PROBATE PROFITS ARE ALIVE AND WELL !

Comparatively, the competition is slim to score great deals with PROBATE real estate. Yet, most people seem to avoid probate like the plague.

Dean says that he avoided probates too, for awhile, but admits that he was wrong to overlook this area of investing.

In actuality, it's a great service to perform the due diligence -- as a bird dog -- and step forward to provide estates with solutions. It's where I am personally starting.

Your approach sounds good too tho...There was just so many in the paper. I kept saying ok this should be good...then saying well maybe I'll do the next page too...I'd hate to miss a deal because I looked over 1 then that led to more which led to more...now I'm just tired from squinting my eyes looking at that paper lol

Ok, I haven't ventured into probates, but this comment struck me. It seems EVERYTHING is different here in California. Do you have an idea of where I can find out about the oddities of CA regarding probates? CA is a PITA. Barf!

WOW is all I can say - you both are really getting after this business. I am a newbie and am reading these posts for inspiration and direction. There are an unbelievable amount of probate properties in my county. I just need to know how to go about approaching the owners, how to market my business, etc. Do you have Dean's Probate Finder? I need details as to how to begin. I cannot afford mistakes. Can you share insight as to how you started and how long it took before you could leave your paid employment and work full-time in the business (my personal goal) ?

Sounds like you are doing very well in this arena. Two questions for you: 1) Can you provide sample letters you sent to Attorney's and Expried Listings?
2) My husband is an Attorney, works for a law firm that does Estate Planning. I know he deals with Probate stuff all the time. Just don't know if I can legally get information from him, since everything is confidential. I know he would also be concerned about his reputation if he passed a "lead" along to me and I screwed it up. He doesn't even want to get involved in my investing deals right now because I don't think he has enough faith that I can do what I'm trying to do. He comes from a family of Real Estate Investors and Attorney's, but they have acquired all properties(40+) doing things the good 'ol fashion way. He also has his LLM in tax law, so he could be a very valuable resource to me once I prove myself. Let me know your thoughts...

Attorney Don to answer Probate Questions

Hi All,

I just spoke with my husband the other night about getting involved on this website. He is full of knowledge, but is a very busy man. He wanted to know why he should spend his time answering people's questions for free. I told him because I KNOW he will generate tons of leads through this site. He will also be helping people out that will be able to work with him on many different levels. He is a REALTOR(for family business ventures mostly), He is an Attorney(both RE and Estate Planning(deals with Probate stuff all day long)) and he is a CPA with an LLM in tax law. I know he is going to be very valuable to me once I get going. He just doesn't want to "tarnish" his reputation by getting involved in something I am trying to put together without really knowing what I'm doing.

He comes from a REAL ESTATE FAMILY...all syblings are Attorney's, one is a Realtor. They have made their money investing with their own money...not others. So he is a bit nervous I am going to ruin our credit. He started saying he was going to set up an LLC and write a contract about separate credit...Basically to protect us in case I screw up. I know if he starts getting involved in these deals, he is going to be a huge ASSET to me and alot of DG members. With that being said, if anyone could use to get him involved, he is licensed currently in AZ and Iowa. He passed CA bar in several months ago, submitted paperwork, expecting to be licensed by Jan.). He is also AZ realtor and CPA with LLM in tax law. Also has reciprocity in CO. from AZ license, has submitted paperwork(doesn't need to take bar). I feel like I'm trying to push business for him, but really I'm trying to get him involved in deals so he can help not only me(right now he is just too busy), but others DG members! Eventually he will leave the law firm and be my partner. That's my hope anyway. So, if he sees leads coming, I know he will be alot more willing to answer all the questions posted to these forums. Seems there is a HUGE need for legal advice... Let me know your thoughts.

I agree with you G2G... So many people have no info on their bios at all and that is frustrating. At least locations so you can see if they are in your area and having success doing things a certain way, possibilities for REI clubs, etc.

all set & ready to go

Hi everyone. All the info on probates has peaked my interest. Especially since I heard they out number foreclosures and are so overlooked. Is anyone familiar with the process in the St. Louis, Mo area. I have the Automated Probate Finder system from Dean and am in the process of setting everything up. I also have my 24 hour line set up now. So I guess I'm just trying to get any other advise I can on where to go from here. Any help is much appreciated.
