Becoming actively involved in a focused study group will often help you get past whatever hurdles you face.
Hi, my name is Leon J. and I'm interested in forming a study group to help me get past my sticking blocks as well as help others achieve the same.
The focus of the group will be Real Estate 101 based strictly on Dean's book "30 Days to Real Estate Cash." This book is required so if you want to join the discussion sessions you must have this book and you must do the weekly assignments.
Assignments? Yes, assignments. You must commit and do the work, else you can continue doing what you're doing and achieve what you're achieving.
The group will meet at least once a week to ask questions. Each person will be given a specific amount of time to sound off and post their concerns. The group as a whole will brain storm and see if we can come up with possible solutions.
Why am I doing this? They say that when you teach and become actively involved, you become a more learned person and evolve in general. I don't know all the answers but I do know that the DG family will activiely participate and provide guidance whenever we are stumped with an obstacle.
I plan on conducting the first webinar in a week from today, September 23, 2012. The webinars will be online so you must have internet connections and come prepared to participate. Written agendas will be prepared and emailed to active participants.

As you already know that there are powers in numbers. Also, realize that Dean's RE books are the best ("on the planet") that I have come across.
However, one can only realize their dreams if they take "focused and massive action."
As a group, our goal is to take massive and focused action based on the principals taught in "30 Days to Real Estate CASH" by Dean Graziosi.
I realize that there are other forums and blogs talking about this. However, the goal of the study group is to make "EVERYONE" accountable for their weekly actions.

I think the group is a great idea. For me it is a way to be held accountable. It will be good to have a place to toss out ideas and ask questions if I am stuck or confused about something. I am all in.
I believe this will be a great opportunity for all involved. What i feel i will get from it is renewed enthusiasm and hunger to succeed in RE. Having to be accountable for your actions to others pushes you more,it is easy to tell yourself why you can't do it and fall into your old routine.
Working from the same book and same assignments will help everyone learn and get through them quicker with more positive results. I'm really looking forward to getting going on this.

The DG Study group is not about people getting together to discuss certain issues or points in the book. It's about like minded people meeting on a weekly basis and taking action on what's being discussed.
Sure, money is made by bringing buyer and seller together and you get paid for putting the transaction together. However, some people require an extra boost to put the deals together.
The group is about people becoming accountable and doing so with a partner or group. It's about people working together to help each other succeed. It's all about the JOURNEY.
Why not network with people in your area and become TOTALLY Emerged? You can wish upon and star and dream of what might be or you can become that shooting star that sets a flame for others to watch.

Everyone is aware of the fact that once you release a snowball down a snow covered mountain, it becomes larger and it may become an unstopable force depending on the size of the snow covered mountain.
Well, I am that snowball about to make my way down that mountain. I am a DG Insider Elite Member and I'm here to grow as a person and hopefully as someone you can relie on.
I met with my life coach yesterday and we shared some common traits and ideas concerning a successful DG investor. I would like to share some of them with you:
1. If you haven't completed Dean's Why exercise, do it and don't worry. It's a living document that you may need to refine as you continue down that mountain. Also, let's expand the why exercise to include your physical, spiritual, financial, social, and economical goals.
2. Establish and refine goals that are S(specific), M(measurable), A(achievable), R(reasonable), and T(trackable). Nothing new here except, what if you were to read these goals and refine them on a daily basis. Also, keep your goals simple or KISS. For example I entend on doing 1 wholesale deal within 30days, 2 additionall whole deals in days 31-60, and 2 additional wholesale deals and 1 rehab project during days 61-90.
3. Keep a log or journal of your daily activities (yes daily) to see where you can cut the fat. We all have limitied time so let's make the best of it.
4. if I am to fo 1 wholesale deal within 30 days what do I need to do? Dean and Matt have spelled it out for you to duplicate. Don't deviate. Just do it.
a. Build your buyers list. Limit initial list to a few techniques and do it!
b. Call 3-5 RE agents a day and start to build your team. The script for doing so was also laid out by Dean and Matt. Just do it!
5. It's the beginning of the month and most area RE clubs will meet in the coming weeks. Idenditfy all clubs in your area and plan on attending the meeting with a specific agenda at hand. Each club will have buyers, birddoggers, real estate agents, lawyers, RE savy accountants, rehabbers/investors, etc. attending whom you can add to your list, IF YOU OPEN YOU MOUTH AND ASK AND THEN LISTEN. Make it a point to practive your elevator speech prior to attending the RE meetings and be sure to take mucho business cards. If you don't have them yet, fake it and let the people whom you talk with know that you a starting your RE career and that you have or will have them ordered soon.
6. It's a matter of getting started and don't worry if all you pins are not lined up in a row. JUST GET STARTED.
7. One thing that I learned that may be helpful when attending RE meetings is to notice who is in charge. Ask that person if he is anactive buyer. If so, get them qualified and ask if you may use them as a referral. Ask the person if he/she would point you in the direction of another buyer (or whomever) you are looking for. Approach that person and let them know that the head boss referred you to them. give your elevator speech, listem, qualify that person, ask for another referral, and continue your networking. Pretty neat and easy huh?
8. Don't have an elevator speech? Look through Dean's material and develop one. Need to practice? PM me with your phone number and we can practice over the phone.
9. I am going to video take my experiences and post them on YouTube so you can see that I am no expert but instead, I am just like you and everyone else.

