I have enjoyed reading the strings on this subject. So much help and insight. Thanks to everyone for the help on this topic. I agree with michellesaseyks, awaterloo you are amazing. It is important that your agent knows he/she is looking for and willing to send YOU properties to look at. What you do with those properties, is up to you. When asking for the list of cash buyers, an advanced search on the MLS is a simple thing for them to do. Once they send you a list of properties and you have selected the ones you want to pursue, ask the agent for a CMA report (Comparative Market Analysis) for those and go from there.
When you do complete the 30 Days Quick Cash Formula deal, do 2 more things. 1) wait until you are home with your check cashed before jumping up and down screaming and 2) call the advisory line and tell your success story so it can shared it with other students.

UPDATE: I did manage to get in touch w/a very investor-friendly agent today who said all the right things and had the right kind of attitude. Funny, that I talked to an agent right before him who said that making $20K-$25K profit in Wichita isn't happening right now. Then REA Paul calls and says that he just helped a couple of people do just that and MORE! Not only that, but he didn't mention getting pre-approved from a bank ONCE and already has sent me multiple listings to look at. I still need to send him the follow up email w/the 3 requests.
Just some words of encouragement for those of you still trying to find the "Perfect REA", keep looking b/c he/she is out there!

This is great! It sounds like everybody is starting to find the right REA. Its amazing how you just "know" that person is the right agent once you speak with them. For those of you who have found your REA yet, just keep calling and you'll know that you found them right away just after talking to them for 30 seconds!! I actually found 2 REA's. I have gotten information from one of them so far and the other just called to follow up and tell me that they'll have over the requested items by tomorrow.
I am almost ready to move on to the next step!

Finding the Perfect Real Estate Agent can be intimidating, especially when you don't know anything about real estate and you feel like the inferior party. I know I did. Doing what it takes to be successful in this program does require that you step out of your comfort zone (some times waaaay out) and make attempts that make you feel uneasy. Many times the reason we feel so inferior is because we simply lack knowledge and experience. While experience is only something that can be gained through experience alone, we can always do our homework and research the topics that are troubling us at the moment.
How I overcame feeling inferior was by seeking answers to my questions (how exactly do I get paid; how can I "buy" the property from Joe for X amt and turn right around and sell it to Sue for X-plus amount, why wouldn't Joe just sell it right to Sue for the X-plus amt; what is a double-closing; etc). Once I got the answers I was looking for, I felt more prepared and certainly more knowledgeable about the goings-on in real estate. Where did I find my answers? Right here on this website! Just do a search on any topic and you're sure to find it! If not, then ASK! Someone will answer!
Build your confidence by building your knowledge, so that when you finally do talk to an agent, you don't have to pretend you know what's going on b/c you DO know what's going on! This has helped me immensely.
Get our of your comfort zone, it's worth it. Just to give you something to think about--how comfortable is that "comfort zone" of yours? I know mine isn't all that wonderful since it keeps me living barely paycheck-to-paycheck. Is it really comfortable constantly wondering how or if you're going to make the next month's mortgage/rent payment or put food on the table?

I have been sitting at my desk all day working on this stuff, and been monitoring the threads. I just want to say, michellecaseyks is right! We are all family! I have never been as motivated an excited by a thread as I have been with this one. Thanks for starting it. Together we are all going to prove that Dean's Rock Bottom system work. Who knows, maybe we will be his first testimonials! Another part of the first sections assignment was to discover your whys? Why are you doing this?

I want to leave my current job as a Realtor and as an airline pilot! In a way, being an airline pilot is un-healthy for having a family and a relationship. The reason is because I am gone all the time flying! Plus, you live an unhealthy lifestyle of bad food, weird hours and long exhausting days. I want to be free from this job. Another thing is that website www.totalviewwebsite.com is a great website. Have you checked it out yet? I valued my parents house. I used that website and compared it to a CMA that I did using real Chicago MLS data. I was shocked to see how close this website was to what I came up with. It was pretty awesome. Have you found the information to be fairly correct with that?

It sounds like your agent is confused what you are asking. I'd start looking for another one. Just remember, you're not asking for his clients/customers. You're askin for a search list that he can pull up in the MLS.

