I get more questions from people about how I assign contracts than anything else. I decided to start this thread to answer questions that some of you may have. First of all lets tackle the hard parts about assigning contracts.
Q. Real Estate Agents won't let me put "and/or assigns" on my contract.
A. True. Sometimes the agent that has the property listed informs the seller not to accept the contract with and/or assigns. The solution is to move to another deal, focus on for sale by owner properties, or use "and/or financial partner" instead of "and/or assigns" which will accomplish the same thing without letting on you may assign the contract.
Q. People tell me that assigning contracts is illegal?
A. Do not argue with them. Simply contact an attorney that handles assigning contracts and then tell anyone who tells you it is illegal to contact that attorney. That will stop them in their tracks.
Q. Which properties do I go after to try and assign?
A. Any property that you can buy half price. If you can negotiate a property for half off the actual true value then you will make money! What's that you ask? You don't think buying a property at half price is possible? Really? How many offers have you put out there? If you have put out 100 offers and every single one of them have turned you down then put out 200. Or just quit and keep working the job you hate everyday. Don't argue-just get it done. I buy properties AT WILL for 50% off ASKING price.
Q. I don't have anyone to sell the property to after I get it locked up for 50% off?
A. Put up 25 bandit signs that say "House for Sale! Owner Desperate! Half Price! 555-5555". The house will sell in approximately 8 seconds! Yes really. Or have active CASH buyers ready to buy waiting for you. Thats what I do. I'm not going into how to get cash buyers because there is enough info already available on this site on how to do that.
Q. I don't have a proof of funds letter and the real estate agent says I have to have one before I put in offers?
A. If you don't have a proof of funds letter then go after for sale by owner properties. They aren't going to ask for a proof of funds letter. Tell them it is a cash offer.
Q. I live in an area where you can't buy properties at half price?
A. Bull.
Q. In my area all of the foreclosures get multiple offers the day the properties get listed, therefore creating too much competition to get a good deal?
A. Don't go after foreclosures when assigning contracts.
Q. In my area no one has enough equity to be able to buy a property at half price?
A. Bull.
I think that pretty much covers all of the hard questions about assigning contracts. As you can see I don't have any limiting beliefs on buying properties at half price. Just get it done. If you can assign a property that you locked up for a price that was only 20 percent less than true value then even better. Just remember that the cheaper you buy the property the easier it is to assign. The stronger the buyers list you have the easier it will be to assign properties. Don't be afraid. Don't be scared. Just get it done!

Thanks for that great post. I agree with you 110% on getting out there and making your own mistakes. I am learning with my own mistakes right now. I didn't research the market correctly in one area, and now I am having a hard time getting rid of a property to an end buyer. But, I will march on just because I need the money so bad that failure is not an option.

You happen to live in a great area to invest in. The Waterloo, Iowa Falls, and Cedar Rapids area are being watched very closely right now by many investors. Use that to your advantage. Remember you want something at half price!

I've been going from my computer to my desk; from reading some more to looking for properties. I've found great deals and I've even called a few owners; but until now I was just basically sitting around waiting for a owner to tell me he had a free property that I didn't have to work for. If you guys think the bike riding story was brutal I won't even mention the real punishment I received. That was nothing. Even the old school Marine drill sergents that you see on TV were nothing and I mean NOTHING compared to the descipline I endured as a young child thru my early teens. I am living proof of what the GET R DONE attitude can get you. I don't worry about the problem at hand, I just focus on finding a solution or a way around the problem to get to my goal.

Great idea Lane! I absorb him like a sponge! I have literally gone to his profile, did the track thingy and read everything this man has ever wrote. Copied and pasted most of his threads to a word doc and have a Matt's Motivation file for my tough days and good days. Not in crazy stalker way (LMAO) but sometimes you have to get what you need where you need it anyway you can! Everyone will have people in their lives they click with, relate to and feel what they speak. Heck if someone is where you are wanting to be......then DO WHAT THEY'VE done! Kills me why so many try to re-invent the wheel or think they have he magic button that SOOO many of Dean and his students haven't already at least thought of and tried and some point or another! LOL If Matt or Dean told me to wear a green shirt on Tuesday.....guess what Jen's wearing a freaking green shirt on Tuesday! WE all have to stop 'junking it up and just DO the dang thing!

Like you said it isn't going to come easy and you will have to pay the price of it some way or another and YES I am willing to do just that. No its NOT gonna be a cake walk so to speak but the rewards will be SOOO AMAZING!!! And that's what I'm keeping focused on is that success that is waiting out there for me to come snatch up!! And Lane I see we young cats are gonna go far! I'll even say it now for the record and Matt if you come back to read this post......Just know Lane and I are coming after you we have great plans to be the next two Matt Larson's. But I will say this I'm not saying I will have a deal done tomorrow or even next week or next month because I know I'm gonna make sure I'm where I need to be and what I want to happen before I make that deal and everyone after that for that matter, and I've been on here enough for the past month and a half and see that no matter what that you need to take action to make it happen and that is exactly what I'm gonna do and so what if it takes me 2 months 4 months.....I'm still making progress everyday because there is not one day I don't learn something. But to you Matt I will say this you have become a big success and I read your bike story and read how your not the smartest guy in the world and neither am I because all I know besides the little bit of real estate that I'm getting now......is the military and I have served in Afghanistan and I came back and found Dean Graziosi and after that I knew what I wanted to do and the opportunity thats out there and seeing what you have done has inspired me greatly!!! I'll say it's to the point that I tell my mother about you every chance I get and bring your success up and where you came from and what you had etc etc and even when I hear myself talk about your success I catch myself asking okay....why not me? why not now? I mean who's to tell me what I want to do in life?? Just like yourself I will be successful yes it make take some time because just like you it took You time to learn as well as with myself but I am determined, focused, and HIGHLY HIGHLY motivated to be successful so I thank you for the support and time to come on here to help out everyone on here to give your advice and personal experiences. One thing I'm wanting to know......How many mistakes did Matt Larson make before he got into the swing of things and got his system down and what really put him over the edge to take that "action" etc etc?? Can anyone answer that because I have my own theory on that one but hey I know I have a lot to learn and a long road ahead of me but I'm just curious!

Why do buyers and sellers need you as a third(middle)person when an agent can do all the work? And won't the agent charge less money with less paperwork?
@ qnbr940: you want to find properties that are not listed with agents; the motivation for the seller is that you can find a buyer who will pay cash and close in 30 days...
you want to find 'motivated' sellers...it's all in DG's books

What is the insentive for a buyer and seller to deal with a third party person as apposed to an agent or a realitor? How do you fill out your income taxes for income when you made money with assigment clause contracts? Are you considered an investor still or do you give yourself another label?
