I just PM'd you regarding property in San Diego.

Also, the REA I found at SD REI meeting... I brought her in on a Short Sale. It is in the works (just had BPO come in at 280K, we offered 240K so negotiation begins). ARV 380. It is a 4/3 near SDSU and previous student rental. Great location! Needs work. Buyer plans to rehab/flip. This is my first deal with the agent so not sure if right fit yet but we shall see. She is also an investor and familiar with DGers. Smiling Will keep you posted.

a word of advice

I see a lot of comments on here about agents and how to get them to do what you want.

Plain and simple... tell them what you need them to do, if they won't do it or can't figure out how then move on to the next. You likely have hundreds of agents in your area. Don't try to hope and form the agent into what you need them to be.

When it comes to wholesaling, investment friendly agents may not be your best choice either. In my experience your best option will be a new and hungry agent that is willing to do anything you ask them to. Agents that are already working with big name investors don't want to waste the time making dozens of offers.

Biggest thing is you guys are taking action... keep it going and it'll happen.


RE Agent Search

Awaterloo: My biggest challenge has been finding an agent willing to form part of my team. Most of them want to know what I expect from them, and others express interest and then I never hear from them again. Perhaps my approach is wrong. I just received my Blueprint package, so I'm sure my answers are in there.

That's kind of weird that the assessor's office only prints the name. One thing you might want to do is look up the properties on the Treasurer's website for your county. The treasurer's office is the office that actually mails you your tax bill. They print the invoice's for your property tax and stick it in the mail. Therefore the have to have your address. You can also type in the address on the link I posted for you and try to see if there are any tabs at the top of page that say "owner information" or "exemptions" so on and so forth....That information has to be on there somewhere, its public record.

There are so many different forms and ways that the MLS information can be displayed. As long as you have the information about the address and closed sales price. Generally the MLS listings don't show the owner / buyer information. You can use that information on the MLS sheet and search public records to find that information. Don't worry it it isnt on there. You'll be able to find it and we'll help if you can't.

Hi Beezycat,

Sounds like you are having trouble finding an agent. Believe me, we have all felt that way or are feeling that way right now. It sounds like you have called a bunch of them, but it sounds like you may need to call more of them. I cannot stress enough how quickly you'll know it when you find the right agent, you'll literally know in the first 30 seconds. If they don't get back to you, don't worry, you don't want to work with them. If agents ask what you expect from them, just say something a long the lines of - Well, let me have your email address so I can send you a few things to start our relationship. Once you get the RBBP and 30 day quick cash formula out and opened up, you'll see some other pointers and tips on how to go about this. Plus the more agents you call, the more you'll know what to say and not to say. Just use Dean and Matt's advice and scripts and You'll find the perfect agent very soon, I know it.

Just remember and keep telling yourself this.....You are making CASH OFFERS. Don't let the agents try and convince you otherwise. If you don't feel a connection or if your REA just keeps asking weird questions, just keep on calling other agents. You'll know EXACTLY when you find the perfect agent. You'll literally know in the first 30 seconds.

Great Response from an Agent

Well, I got an email from my Real Estate Agent. She just went on vacation in Florida. Haha, oh well....good thing I am working with two in this town. Anyway she is incredible. She is bending over backwards to try and get updated information that I asked for to me. I told her enjoy the vacation that she is on because she probably deserves it big time. Bless her heart, she said she was still going to keep on working and get the information to me that I requested. She told me that the hotel she is staying at costs a lot of money per page to fax information to me. The awesome part is, she went to the hotel manager and begged and pleaded to use the fax machine for free because she is an agent and its the only way she makes her living. The manager agreed to let her use the fax machine for free. Needless to say, I had a fax waiting for me with an expanded list of cash buyers. It was awesome. This lady gets an A+ in my book!

Are you sure you found the perfect agent!?!?

I have been approached and asked a lot of questions about people and their real estate agent. I made another YouTube video to share my experience with finding the perfect agent. One thing that I am very glad about is calling multiple agents. It ultimately made me find the perfect agent, plus it re-affirmed that I had the perfect agent.

My first phone call went well, I talked with an agent and when I hung up I was glad it was over and was satisfied that they were going to be my agent. I was nervous, I didn't want to call another agent, but I rolled up my sleeves and went for it!!

Watch the video, hopefully it will motivate you to call more agents if you are only using the first agent you spoke to.

Tax Assessor VS Treasurer & Building Cash-Buyer's List

Thanks AWaterloo, I'll definitely check out the treasurer's office to see if they might be the ones who can give me a mailing address for the person who bought a property for cash.

So how is everyone's cash-buyer's list coming along? Watching Greg and Matt on the Edge 2011 DVDs, they say that 85% of our time should be contributed to building that list. Everything else must take back-seat while building that list.

