Coastal-Funding down? Other transactional funding..??

Hello DG Fam!

I have been pursuing a POF letter from Coastal-Funding since yesterday but their "submit" link is down. I would like to place an offer on another property ASAP but need proof of funds as the property is REO.I would prefer to work with Coastal-Funding but time is of the wastin' lol.

My question is, can anyone recommend a proven trusted transactional funding company? I know Coastal-Funding is proven trusted and reliable. Are there any other popular, similar companies?

I know I can easily Google this subject, but I am really hoping for a response regarding a tested company. Any response is greatly appreciated!

To answer my own question..

In case anyone ever reads this topic wondering the same thing..

I was informed of another site by a user here (Thanks Luke!). www.cashformyclosing.com They have a quick, painless POF request. VERY similar to Coastal-Funding. If I end up using their services, I will be sure to post and let everyone know how they worked out.

They provide seasoned pof or money for a down payment/funds in escrow accounts for double closing/they do not provide money for a down payment in FHA or VA loans. Is this company for real?

I have not tried or heard of dpafunds, so unfortunately I cannot give you any feedback.

I did however request a POF from cashformyclosing.com and received it promptly. I noticed their fees are slightly lower then Coastal-Funding but they do not finance on the massive scale which Coastal does.

If I utilize their services I will come back and post regarding how it went.

POF - stating back to back closings

will the broker/lender accept a Proof of funds letter that says "back to back closings only" when I am not closing on a back to back?

Transactional Funding POF versus VOD

You should definitely not have to pay for a standard Proof of Funds from any transactional funding company, especially $2500! There are several companies that will do this for you for free, but very few are able to provide real verification of deposit (VOD). If you go to http://shortfunding.com they will email you a proof of funds for free. For experienced investors they offer a "premier" service of blanket proof (no need to keep going back for different properties) as well as a real bank verification. New company, but taking over the space fast.

Go to http://www.mdtfcam.com These guys fund double closings all the time. Their POF letters are backed up by $600.000 every time you create one. The seller in your deal can call my TF guy and he will supply his bank statement that proves you are good for the money. This happened to me on the last REO I put under contract using my guys POF. I use them personally!! Every day. I made two offers today 12/24 on REOs that I used the POF letter with my offers. Got an REO under contract this week using the POF letter and will close the 2nd week of 2011 using the TF!! Just like Dean, his stuff works! It is exactly what he says it is and things don't change mid deal!

Still shooting for 20 in 2010 but time has just about run out. Oh well, 19 ain't so bad. 2011 we will be off to a great start! 2 properties rehabed and listed and a double closing so far for January.

Buyers are begging for properties, anyone with wholesale deals in Denver contact me ASAP!

Transactional Funding

Thanks for the info on transactional funding everyone. I am a newbie, actually ordered Deans book over the summer and feel really confident about investing in real estate. I just came across 2 deals by calling a FSBO owner who turned out to be a real estate agent and REO for a bank. I am meeting her on monday and did put out to her that I was interested in working with her. She seems to be very interested in the proposition.

The initial FSBO property is up for sale @ 165k, lease option purchase ok, owner flexible, property is vacant, 3BR/2BA with FROG, needs some appliance upgrades, hardwood floors, 2 car garage, 2800 sq.ft., updated central air. I am going to get more info on property, do comps and financial calculations, fmv on monday.

During our conversion she offered up info on a short sale. Owners are 6 mths back on pymt. FMV on house is $200k to $220k, loan 6%, loan balance $164k. I did not get all the detailed info on the property but it does have hardwood floors. I was thinking this offer would end up being somewhere in the 150's when the agent blurted out the bank will accept an offer as low as $120k to $130k. I will get the specifics on the property when we meet on monday, do my due diligence and proceed from there. I would appreciate all inputs and suggestions on how to proceed. I have shaky credit and am just over broke and these would be my first deals. I am working over the weekend to get flyers out to attract investors and buyers. I will also use craigslist to build my buyer's list. I would appreciate your guidance in this matter. I may need to use some form of transactional funding after locking the deal on contract.

Thanks you guys for all the comment about POF because all I been hearing from lender is how the bank is financing you for and how much money do you have and so on. Thanks again for the different websites.
