to help people out, I do ask to network with others, and I offer tp pay them a finders fee if they forward to me any deals that close,

and that's a shame I don't think he went out of business, he just set up shop somewhere else to vulnerable people

this housing crisis started because of greedy bankers, and greedy mortgage companies, so, as you said, BEWARE

I know of several people who have been taken by this person. I also had a very poor experience and tried to save myself from it only to be told I could only be refunded less than half of what I had put in. It was a different 'program', but the result was the same. I know we can not say names so could never say anything, but this person does come across as VERY knowledgeable, convincing, and trustworthy. Do not beat yourself up or put yourself down Tammy, it happens to the best of us.

I'm doing partnerships across the country. I don't charge anything but we profit share as action is taken and we move forward. I'm not the best at it; I've made mistakes and have gotten over busy at times. One of the partnerships I did went completely south due to some circumstances and comedy of errors that occurred; some my fault, but other stuff was things beyond my control. I feel extremely sad about that, but I can't imagine how this person sleeps at night because taking money from someone and then not following through with anything... *SHUDDER* Don't worry, Dean's got your back!

I had no idea this was going on. Just to let you know and to make sure those who have taken advantage of MY students and anyone in MY DG family know- I've put my most aggressive on non forgiving attorney on this matter.

This is MY site, My DG family.. I created this site, I pay for this site and I took the risk and worked my tail off for many many years to create the best education on the planet. This site was created for MY students to have a safe place and who need to be a part of something bigger then themselves to continue to forge forward. A place to be positive in a world gone negative.. Hearing this makes me sick and I assure you its going to stop..

If the person who took advantage of Tammy and anyone else who has taken money from my students for education through MY site thinks I'm going to just let this go, they are greatly mistaken. I told my attorney simply this "Make an example out of this person who took advantage of Tammy so no one EVER does this again".

This site is amazing and I LOVE IT.. These things happen, in the evolution of biz and development. Im not stressed over it, rather Im just going to stop it so this site continually grows for the positive.. Time to clear out the riff-raff;-)

i haven't been on the site for a while, then i hear about something like this. Thank you, Dean, for taking care of this.

Let me place a disclaimer here before i start: this is not asking or soliciting for business of any kind. it is only for an example.

i was asked and asked by a fellow local REI club member to mentor/coach her. i finally said yes, but she came after me; i never solicited her in any way. in fact, at first, i said no. i did tell her i would not do it for free and she made me an offer. i changed it a little and was very up front with her. i charged her a small nonrefundable down payment and then she will give me 40% of her first 3 deals. the down payment is payment for my time should she never do a deal. we are Skyping once a week right now to get her going in the right direction and we signed a contract for 6 months. my student was originally approached by someone who would attend the club's free lunch meetings and he lied to her and bilked her out of $130, which she did not have at the time to spend on this but she was very trusting. i wanted to make sure she had the money first. i am handling this very carefully because i don't ever want her to think i'm doing the same thing to her. she remembered that i insist on having a contract and she loved the one i sent her to sign. i also insisted she read every word of it and understand it before she signed it. she said she had to look up some of the words, but she did what i told her to do. hopefully she will do that every time with everyone. we have just started and we will see how it goes.

there are ways to do these things and be honest and care about the other person, not just yourself. Dean, if you decide to delete this post for any reason, i understand. again, i'm not looking for any students or anything else; just presenting an example of how i handled this request in the most honest way i could think of.

Thank you Dean for taking care of this. From time to time I have read in posts about one person getting burned by someone else from this site. Thank you Tammy (Zion Properties) for also coming forward with this info. I know it's hard when you can't name these people and warn others. In the back of my mind it has always made me wonder who I can trust. Hopefully this will no longer be an issue.

Thanks Dean for jumping in and jumping ON this. I LOVE this site and am glad that you aren't going to let anyone make it into their personal scamming ground. Although we sometimes veer off the path on this sight there are enough of us to pull it back and keep it headed in the right direction. KUDOS

...of the DG famaily. It's hard enough to get started in this type of business without having someone prey upon the unsuspecting.
This site has help develope some great partnerships,people who brought different things to the table & both parties have made money. Case in point, Cub(Ryan), my wife, Jill & I have done three
buy, fix & flip properties together. Ryan lives in Ohio & we are in Florida, the properties were here in Fl. As a result, Ryan averaged over 20% return on his money, not bad for writting a check.
I hope this incident does not discourage others from their path of sucess.