I just went to a few places today to find sign materials for making bandit signs. My local Dollar Store and Family Dollar DID NOT have foam boards--just regular poster boards. Checked out Wal-Mart but their signs are expensive ($10 for two 20x30inch signs). Anyone know where to buy steaks cheap? They're $0.92 A PIECE at WallyWorld! I will call local sign companies to see if maybe they can help.

From what I gather, the best bandit signs are yellow in color and always handwritten. The preprinted signs usually scream "scam" in the eyes of others; that's what Matt and Greg say. I'm not going to try and re-invent the wheel! What to write on them? Basically the same thing as the headlines of the Ghost Ads we've been posting.

Welcome to the DG family

While I could not afford the BP, because I signed up for the SA, I am finding this thread very exciting-and helpful in dealing with REA's. Many agents I have spoken to here in WA state claim to be investor agents, but in practice are not. I think they believe they are, and for someone looking for one or 2 properties for income, they likely are. But for our kind of investing, most will not get what we DG family investors are trying to do.

I did finally find one who does actually fit the bill. She had claimed to be a scrapper in her ad, and when I spoke to her I had asked about low ball offers...I got the standard yes it's no problem, answer. Well, I let her show me a couple homes one day and on the most expensive one I basically said, "now if I want to offer say $35000 for this home (listed at $177,500) will that be a problem for you?" Most REA's I have talked with would have balked right there. With this example it was extremely clear what I meant by "low ball",vs. what most REA's mean. She said she had no problem with it. Further explaining that she is in real estate as an agent because she trained as investor and (apparently)if you flip more than 3 houses in WA state you had better be an agent. THIS is good to know. Since I am focusing on wholesaling it won't prove an issue yet, but it is good to know when the time comes.

SO, keep up the search for a true investor friendly agent. When one says yes, put an example out there so that they know what YOU mean by by a low-ball offer. Or ask them what they consider one to be. You will weed out many so-called investor friendly agents by these examples. Putting you both on the same page helps a great deal.

Awaterloo, I really have to thank you for those videos, they're very helpful and inspirational.

I believe I have found a great agent to work with, luckily for me he's a friend from a few years back and was easy to reach out to. He even knows what wholesaling is! He can't wait to help me out and get a piece of the pie.

As far as the 30 day formula goes I will still be making my 5-10 calls to real estate agents, trying to find one that matches the criteria. I think the best possible way to succeed is to follow the instructions given by Dean and Matt to the T!

20 hours in...
I purchased RBRE Saturday night about 10pm and ended up online line until 4 am. Got my why and goals in writing; found dozens of great candidate homes in my area (REO and foreclosures)-- even drove by 2 that really look great; found 2 keenly interested realtors and set up for tomorrow to review cash sales and hot areas; got dedicated phone number and fax; joined some area REI clubs and plan to attend meetings this month,and I just created my Craigs list accounts to post some ghost ads....tonight!

My biggest concern is finding resources/investors to close the deals...wondering if DG mentors and successes can provide more help in this area. (??)

I have some experience in online marketing and look forward to using the web and social media to turbocharge these efforts. I can't wait to share my experiences and appreciate the opportunity to enhance our sharing on this site and more directly. (I already subscribed to awterloo's youtube channel so I will never miss a video.)

Success is just a RBBP away!!

I am soooo excited and ready to do this!! After watching the Live video webcast literally all day Saturday, and purchasing the new RBBP, I am really motivated to get moving with this and truly make something happen. I tried to do my first deal almost two months ago after I attended the Boots on the ground seminar,and was not able to get the deal done because I did not have a buyer.

I got a little discouraged after that and have been reading post on DG.com and studying material since then (basically sitting on the sidelines) scared to jump back in the game. I did finally decide to pick myself up and attend a local REI club meeting last week. It was a good meeting and I got a lot of good information. There was even a member there selling a couple of properties during the meeting. She was even willing to do owner financing. I did not pursue it though, because I still didn't have the proper team in place and didn't want to rush into anything.

Awaterloo and Michelle, you guys are giving great information and guidance on this thread. Since purchasing the RBBP on Saturday, and reading your post on this thread I have started recruiting agents via Trulia.com....hoping to bring the right agent my way like someone mentioned earlier on this thread, and I have posted my ghost ads on craigslist.

I am hoping tomorrow will be full of great responses from the work I put in today.I can almost taste the success. Now I'm off to establish my Facebook presence!!! Good luck everyone!