Hi everyone,
It's day 2 and I'm continuing where I left off yesterday by locating all the REIA (Real Estate Investor's Association) or investor groups in my area which is MD.
I simply went to www.REIA.com and compiled a list of all the groups. My next step is narrow my search and determine which ones to visit this month. Of course, the ones with the higher number of members will be top on my list. However, I will not determine which clubs to visit and network with until I map out dates and times on my schedule. Next I will call and/or email the contact person and ask him "I am new to the area and I looking to begin my real estate career by wholesaling deals to all cash buyers. I specialized in locating "Starter Homes" at 30 to 70 percent below the areas fair market value. I know this doesn't pertain to you, but do you know of anyone in the REIA interested in purchasing such a deal within the next 20 days." Then be quit and listen.
Dean and Matt have provided scripts to use in their material. However, I've taken the liberty to personalize my script.
Once said and done, I will ask for a referral and call whomever he/she recommends.
I'm also going to ask for referral to start building my power team. My goal is to get as many names to research as possible to see if their is a possible connection.
I want to attend the REIA group meeting as soon as feasible once I do some more research which I will discuss in a future post. I also want to come to the meeting with some possible deals.

I'm also continuing my search of finding the possible RE agent(s) by calling a minimum of 5 agents a day. I've set aside 1 hour a day in my schedule just to do so following the script provided by Dean and Matt. The more calls I make, the better I sound and the more confident I become in doing so.
I've also begun searching for auctions in my area. One interesting site I found not only lists upcoming residential and commercial properties that will be auctioned, but it also contains a list of the homes that sold in the previous auctions. I will use this info to develop a system for locating additional buyers and I plan on teaching this to whatever RE agent joins my team.

Investor groups are definately a great way to begin networking,the first one i went to a few months ago i got 5 investors on my buyers list,2 contractors and 1 RE Agent who is also a beginning investor.
Another plus is that the leader of the group and i are in the process of working on a deal,i learned where he was investing in some commercial property and i found a residential wholesale deal in that area that he is interested in.
I am in Lancaster,PA. and the deal is in Shippensburg,PA. 75 miles away,so don't think all your deals have to be in your back yard,they can be in friends and families back yards too,and an hour and a half drive is well worth 20k!!

Things don't always happen as we would like them to. I recently received a PM form a fellow DGer stating that life has dealt him/her a temporary setback. It just so happens that I am in the same boat.
What I learned from this is that we must be flexible and able to adjust accordingly. Someone once said "Control the things you can control, and adjust to the things that you can not control."
Forrest Gump said, "Life is like a box of choclates--you never know what you are going to get."
So how do you plan on adjusting when life throws a curve your way? I will adjust my schedule accordingly as well as place a fudge factor in future plans. I will take care of the detour and continue on my chosen path.
We all have the ability to adjust or die. The choice is clearly yours.

Sorry about the delay in getting back to some of you. I stated previously that my car borke down and is causing a slight delay.
Another setback occurred today. My father passed so I will be away for another week or two.
