Is a RE License useful for a RE Investor?

I've seen that some investors posting here do have a RE license, so this raises the question: As a complete newby, in considering what RE agent I might like to work with, perhaps having a RE license might be of some value.

Two aspects of the question are:

  • without the intent of working as an agent for others, does an investor having a RE license have advantages over an investor without one?
  • does the process of getting a license give one a lot of usuable knowledge for investing, or would it be a waste of time?

I would say

no. You will just have access to the MLS and thats about it. It isn't necessary and is rather counterproductive because you will be taking the time to look up information on properties when you could have an agent look it up for you. Then you will have more time to analyze and close deals.

What you will learn is that most every real estate technique that Dean teaches is "illegal". Most agents haven't even heard about these techniques. Check out the link Travis gave you, it will be pretty informative.

Hi Mike you really dont need one but the choice is yours, a good realestate agent working with you will free up your time so you can do more,as the ole saying go for business "work on it not in it", delegate!!!!!!!, Jim

like everything... pros and cons

There are always pros and cons having a RE license. I am a real estate broker but love my career and real estate investment. I started as an agent before I became real estate investor and broker. I do enjoy both and once in a while I find Seller's who find my company and want to list well below market value. A real estate agent or broker always have to disclose your status as an agent and have to be in writing, but I haven't found this to be a problem. I have good relationship with my fellow realtors in the area and work is good. While having access to MLS this gives you almost first access to find a recent listing. I do BPO (Broker Price Opinions) for banks, lenders, and this gives me an idea of what's coming up to market, or properties being pre-foreclosed, or people getting behind. I do agree you do NOT need to have a license to be a great investor! I have several friends who are successful investors and do not have a license.

To answer your second question, the license does not teach you how to invest. It teaches you everything on how to complete a transaction, it teaches you most methods of how to get financing, apprasals, code of ethics, legal description etc, etc, etc.

Dean's site and his books are great tools to learn and practice what you pray. You will find a lot of great people here who wants to help and will be available if you have questions or issues with a particular transaction. Hope this helps and success!

I'm a pretty big outspoken critic of real estate agents BUT the courses you must take to become a real estate agent are invaluable. They don't teach anything about investing but they do teach a great deal about the entire process of laws, rules, contracts, title search, financing, appraisal, etc. They always cost a little bit of money but all education does. But once you receive the knowledge, I would suggest you NOT sit for the state exam to become an agent as you then have to be involved with disclosures. I took my initial classes in 1980 and they set me on a course that has allowed me to do a lot.

I think getting your real estate license is a good idea cuzz u could work with other investors using deans techniques and teach the old new. It is not a waste of mtime but sometimes it can cause a conflict of interest if ur an agent and an investor but if re is ur passion do both. GO FOR IT!
