing properties that the student does not have an interest in. The agent often brings a "great" deal, but it does not meet the needs of the student.
I teach students that they must commuicate effectively and clearly with their agents. The agent must fully realize and understand exactly what we are looking for. Let them know why we are looking for a certain type of property.
Our purpose is not to be disrespectful to the agent. We want him/her to make money. Help them understand that they WILL make money if they help us find the right properties.

If you're writing your own offers, why do you need an agent to submit them for you? You can submit them yourself. If you expect agents to work for you, by doing CMAs, writing offers, etc., you should sign a representation agreement with them and offer to pay them a commission, then you will be taken more seriously. I agree with Roy. Agents want to know how they will be paid and why. If those issues are not being addressed properly, then it's hard to take investor whannabes seriously, because many, many real time investors have cash, including some who have approached me through this forum & site. I'm quite certain that Dean and Roy often pay cash for properties, and they're just some the examples of people that have the ability to do so.

Just an update to my earlier post. As Houston is such a large city (geographically speaking and in terms of square miles), we find it better to work with a few RE Agents in different areas of the city (e.g. 1 RE Agent for the far SW side of town; another for the NE side, etc.) as they are generally experts in their given area (i.e. which neighborhoods are really moving properties, where other investors are, etc.).
Well we tried to work with a 2nd Agent (in a different area of town) who had a very good understanding of what we as investors needed to due, and then hit a snag. He wanted a Buyer's Rep agreement with a guaranteed 5% Buyer's Commission and WOULD NOT even provide any 1 - liner listings with what he thought were good potential investment properties.
Well, following Dean's '30 Days to RE Cash' program, can we say 'next'!! There are too many RE Agents out there to agree to such absurd terms without them even giving us a few 1 - liner's (very basic listing info) up front.
We will continue to work with the RE Agent who is a go getter and overwhelmed us with 75 1-liners, CMAs, etc. when we only asked for 6 - 8. He is our go-to Agent in the North Central area of Houston, but we are looking to find an (expert) for SW Houston too. Oh well; we will find that person eventually!
Keep at it everyone. This will work for all of us who put forth a sincere effort.