I bought this program along with the RockBottom Blueprint last nite and I watched many of the videos for Week 1 last night and all day today....the testimonials are powerful and frankly, unbelievable! But, it must be true. The videos show people from all over the country and Canada - folks who are from all walks of life and young to old....their tales are very inspiring and empowering. And the videos, in which Dean explains various aspects of the strategy - Find, Lock it in and Sell is nicely detailed and very clear. I plan to start developing my Buyers List tomorrow and looking for my realtor. I am a realtor myself (renewing my license as I write) and I am an attorney by training, but I still find Dean's materials and videos helpful and actually necessary if one hasn't done this type of real estate investing before. I plan to be one of those who produces a tape of her success - very soon!

@ jferro - You're definitely on the right track. As for finding investors, Craigslist is definitely the way to go. Posting ghost ads will attract various investors, which you can then add to your list. Not sure if you're aware of Carol Stinson's site or not, but she posted some sample ghost ads you can use here: http://www.realwholesaling.com/site-map/sample-ghost-adds

If you don't provide a number in your ads, but instead prefer responders to email you, make sure you learn what they want, where they want it, a name and phone number, how soon they can close a deal, and what type of financing they may use. Your buyers list is going to grow much from Craigslist and other means, so this makes it simple and easy to keep track of who likes what and where. I organize this info in Excel usually.

Personally, I don't want to post my number in ads, as I may post many ghost ads on multiple days, and it would seem a bit suspicious telling investors the property is no longer available, but yet they constantly see me posting Shocked
I much prefer the anonymity of Craigslist's emails. Investors can have my number after I've qualified them.

I created the following to use when responding to possible investors. Feel free to use if you want. Same goes for anyone that may want to use it as well.

"Hello,

I'm very sorry, the property in that ad is no longer available. It was contracted under another buyer a few days ago. If you would like, I would be more than happy to contact you when I have other properties available that you may be interested in (I regularly come across properties that are priced at 40% - 70% of market value).

If so, I would greatly appreciate some more information concerning a few questions.

What are you looking for in a property?
Where would you like the property to be located?
May I have your name and a phone number where you can be reached?
How soon can you settle a deal?
Do you finance your deals with cash, or do you use other financing means?

Thank you for your time and I hope you have a great day.

Of course, I would usually tweak it depending on what's in the email, if they provided their name/number already, etc. I also like to personalize it if I can. For example, if they sign their email with their first and last name, I usually respond with a "Dear Mr. So and So" or a "Dear Ms. So and so". If it's just the first name, it would usually be "Hi So and So".

I will say I get about a 50% response rate with it, but I can also say 100% of that response rate turns out to be friendly, easy going investors, which are exactly the type of people I want to work with.

If you send an email and don't hear back, don't get discouraged. Think of it as a blessing in disguise. If they can't take the time to reply back to an email so you can help THEM better, they're not going to take the time or effort to close a deal.

I don't tell them right away that I am an agent. Towards the end of the phone call I tell them that I am. I say something like "just as full disclosure, I want you know to know I have a real estate license. I don't intend on using it, but since I am buying properties, we will have to disclose it on the contract"

Some states require you to disclose if you have a license when you are buying property. I am not sure why, but if the person buying is an agent, you have to disclose it.

jferro-don't spend your time worrying about what lies ahead. As dean says in his videos, "don't think, just do". Most of your questions will be answered later on in the QCF program. Those that aren't, you may find the answers here in this thread. Whatever questions aren't answered in the QCF program or on this thread and other forums (do a topic search on this website), you can always ask! If I heard right, Dean will be creating a RBBP hotline to support ppl like us! Isn't that AWESOME?!?

As for finding resources and investors--the QCF gives a step-by-step method of doing just that. If you follow exactly what is said, you WILL build your investors-list. I started out with ZERO and now have 5 buyers already in my "bucket". There would probably be more, but I haven't posted any more Ghost Ads in CL yet (I don't want the same ppl calling or emailing me twice as to not look hokey). I'm focusing now on mailing the people from the cash-buyers list that my REA sent me and posting bandit signs (these methods are all explained in Page 1 and Page 2 of the QCF program).

To put it frankly--don't get caught up in the "what ifs". As my hubby loves to say in the spirit of showing the futility of worrying about "what ifs" (and not-so-eloquently I might add): "if my aunt had testicles, she'd be my uncle." LOL! Sorry if this offends someone btw...

Just keep "doing"-you'll do just fine!

Hey Jferro-

Ghost ads are pretty awesome for finding buyers. From what I can tell so far, many investors/cash buyers are floating around on Craigs List and other online classifieds looking for this. I have had a bunch call/email me and they are now on my list! 3 days ago, I didn't have a list.

I just made a new video of me calling back a person that responded to my ghost ad. I didn't know a thing about them and I recorded the whole thing. Some of the questions the guy started asking me threw me off and you just gotta roll with it. Keep you eyes pealed for a link to the video Smiling