I just started part 2 of the quick cash system. I am having a lot of fun with it and I am getting the results that Dean said but following the exact steps outlined in part 1.
A couple tid-bits of advice that I discovered when searching for the addresses of the properties that your REA sent you. Each county usually has a 1) Assessor 2)Treasurer/Controller 3) Recorder. With most counties you can find the billing/owner information and address on either the 1) Assessor's website or 2)Treasure/Controller.
The Assessor is the part of the county that determines how much to tax each property. The Treasurer/Controller is the one that generates the invoice for your tax bill.
I have found that the Assessor's website is the best for looking up the properties because it has multiple search fields when searching for your cash list of properties. You can either search using the Address of the property / Parcel Index Number / Legal description of the property. Since the list that I got from my REA only had addresses, I was able to just search the addresses. Once I found the correct place, I printed out the information that had the owner's mailing address and put it with my records.
Another cool thing I did was when searching the county records, it pulled up a list of properties near the one I was searching. I was able to see the owners from those properties and from there I additionally clicked on properties that had owners listed as other LLC's, Corporations, Holing companies. I figure this is a numbers game and the more people we reach out to the better we will be. If your county displays its information like this in a list, its an easy step to add buyers to your buyers "bucket"

It may vary between everybody's real estate agent. Mine is literally a half piece of paper with 20 addresses on it. Mine has the price it sold for, when it sold, the approx sq ft, the listing price, and the MLS number. My agent also printed out the listing sheets which have a ton of information on them as well, such as room sizes, appliances, heating/cooling systems and even school districts. Plus there is a picture of the house on it and the agent included interior pictures of them. Hopefully your agent will give you the same.

Just heard during Dean's 6 hour marathon today that he's adding the Hotline to RBBP subscribers for a year. THANK YOU, DEAN! This will really help in answering questions/concerns as we progress in putting deals together and making money fast (by assigning the contracts). Now, to learn how to buy at 30% UNDER the bottom of the market!

It was actually a Live Webcast featuring MANY of Dean's top students/partners. It also featured live CHAT between fellow investors and members of Dean's team. IT WAS AWESOME! There will be another one happening on Saturday so look out for it. I'm sure they'll be emailing the link out before it happens!

I just read this entire thread and all I have to say is wow! I purchased Rock Bottom Blueprint on Monday night, which I believe was the first time Dean released the product to the public. I was very excited to get started. I had been watching his 4 videos over the last week and I actually bought Rock Bottom Blueprint only after seeing video 1. I was very impressed with just the 1st video that I bought after his live call on Monday night. Since I purchased on Monday, I have went back and watched all 4 videos. If you haven't seen them, you should check them out. Dean is cooking in the 3rd video and it is great!
Anyhow, I have been fighting to find time between watching Dean's 4 videos to win the house he is giving away, and skipping out on part of my work day today to watch the full 6 hour live internet broadcast, that I actually hadn't jummped into the 30 Days Quick Cash until today. By the way, the live broadcast was great! Dean led me to DeanGraziosi.com on Page 1 to get signed up here, and I saw the thread for 30 Days Quick Cash, so I decided to read.
I wanted to give a big thank you to Awaterloo for all his postings because he has added a lot of valuable information to this thread that I did not know or realize before reading the thread. Although some it is already over my head, since I am new to real estate investing. The only thing I know about real estate is the part about being a new home buyer, since I recently bought a new home.
Awaterloo - Do you think it is a good idea to ask my real estate agent that was trying to help me find a home to buy, to help me find good deals on properties? I did get the builder that I bought my new home from to pay him a commission even though I didn't buy one of the houses he showed me. I decided I wanted to get a new build and be able to customize my home, but I felt bad for my real estate agent because he had spent time showing me a few houses, so I told the builder that I wouldn't buy a new home from them unless they paid him a finder's fee type of commission. I don't know what the technical term is for the commission they paid him, but I am sure you understand being a real estate agent yourself. That is why I am directing this question towards you.
I am glad everyone is so open and postive and willing to help. I already feel better knowing that I have a place to ask questions with other people going through the same steps as me. Ok, I am going back to Dean's video on Page 1 to keep moving along. I look foward to seeing follow up posts to my post and hearing back from Awaterloo.

