Comparatively, the competition is slim to score great deals with PROBATE real estate. Yet, most people seem to avoid probate like the plague.
Dean says that he avoided probates too, for awhile, but admits that he was wrong to overlook this area of investing.
In actuality, it's a great service to perform the due diligence -- as a bird dog -- and step forward to provide estates with solutions. It's where I am personally starting.

Have been absent for awhile..working on my new challenge Set For Life program

I am planning on doing an assignment with my first probate property. Once I get the property under contract and pass it on to my buyer, is it up to me to have the closing all lined up? Is this where a title company comes in, and if so how do I go about getting one lined up? Does just calling them work? Thanks in advance for the help.....

I was in another town today - 'bout 35 miles from home - and say a house with a FSBO sign in front. It was obvious no one was in it (good sign) so I called one of 3 numbers listed.
Here's the deal - I talked to a family member who said the house had belonged to his mother and she had passed away and the house was to be sold and the $$ divided among the 4 kids - he was 1 of the 4.
The price was a bit high for now -- but he did say they might come down some.
No, I didn't make an offer on the spot, but I did find out who the "main" one was that I needed to talk to to get more info. on the house itself (the brother really didn't know much about it).
So...just from a FSBO house I found a house that needs to be sold due to a death of the owner.

Update on the scenario I quoted above....dropped by this house again one day last week and actually made an appointment to go inside the house and take a look. Didn't let the guy know I had talked to him on the phone before so it was as if I knew nothing. They were still asking the same price ($40,000) but, again, he said they might come down some. More information was that the house has been empty for about 3 years (another good sign!). I gave him my card and told him what I did and that I had to have some "wiggle room" for profit myself and that, if they were interested in talking it over, to give me a call.
Well, today I got a call from THE sister telling me that they really needed to sell the house and be done with it. After explaining the situation to her as I had with her brother (assignment) I told her that I could only offer her $20,000 to which she said, "I'll talk to my other family members, but I think they'll agree."
HELLO? Wow!!!
She said it may be Monday before she calls me back, but I have hopes that they'll say "yes" and that I can find an end buyer quickly.
All of this from simply calling the number on a FSBO property.

I just met a guy at the local REIA club that works with the city in the probate dept. He has just showed me how to access the county records as well as the local legal paper and where and how to find probate deals.
I was wondering if any of you that are involved in probates has a specif letter that you send to these individuals offering to purchase these properties?
Any help would be appreciated.

I usually break the ice with a short, hand-written, note ... sent to the Personal
Representative of the estate. I express my condolence for the loss -- and I
share that I can help with expediting the estate out of probate. I include my
business card (which shares my website address, and explains everything) and ask
them to hold onto it until they are ready. If needed, I follow-up later with a call
(which seems less intrusive, I think, after the ice-breaker) or a more traditional
business letter. Pick and choose from these suggestions, if anything seems like
your particular style.

Talked earlier on this thread about canceling a probate deal because none of our buyers were interested in the area for the price we had it for. So we cancelled the contract with the attorney.
Well the attorney called us a week after that and asked what would be a better price for us to purchase it at. We told them $12k. We orginally had it on contract for $17k and planned on selling it for around $21k.
So we got it under contract again, sent it out to list of buyers and had one locked in for the price of $16k. Then it took forever for the attorney to close on the deal because he was to busy running for office. So 2 months later it actually closed which is today 12/13/10.
We made $4k in assignment fees to be split 2 ways. So $2k for each of us. Just in time for Christmas!! Waiting to close sucked since I am super impatient but it was worth it.

I was curious what is the best way to find the address of the real property that was left behind... I have no problem finding the address if there is a will, but sometimes there isnt one.
Also Sometimes its listed in the deed of distribution ( available to me online )
Is there another specific document I should be looking at that always lists this information?
