It's time! You better be putting yourself in those uncomfortable situations!

As I travel and meet people all across the USA, I am often asked what is the secret to being successful with this REI investing thing? Many DG students have told me how hard they are willing to work or how bad they want this. I remember a few months back I was a speaker at a large group of about 300 students in LA.

I could see the excitement in their eyes. I could feel the enregy and passion for REI in the room. I took the time and spoke with so many people that evening and almost all students asked the same question about how to get that first deal done or how to become successful in real estate.

Well, everyone here is the secret you need to follow. It is not magical or mystical, anyone can do this. You do not need the powers of the man of steel!

The power is within you to be able to put yourself into uncomfortable situations!

Now, I did not say unsafe situations where you are running for your car dodging bullets!

Are you uncomfortable calling buyers?

Are you uncomfortable with putting out bandit signs?

Are you uncomfortable making aggressive offers?

Are you uncomfortable calculating repairs?

Are you uncomfortable networking face to face?

Are you uncomfortable with your confidence?

Are you uncomfortable with your REI knowledge base?

Are you uncomfortable calling motivated sellers?

Are you uncomfortable with asking for help?

STOP! STOP! STOP! STOP! STOP! STOP! STOP! STOP! STOP!

It's time! You need to put yourself in that uncomfortable situation! As you pick up that 500 pound phone to make a call, what is the worst that can happen? Will Jason or Freddy Krueger grab you through that phone? Of course not! So, stop being afraid.

What ever your discomfort might be, you need to work on over coming that. You may need to go to your local video store or Redbox and rent a movie like Rocky. Watch the movie and then start making calls or taking action. You can always have the Rocky theme song softly playing in the background. A little discomfort today can lead to a comfortable tomorrow!

Exactly What I needed...

Indiana-Joe I just want to say thank you because your post was exactly what I needed. I'm currently reading the 30 days to real estate cash book by Dean... I'm extremely excited to get started because I'm ready to make my first deal and I'm ready to get out of my own way. Well if you know about the book you know that he gives you homework assignments that you have to complete within 5 days. Well, I was on my first homework assignment and I had to call around trying to find a good Real Estate agent...Well, yesterday I siked myself out of it, I became afraid and I became uncomfortable before I even started but I began to pray and remember that I can do all things through Christ who strengthens me.(Philippians 4:13) Reading your post was confirmation for me. So wish me luck tomorrow, I declare and decree the in the name of Jesus I will find me an excellent real estate agent that is going to help me find those great deals... Thanks for your post Joe, you're exactly right you have to just start and go forward. I placed a ghost ad on craigslist and got a couple buyers for one of my buckets. Now their are a ton of FSBOS in my area and I just need to start that bucket also. I believe my biggest set back is understanding the contracts once I find the deal. Dean always says don't worry about the contracts just get the deal. If I don't understand them how can I close the deal? Any suggestions would be greatly appreciated.

Today at work I put myself in an uncomfortable position talking with the owner of a lot of land. I told him about my investing in REI and he said he would give me his friends info who also does REI. So after talking to him I felt I accomplished an uncomfortable spot. So excited. Thanks.

Hey Bill,

It sounds like you are off to a great start. The key is continue to find Cash Buyers. The buyers will tell you what they want, in what location and how much they want to pay. Build a buyers profile for each buyer. Then look for the deals. Look at FSBOs and also realtors. A realtor can help you with the contract which is called an offer to purchase contract. The Seller can accept, reject or counter your offer. TIP: Always remember to have a contingency in the offe to get out of the deal, in the event you can not find a cash buyers.

If you are working on a FSBO a lawyer can draft a contract for you. Most lawyers will charge around $500 or so for this service. The contracts and paperwork depend on the type of deal you do. Here is a brief summary for wholesaling:

Bird Dog - you have a bird dog agreement with you and the buyer

Assignment - you have a property locked up under contract - this is a signed offer to purchase contract signed by both you and the seller. You also then have a one page Assignment of Contract.

Double Close - you need 2 offer to purchase contracts. Contract #1 you are the buyer. In contract # 2 you are the seller. You also need what is called transactional lending to fund your contract # 1 purchase.

Most of these contracts and documents are found on DG.com under Student Resources (left side of main home page) under the Forms and Docs Section. Thanks for the comments. Keep moving forward through the uncomfort zone. Keep the faith! That deal is out there and the first one is always the hardest to do. Make sure you continue to network, pass out business cards, find buyers and advertise to find deals. This month try to do 3 new things to either find buyers or deals. Your effort will be rewarded as you gain even more knowledge and experience moving forward.

Craigslist

I don't know if it's from my recent experience with CL or what, but I haven't gotten any response from my "I buy houses" ads on CL. This is in the Boise area where it's been a hot market over the last year or 2, and in the Lexington, KY. market. Maybe it's the category I'm putting 'em in? I know we have competition of either our buyer's CL ads or other wholesaler ads. That's about it, though. I also know CL's new email reply system doesn't work right, either. I haven't tried CL here in AZ where I live, bc I don't have a buyers list (yet). Fresh, new bandit signs came in the other day for my local area, too. I've tried Backpage in Kentucky, but got 1 response I couldn't do anything with the home bc it had a low va loan balance with a high subsidy payback? That's a new one I've never heard of.

What can one do if they're having trouble with no response from CL?

Dallas - Re: Your Question about Craigslist Ads

The key with Craigslist ads are being persistent and running ads everyday as well as changing the ad for variety for a marketing standpoint as well as keeping it a "fresh" ad for Craigslist so they do not believe you are spamming by posting the same ad each day.

When you are doing ads for Craigslist there are two types of ads you run:

1. Those ads that will attract BUYERS. These ads include normal ads as well as ghost ads. It is an ad that advertises a potential deal. Maybe you even have the deal locked up, better yet. You get responses to the ad and you find cash buyers and profile them to know exactly what they want.

2. Those ads thta will attract SELLERS. These ads need to be fresh and advertise that you buy houses, you also are stating with any situation. Try to keep these ads fresh as well.

A better way to find motivated sellers is to review all FSBO ads and call landlords. When you call landlords that place ads on Craigslist you might find a BUYER or even a MOTIVATED SELLER. There are plenty of tired landlords out there!