While you are waiting for Awaterloo to answer your question, I will give my little 2 cents on the matter
I had the same question about using the same REA that had helped my husband and I find and purchase our house/duplex for this venture. Turns out that not all REAs are investor-friendly. Although our previous REA was very helpful when helping us find a house to buy at "retail", he just didn't have the kind of mindset we were looking for as investors. The tip-off was him asking us to obtain pre-approval by a bank before he would even conduct an MLS search! He also couldn't/wouldn't help us narrow our search down to a specific area of town. When we asked what part of town was hottest for investors, he basically said "everywhere" which I knew wasn't right.
So utilizing Awaterloo's advice and the guidance given through the Quick Cash Formula, I continued calling other real estate offices using the script and criteria supplied in the Quick Cash Formula to find the "perfect REA". I finally did! The REA we talked to today said all the right things and only asks questions pertinent to our business dealings together (he NEVER asked about financing, our exit strategy, or even why we needed him to forward us the cash buyers list via MLS). So far, this REA is the epitome of "investor-friendly"!
If you don't want to appear like you don't know what you're doing or what you're really looking for, simply take time to watch and re-watch the video in the first page of the 30-day Quick Start Formula and write down the main points about finding the perfect REA. I wrote down the following points on an index card to use as a guide for the conversation to make sure it flowed smoothly and felt natural:
*have REA tell me what price range I'm looking to invest (what price range of houses are selling best right now)
*Where are the hot spots in town; where are investors most active?
*LOOKING FOR: starter homes; "as is"; vacant or foreclosures; had price reductions.
The info and criteria supplied by the QCF (Quick Cash Formula) and the contributing members in this thread really helped me to sound like I knew what I was doing and what I wanted--so much so that our new REA thinks we are doing this full time out of an official office!!! We have yet to close our FIRST DEAL!!! GREAT STUFF in the QCF and on this website!
My advice to you about your REA is to run him through the same criteria given in the QCF. Be sure he'll be willing to submit MULTIPLE low-balled offers (I believe the ration is 25:1 or 5 offers, 5 days a week, where only 1 offer will be accepted), and be willing to accept no pre-approvals from banks or immediate proof of income. EVEN if you have the ability to obtain pre-approval or have the funds, this is a way to discover the mindset of the REA and if he is truely "investor-friendly". Most of this is in the QCF; whatever you may come across that isn't covered, you can find on this website! Hope this helps!

Welcome! I'm glad you have found this thread useful so far. I think everybody has found it to be content filled and extremely motivating! All of us are working hard on the 30 Day Quick Cash system. I think if you follow everything step by step in the 30 Day Quick Cash system that Dean has provided, you may run into some of the things that we have a long the way. Hopefully you can find the thread useful in helping fill in the blanks as you work day by day. Just follow the steps, listen to Dean, and use this thread if you need to. You'll do great!
As far as your question about your Real Estate agent that you used already. I'd say, you can try and ask him if he'd be able to help you. The only thing that you might want to consider is that your "cover" might be blown already with him. Ask your self these questions about your agent that you used to buy your home. Would he be willing to submit offers for you, and you never seeing the property? Would he feel comfortable writing and presenting extremely low ball offers (50%-60% off the purchase price)? Will he be willing to submit 5 offers a day 5 days a week? Would he be willing to do a lot of work for free and not get paid until you get paid? If you think he would say no, or have ANY hesitation to you these questions he probably is not the right agent.
I think there is a certain level of screening that Dean and Matt think that is noteworthy about calling real estate agents in their video of Part 1. I know a lot of agents, in fact I work in an office filled with them about half the week, and I wouldn't feel comfortable using them. That's because I already know them, they know me, more importantly they don't view me as a Real Estate Investor (or at least not yet). One thing that I feel is very important about making "blind" calls to real estate offices too, and I think others in this thread will agree, you build your confidence calling them. As you start calling these places, you'll get better at it and know what to say. This is one of the mini successes you will have that will make you feel good and you'll know EXACTLY when you have found the right agent. You'll talk with them for 30 seconds and you'll know it. Its actually pretty great feeling once you find your perfect REA. Ultimately I'd say, start fresh with Dean's First Step/Homework Assignment even though your REA might be a good guy. You want to maximize your ability to succeed. Follow Dean and Matt's advice and this thread's tips and you'll have the perfect REA by lunch time tomorrow!

Take it from her and her husband about finding a real estate agent. Her situation is a perfect example of knowing a REA but realizing that he/she may not be the perfect one. I have found that there aren't many REA's that are "investor friendly." I know I wasn't at first, simply because the office that I work at trained me to cater to "retail buyers."
That is why I think it is SO important to call the offices that do work with investors such as REMAX and KELLER WILLIAMS. Their corportate culture is to work with them. Dean and Matt are so correct when saying that you are using the receptionist to screen for who they think is the "best investor agent." This will save you many steps, time and real estate agents. Just think, this is your first time through out this whole system using what Dean calls "HUMAN AUTOMATION"

Tonight I was working on Part 2 of the Quick Cash system and once you get there (please do not rush ahead and skip any steps), you'll see that Dean has you publish Ghost Ads a couple steps into Part 2.
I just published mine to Craigs List earlier this evening, and NO JOKE, I got an email and a phone call within 10 minutes of posting the ADs. I was pretty cranked that my phone went off and got an email from different people right away. That's even at 10:30 at night! Awaterloo-I'm sorry I didn't get to you sooner! BUT I'm glad that the QCF covered Ghost Ads anyways! YES, GHOST ADS WORK! I listed one at 8pm, and NO JOKE, got 3 emails in response from interested parties just in the first 2 hours! I'm going to email them all back tomorrow and find out where they stand as investors and hopefully add ALL of them to my Cash-Buyer's Bucket (or list).
