#2 You NEED to do

STOP trying to learn it ALL. You can't.

Find YOUR niche in RE:

Whether it be wholesaling, BDogging, SFH, car washes, laundrymats, apts, buy/hold, fix/flips, mobilehomes, billboards, etc,...PICK ONE.

Then learn ALL you can about JUST that!

You WILL avoid Info Overload and have a better chance at success in REI.

You CAN do it!

I have so many students stay that they can't wrap their brain around all the info...Don't just wrap it around one part and go do it..

Thanks Mike!

As humans we tend to complicate(I know I do)the simple things. Find one niche and learning all you can is extremely important as to not getting in the habit of chasing the next new, shiny thing.

If you look at your knowledge of real estate techniques and liken them to a tool box...When you work on a car, is it easier to fix the problem by using the proper tool, or is it easier to go around trying to find a problem that a half inch wrench will fix?

Overload

Find a niche, study hard, I mean study hard and be the best you can be at it. Don't try to conquer the world in 30,60, or 90 days, it won't happen. Stay on this site, ask questions and learn, learn, learn...Jan

I think Mike is testing us. I looked back on his "TRACK" also and don't find hide nor hair of a #1.

Maybe it is supposed to be "fill out your bio". We all preach that a lot and Mike may be one of the loudest of all on that one.

Cool advice and awesome techniques. Still looking to get deal number one done, buy I'm still in the game. Just missed 3 properties for 20k with ARV of 170. It lets me know the deals are out there and you have to be out in the open to see them or have them see you. Louis
