I will NEVER be broke again!!!!!!!

First of all a success story does not mean everything is Rosy, it means that we were once where Shiela is now and have turned our tragedy into success. It was only 19 months ago that I was in foreclosure and on my way to homeless with 7 children, no food, utilities being shut off one at a time and no hope just like Shiela.

Like many of the students I post my success stories to give people like Shiela hope and encouragement that she can do it too!

So by posting these stories we are actually helping Shiela. She has everything she needs to succeed in the academy, the books and on this forum it is up to her to put it to work.

Shiela we are rooting for you and here for you. You have to take everything that you are learning and complete it one step at a time. This is the inspiration we need to keep moving forward, as being frustrated and giving up is not an option. I truly believe that if we keep our eyes on the target, we can maneuver around the obstacles to stay committed in reaching our goals. It's good to hear that you also had bouts of denial, fear and discouragement but you had hope and you would not let difficult times stop you.

SoCaREI or Debbie downer as I like to think of you. Carol has helped so many people on this site it's not even funny. You need to go take a long look in the mirror and ask yourself where all this negativity comes from. Many of us are here to get away from that exact kind of negativity. We all have our own desperate moments here and we work through them with each others help. So please lighten up a little. Let Carol have her bright moment. She deserves it so much just as Sheila will eventually have hers too if she stays with it. And for goodness sake. Stop stomping on people here. I don't normally get involved when the talks go sour here but I've just about had enough of your attitude.

You mentioned that your home is heading for foreclosure. You should research this website for investors in your area who might be willing to help, where they might be able to purchase the property and resell to you later. The second time your mortgage may be much lower. You are new to real estate investing. There is much you will have to learn. We have all crossed that bridge before and have many more bridges to go. Persistence and purpose is key. God Bless.

I have built my buyers list but I'm afraid to bid on something, what if they back out? How do I know it's a good deal. Do I go by the After Repair VAlue or the Fair Market VAlue. Do I bid 65% below one of those to get my bid price? I have been looking at the MLS which is flooded with Bank Owned in NJ and most are selling close the asking price! Should I just look for krappy looking houses and talk to owners to do my assignment deals with?

I feel that faith is what keeps me going. Sometimes I think that maybe this is not for me, but for some reason I keep at it. And I think that it is my faith that picks me up every time I fall. And it inspirations me to know that the gurus had a rocky start, and probably went through the same issues I am going through now. Thank you for inspiring me. I like your poem.
