It Feels Like Christmas Morning!!

Holy Smokes! I am so excited.

I placed Ghost Ads just on Craigslist last night. LITERALLY 10 MINUTES into the ad being posted, I was getting phone calls and emails from cash hungry investors. I went to bed, and then woke up I had 3 more phone calls and 6 emails. I just finished calling these guys back and all of them are very eager and appreciative to be on my buyers list. Its almost way too easy guys.

I was nervous when I called them, but you just gotta do it! There is too much money on the line not to. It turns out they were very excited to be on my list. To wet their whistle a little bit, I told them I have a couple offers out right now and that was a great segway into asking them "If any of my offers come to frution, do you mind if I give you a call and you can take a look at it?!" The answer was YES!!!

Another thing is, you might be nervous too when calling. I certainly was. Just take control of the conversation and just ask questions and keep asking them! You are going to do great, and it'll make you sound like a seasoned pro!

Christmas Everyday!

It's like Christmas everyday with the QCF! Just started Page 2 and everything I'm learning seems so easy to do and implement!

Awaterloo, I have a question regarding contacting the Cash Buyers. How exactly did you go about finding out if the responders to your add were investors and not ppl looking to just buy the house and live in it (aka ppl who may need financing and take 30 days to get it)?

I'm going to contact my responders today and want to make sure I sound as knowledgable and professional as possible!

I feel so "official"; I'm about to design and order my business cards to send out with the letters to the Cash Buyers on the list my REA is going to send today!

Question - Who's name will be on the contract?

I am starting to call real estate agents and talking with receptionists just like Dean and Matt said to do. I had the receptionist ask me, "Who's name will be on the contracts? Will it be your name or your business' name? Feedback by anyone would be helpful here. I told the receptionist that it would be my name, but I just took a guess. I didn't want to sound like I didn't know what I am talking about when in all reality, I don't know what I am talking about, but just trying to take the first steps Dean and Matt suggested in finding a real estate agent.

hi, would like to be a part of the group. invested in rock bottom knowing husband and i were going out of town for the weekend, but i did not want to miss the boat not getting the program. be back sunday late and start looking for an investor friendly realtor. oh, i am from ca. santa cruz county to be exact. looking forward to the journey of becoming a realestate investor...

You are awesome... my question I just have to get out of my head is, what keeps the RE agent from just taking the list and doing what we are doing? Seems in a slow market they would latch onto this strategy fast and run with it.

Also, I found a good agent a local REI club. I live in San Diego and hundreds of people show up at these meetings. I know not everyone has access to these large meetings but it may be a place to find the right REA/investor who knows what we are doing and is supportive. Hi everyone, I don't have this program you are talking about but it is giving me some ideas on how to get some things done. I will continue to read this thread and get some more ideas and maybe I can do something. I was hoping to be able to find a way to use TF so I can buy and assign a property. There are some good ideas here.


It dont matter if they are cash buyers or looking for a home to live in..Ask them if they are cash buyers..If not then you know they want to live in it..All the ones I have talk to have just told me that they are Investors,I have been getting calls sense 830am

Wow!!! This actually works.
I am in Seattle Washington for the weekend so I wanted to see if I could find an agent in a new city to start building my power team.
HOLY COW! Putting these strategies into work actually generates results!
Yesterday I decided that I was going to call some real estate agents to find someone to work with to help me find some great deals. It took calling 6 different agents before I was able to find an agent who was a "Rockstar" to work with. I used the strategies that are taught in the program to "find a real estate agent" and it generated results.
I went online and searched www.remax.com and www.kw.com to find some local real estate offices. It took calling 6 different offices to find someone who was in the office to talk to. I talked to a real estate agent named Tim and by networking with the receptionist who answered the phone, I was able to get referred to him as an agent who actively works with investors. We had a great conversation and got to know each other and got on the same page.
I gave him a few criteria that I was looking for in a property.
- Vacant properties
- REO properties
- Distressed properties
- Properties that had multiple price reductions
Within an hour or so, I had amazing listings of great deals in the Seattle / Tacoma area that fit all of the above listed criteria.
We are going to look at several of these properties today and tomorrow.
It's amazing to see how these strategies work anywhere I go. I know it will work in your backyard as well.

Questions that came up when talking with real estate agent...

I just got done talking with my first real estate agent and he asked for a bank statement for proof of funds since I said I was looking to buy in cash. I know Awaterloo listed a few sites for proof of funds, but what exactly do they do for you. Do they give you their bank statements showing that they have money to buy? I doubt they would reveal this information, so what exactly do they provide for you? I am confused on what they do/give you to show that you have funds to buy.

