I finally did it. I made my first 25 offers! Even though they were verbal or by email, it feels great to finally say I am taking action! The great thing was that I followed the process of Dean's book and started with offers of 50% below FMV. My plan is to assign! It feels good!

Just keep those offers going out every week and I believe we cant go wrong.Dont listen to the negative talk of "It doesn't work"
I had one formal offer with and/or assigns denied, but the listing agent told me to come back with a new offer in my name only, and now I found a cash buyer willing to have his name on an addendum as the secondary buyer.So my point is just by having offers out, you might find yourself changing strategies to make things work.I would like to also say to keep your offers at 50% or you are going to have trouble assigning to an Investor, As I found out.The motivated sellers are out there, it's just hard for us newbie's trying to hunt them down.Once we get our system up and running it will be home free.

Thank you for your comments. It is just reality that others that have not done investing will be the ones that become the "dream stealers" of us. I just follow the process and I know if I am persistent with offers I will find a killer deal!

As a "newbie" as I am also, I'm curious to know your steps up to this point. What process did you follow and in what order? List of potential buyers, set-up e-mail for responses, develop relationship with a realtor etc. On the last phone conference they emphasized "it's all about the lists" which I believe. How did you start?

I am also a newbie and have sure made some mistakes but after I listened to Dean's conference call from February I decded to put in an offer.

My realtor advised me and we got the offer accepted.

Well this really got me going!!! I didn't have financing in place or a buyers list.

I set up an 800 number and started running ads on CL.

I also started calling all HML I could find.

I agree it's better to have your buyers list and finance options in place first but sometimes just putting in offers is enough to get you going!

Even if your not set up with buyers and you put in offers at a steep enough discount and lock up that property or just find out how motivated there, you have the lead that most Investors are looking for.Run some ads and Investors will be contacting you.It is very neat how all of the sudden you will be in the game.As there calling you, you will be building your buyers list and getting to know Investors that will lead to more and even better things.

The process I went through is I set up my 800 number, then I created a website. Then with several hits and several interested investors I have contacted and found what they are looking for, then on the specifications I have put in offers on the type of houses they are looking for. All the offers have been put in at 50%. But just like Jason said there is no specific way of doing it. Action is what matters....

i need forms of contracts

in the deans book i printed out offer to purchase real estate my questions its this the same that investor purchase agreement my name its fabio,the same happens with the assiggnmnet contract,is not complete i think is missing the first page.in the proccees the assigmnent in the book said ounce i got the buyer call the attorney give a copy the contract y phone number the buyer and he will do the rest ,.my questions its how will be the last part.i am new in this how is the close in the assigmente proccess call me .if someone wants to work with me please email me fabioaguirre77@****

I found my Realtor from a member on this website.It took me some time to get her fully aboard.Problem I have now is my agents broker at her office doesn't want her doing and/or assigns with me or any double closing transactions.So know I'm looking to do offers myself untill I can get another agent to do it for me.

Thanks to all who responded. Great info and even better...motivation. I've found a local REI group and already have received e-mails from sellers. This thing really works and even better, there's so much support. The feeling is better than a "runner's high".

Going directly to the agent

Going directly to the agent may pose the problem of agency relationships...depends on the realtors broker and or bank relationships..In PA different brokerages handle it many ways....If you are having problems finding a realtor - go to the source - make an appointment with the broker - tell them what you do and see if they can recommend one of their agents. If you get no help you can pretty much rule out that brokerage and all other affiliate offices since they usually follow the same procedure on these issues...not to advertise one agency but RE/MAX usually is open to these type of deals and even transactional licensee....just a thought...

Exactly what category did you place the ad on craigslist? I have set up a web site and also 800 # and some flyers. Placed ads on craigslist. How did you get investors? I am also a newbie, who really wants to help others in this difficult time as much as learn this technique. I understand every deal is going to be very different. I just want to get my web site some hits and calls on the 800 #. How long after setting up the web site and the 800# did it take before you got some interest? How else did you get the word out about the web site etc?

The ad on craigs list

Great question futregirl!

I have placed ads on craigslist under real estate services. I have also used the ads that are available on this site. With having my website listed in the listing as well they have gone through the website first to check me out and then left a message on the 800#. It seems to work really well. It is a matter of being consistently marketing yourself and people will start coming. Finding first time buyers too is a great way of getting leads ready to assign to.

The 800 number cost me $29.00 per month. It is through Tele Center you can google it, or the website is http://www.coatelecenter.com/default.aspx. I like it because they will email you when you have a voice mail and you can play it straight from your email.

Some people seem to feel more confortable visiting a website before calling. On my website is my 800# and I actually have had more hits from my website and then calling my 800# than calling my cell phone...

no property inspection?

it sounds like you and I are in a similar stage. I am also just getting started with assigning properties after being inspired by Dean's book. I have also paid for his training and I am almost done with it. I don't know if you also have this PMI training also but sometimes it contradicts Dean's book a bit. For example, the book says that it's a good idea to look at the property before making an offer but not necessary. The coaching on the other hand says to look at the property personally before making an offer. Who do I listen to? It sounds like a few people in here are putting in a lot of offers which tells me that they are not looking at the properties first. It's hard to go look at 50 properties and maybe only getting 1 accepted at that 30% -%50 below FMV. Anyone else a bit confused with this?

Great Martini - (i could use one right now haha) but seriously - I understand your dilemna. I too walked through every house before offering so I could figure rehab costs, but since I wasnt closing any deals I decided to do the Matt Larson technique of a ton of offers so I dont anymore. I figure when I finally get one accepted then I will check it out and decide to go ahead or not. It saves everyone a ton of time and trouble. On the flip side of that I would suggest, however, that in the beginning its a good idea to do some - its a great learning experience as far as what to look for, and learning how to estimate repair costs. Rusty this question is for you and everyone else making offers themselves verbally, e-mail or otherwise.
What is the best/legal/most appealing way to make an offer. I'm looking for exact wording and maybe some real life examples.

hey jason smith, i was just thinking about that, where i can assign a home 50% below the fair market valueand my new agent told me it is possiable and she ask me if i was trying to do "short sales" and i said yes(because i remember in deans book, he mentioned that.., and i told my agent i was pre-approved for a 50,000 mortgage loan. And she told me she would like to work with me and find these properties within my range as far perchasing cheap homes. I have a meeting with her next week, Mind you im a newbie as well and so far did i do the right thing as far as knowing what propertes fit my standards?

With me I have some buyers, so I kind of know what I am looking for. For example, a 4 bedroom 2 bath request in a specific area in town. So I am looking for as many as possible in that area and making offers on all of the houses that fit that criteria. I also know what price range they are looking for. But with any offers I make, I always go 50% below fair market value. The worse thing that can happen is that they will say no. I don't inspect the home. It would only happen after my offer is accepted. Hopefully this helps Josh.
