Comparatively, the competition is slim to score great deals with PROBATE real estate. Yet, most people seem to avoid probate like the plague.
Dean says that he avoided probates too, for awhile, but admits that he was wrong to overlook this area of investing.
In actuality, it's a great service to perform the due diligence -- as a bird dog -- and step forward to provide estates with solutions. It's where I am personally starting.

I've been reading different forums here for about a month now soaking up & relating to various topics, I love the positive environment & wealth of information!! I was in another town today - 'bout 35 miles from home - and say a house with a FSBO sign in front. It was obvious no one was in it (good sign) so I called one of 3 numbers listed.
Here's the deal - I talked to a family member who said the house had belonged to his mother and she had passed away and the house was to be sold and the $$ divided among the 4 kids - he was 1 of the 4.
The price was a bit high for now -- but he did say they might come down some.
No, I didn't make an offer on the spot, but I did find out who the "main" one was that I needed to talk to to get more info. on the house itself (the brother really didn't know much about it).
So...just from a FSBO house I found a house that needs to be sold due to a death of the owner.

I'm only at the first step of researching the ads before heading to the courthouses. I am trying to make sense of what I am reading.

We thought we had a good one last month, but after the research found lis pend. was filed. I called the heirs & they were anxious to sell, but the debts were far more than then what we would pay for the house, so we just walked.

Really just looking for a network of others in the area that might be able to offer some insight. I have found our local probate site but I need to get some numbers to plug into the system to find what I am looking for. Their is no date range search so by clicking on just random numbers I ran across someone that had passed in 1987. I was like OMG, how old are some of these records, lol.

So, anyone who benefits from shared moments of my journey (or from my eventual success , where I vow to pay his kindness forward ) know that he was instrumental on my personal path. If I make a difference, then he is making one through me.
Dean Graziosi provided the vehicle. (Couldn’t go anywhere without that!) Tony Policci buckled me behind the wheel and sent me on my way … by investing some minutes of his personal time and testimony, a few kind words, and his very contagious compassion.
I have never been skeptical about REI being the way to financial freedom. But, I was (indeed) the consummate skeptic about the barrage of middle-of-the-night infomercials and which ‘guru’ to follow. I picked Dean Graziosi, in part, because early on I saw who he was surrounding himself with … and that spoke volumes. People like Tony Policci.
Tony Policci … your heart is your Kevlar (… it’s that stuff that bullet-proof vests are made of, folks) and your value to Dean’s organization far exceeds an occasional misstep or its ripple-effect by e-mail. You do a great job. And it's clear that you "care" in the compatible Graziosi fashion.

I think it is more of a information overload then anything , But I am going to paste this information below and I was hoping someone with experience can look through it and tell me what the important information is, what they would do, and how to proceed. Having said that I have not went yet as I am at work and was trying to be proactive to have a better idea of what to look for.

Once again a smile and a giggle. Its funny how when you try something new you get excited about something. I found it funny how you honed in on how I did my search.
OK, so Dayton Daily News is a very large paper, so I just assumed that they would need to file those NOTICE TO CREDITORS in the big papers for more exposure. I will look in some of the smaller papers and see what I find and then refer back to here for help.

I did a search and I am coming up empty handed online for a local little newspaper. I am certain they are out there I just have to go looking. This will be one of the things I will do this weekend, as well as scout my local neighborhood for deals.

Finally I made it, Sorry but I still have a "Just Over Broke" thing in other words a JOB and until now I was able to see the amazing reply you put in.
The amazing part is that I really believe you will do it by the way I just print this page of your post and I will frame it and will keep it for life, is incredible how this web page has allow us to connect and help each other to obtain a better future. I went through paper today and started highlighting Notice of Trustee sales. Going to send 60 or so letters. Have you gotten any probate deals?
Don't let something temporary, keep you out of the game permanent.