I ran into another issue with this same real estate agent. He asked how I was going to do the contract and I told him assignment of contract, and then all the sudden his attitude changed a little bit. He said that most seller's agents in the Wahsington DC area, which is where I live, will not take an assignment of contract seriously, and I will have a very hard time having any offers accepted structuring the deal this way.

He suggested to me to have an LLC buy the rights and then the LLC has the option to sell those rights within a 10 day period. Does anyone know anything about this LLC option. Does that mean I should set up a business in my name as an LLC to get this done? He mentioned something about clause 31 in the contract, but it was over my head. Does anyone know anything about this?

I'm really keen to get my hands on the 30 Quick Cash Formula - can I buy it as a stand alone product? I'm weighing up the risks to purchase the Rock Bottom system which are quite high for me right now.

Can anyone tell me where and how I get get it?

Also, I'm from overseas and will start in wholesaling. For those who are investing in another state, how did you determine that city or county is the place to do business?

Find a New/Another Agent

Dodge: you really need to continue making phone calls to find a new/another agent that is investor-friendly, which your current agent just doesn't seem to be. The right investor-friendly REA wont ask questions like that, they'll just do what you ask.

Do you have the 30-day Quick Start Formula? The first thing that we are all told is that a REA shouldn't ask about our exit strategy (what we plan on doing w/the property) which is basically what your REA is wanting to know. It isn't the business of the REA to know what we plan on doing w/a property.

Here is what an investor-friendly REA looks like:

*Doesn't ask any questions that are irrelevent to him (exit strategy, how property is going to be financed, etc);
*Doesn't require pre-approval from a bank or proof-of-funds statement to start working w/you;
*Feels comfortable submitting multiple low-ball offers of several properties a week;
*Give you the answers and info that you are looking for w/out asking why you need it.

30 Days Quick Cash Formula

HELP! I purchased the Rockbottom and I am doing the 30 Days to Quick Cash Formula. I have no money and bad credit. My strategy really is to lock up the deals on contract and re-assign them. Ive talked to a real estate agent and she wants me to come in and talk to her about exactly what I'm trying to do. I have no idea what to tell her. It seems she is eagered to help. Can anyone help me by providing me the next steps i should consider? Im so lost right now.

EDIT: My REA finally called me and is sending the list of cash buyers right now!! Man, I'm so thankful and blessed to have found this REA. He's fabulous at just providing me w/whatever I ask for w/out asking questions!!! Also through using Ghost Ads, I was able to find a couple of hungry cash investors waiting for me to bring them awesome deals! THIS STUFF WORKS--if you work it!

Just getting started

I've actually been listening to various videos Dean have posted for most of my week for the first time. Lots of good info, but mostly motivational with some training stuff. My Blueprint course was just delivered by UPS minutes ago. So I will spend the weekend getting organized and will start first thing on Monday trying to find a investor friendly realtor. I've invested a lot of money in other realestate programs in the past. I'm very optimistic about the blueprint training. Wish me luck this time!!

New to the Program

I just purchased the RBBP earlier this week and decided I would pursue the '30 Day' program. I've read numerous posts that reference the video that 'Dean and Matt' have made. Is that video part of The Edge Home Study Coruse' that's part of the RBBP offering or is it available elsewhere?

jholden - Welcome! We are so glad to have you. You're going to do great. To answer your question is that you're going to make a lot of money for your realtor. Its not even going to come out of your pocket either. Plus not many people are gutsy enough to take action or they don't know much about investing. The fear alone is holding them back. Keep up the great work, glad you taking action and we are here to help! Smiling

Dodge - Michellecaseyks is right. You need to find a new Realtor. Keep making calls, you're getting great practice talking with your agent. There are a couple things that you might want to say differently to the next agent that you talked to. If your agent asks you for a pre-qualification. Just tell them you can get them one for a specific property when you start writing offers. Also, don't tell them you are interested in Assigning the contract. That may freak them out, especially if they don't know what it is. For now, try calling another agent.

I have been getting phone calls off the hook today from my ghost ads! It is SO exciting. I truly have gotten a call from the majority of investors in the area I am working in which is not where I live. All of them told me they have cash and can close in a week! I was out all day showing property to clients and was kinda bummed that I couldn't be on the thread all day learning this. I am having too much fun with this to be interrupted hahaha.

I actually decided to tackle another area outta state too! SO now I am doing this in two areas at the same time. I hope it will work, I know it will.

Please keep your eyes pealed. I just made a video that is addressing most of everybody's questions on the thread. Right now it is posting to youtube. I'll send a link to it in a minute. Its about 6 minutes long or so addressing most of the questions and hurdles everybody has hit talking with a REA and calling people back from their Ghost Ads.

Hi everybody!

There has been a lot of questions on the thread, so I decided to respond via a video to answer the questions. If people like the video and find it helpful.
