These Frustrating Realtors!!!!

Man, I have been looking for a realtor for a while now and I keep getting "I don't work w/ investors", "I don't work w/ new investors", "I am not a good fit for you", "I don't see the benefit of working w/ you" and a bunch of other crap.

Just in case you are wondering I have connected every realtor on my REIA Vendors list and only one has called back and even he wasn't interested in working w/ me. Like WOW really!!!!!

I know this isn't going to be easy, but anyone else running into the same problem I am.

Oh yeah, I did forget to mention the one who wouldn't mind working w/ me if I was a cash buyer or had cash to purchase properties. He even suggested I use my husband's IRA not b/c we don't have one and the other suggestion was to get a HML. Not interested in doing that either. I am looking to do wholesales w/out using any of my own money or taking out a loan.

So frustrated but still trying.

Yea, so one of the most common themes on this site is about building your buyer's list(s) and collecting (by carefully screening) cash buyers; or for that matter anyone who can present proof of funds and are actively looking for deals. And while wholesales are one great method to use, it's also been repeatedly suggested that you consider the "bird-dog" approach, in either case you don't actually need a realtor/agent as of yet and you can still get into the game. Hope this at least points you in a helpful direction, anyone else care to chime in? Smiling

No Buyers List Here

However, the realtors that don't want to work w/ me do work w/ many cash buyers, or so they say. So even though I don't have any cash buyers I have come in contact w/ at least 3 realtors who do so I guess I know who to go to when I do come up w/ a deal.


Realtors

Call a local broker who is not a nationally recognized firm. They are usually willing to work with you. Second, you can call a larger firm and find out who the, "Newbies" are...Newbies are hungry.

Third, don't overwhelm them with everything you want to do all at once. If you don't tell them you have know money, they won't know it. Besides if you've built your investor/buyers list - you do have money and can act accordingly.

Only call Remax or Keller Willams they are the only two companies that teach their realtors that working with Investors is a good thing

I agree with John 100% about supplying your realtor with too much information. These realtors do this job to make a living so they would rather work with some one that says they will close themselves. If some one comes up to me and says I have no money buy I will use some one elses money I say GREAT, come see me when you have that money.
Just tell them you have cash and if they can supply you with great deals they will have all the money they need at closing. Fake like you have cash now, act like a professional now. You buy real estate and make money doing so! Right?

Get a proof of funds letter for a good transactional funder!

Help with Realtors

I know how frustrating it can be to find a great real estate agent but take it from me it is worth all of the pain and time it takes to find one.

Whenever I start investing in a new area the first item on my to do list is to find an incredible agent. It makes all the difference in the world to my business. I usually have conversations with 20 agents before I find one that I feel will be able to really help me.

I totally agree with not giving up to much info in the beginning. I would keep it simple and say something like this, "Hi my name is Ryan. I am an investor here in the area. I am looking to buy 1 or 2 properties with cash on a monthly basis. Where can I go right now and purchase a home, fix it up, sell it and make 20k net profit?"

This sets the tone for the entire conversation. If you are doing the fast cash strategy you should have cash buyers already set. There are several companies that can help with a proof of funds. I would suggest looking at www.insiderscash.com and wwww.coastal-funding.com. Good luck!

it is so hard to find a good realtor willing to help.

I did the same mistake you guys are talking about when I gave to much information to the realtors. they will go running scare when I tell them about assignment of contracts or double closings.

I am still looking for good realtors here in Miami and I know I will find some good ones I just have to put some more time on it.


Another idea

Another thing you can do is leave open ended questions. For example, ask them what other investors in the area are doing to have success. Ask what their recommendations are in terms of price points and location. This strokes their ego, and shows the agent that you are respecting their experience and knowledge.

With that being said, it is very important to come across as confident, but not cocky...assertive, but not arrogant...and humble, but not weak. It is a delicate balance to work, and that is why Donald Trump's book is called "The Art of the Deal". Sometimes you just have to find the right balance. And more importantly, just like Ryan said, you may have to call 20 if not 30 or 40 agents to find a good one. It is definitely worth the effort though!!

While they have some legitimate uses (like bookends on my mantle), for the most part,they are an arrogant group of people who think they know more than they do or are only interested in doing business with you if you are buying house in the traditional manner. Most real estate agents stop learning the day they get their license (sure, I know about continuing education, but it doesn't seem to help most of them). Anyway, you look like a smart cookie and you shouldn't allow real estate agents to stop you from real estate investing.

(Yes, there are exceptions to my real estate rant and I have met a few great agents in 30 years; I just am not willing to pin my future to a commissioned salesman who has a state granted monopoly.) The only person that has my best interest at heart in real estate is ME.

this is what was recommended to me...

Call Real Estate Offices first thing in the morning, and you will most likely get hold of realtors who are willing to work hard.
Also, you can call the real estate office and speak to the office assistant and ask her who the realtor in that office brings in the most deals. Call that agent and say something like: Sandra (or whatever their name may be) said that you are the best realtor in your office (Ego will already be up there!); I am an investor looking for a realtor who can help me find some properties.... (tell her/him what you're looking for)...

LOL!! "bookends on my mantle" LOL!!! I agree with Bill on this one. I have done all my deals without a realtor and had success. There are a bunch of lazy, know it all realtors where I live. I am not speaking of our great investor friendly realtors here on the board. lol. I have had a couple realtors and after a week they figure it is too much work for them so they leave. I just want to make money with no hassles from a realtor. If you can find a investor friendly realtor who understands wholesaling and working with investors...then you have something there.
