Had a sub delivered and gave the kid my business card. He didn't know what a bird-dog was so I showed him the back of the card ($500 for referrals, etc) and told him what I was looking for.

Vacant properties, FSBOs and such. Told him to write down address, type of property and email info to me.

I when I first started out bird dogging for somebody, they had me sign up for an account under (www.theneedforlead.com). Now, it's not there anymore. It was a GOOD system, though. You could submit all kinds of leads, and it didn't cost that much to start one, & the monthly payments weren't steep.

I know there's the IFLIP program but it costs #2k startup, and about $100 a month. Do you guys know any systems similar to these that don't cost an arm and a leg?

I watched all 4 videos and the entire RBBP webcast, except for a half hour when we had to shut down due to another monster thunderstorm! Printed some of the PDF info, but storms fried printer, and I hadn't gotten the PDF from video 2. Just tried this link and it seems to be shut down now. Is that information somewhere else on the website?

I just went straight to that download and got it done before another storm blows through the mountains here. With that and The Dean's List and all the info whizzing around this community, I have plenty to get started on (in all my free time)!

I would like to know what is the best way to find a cash buyer that is local I really want to get started...I have some great deals but no cash buyer/investors.
