Offered One too many - oops

Making offers is great advice, I agree. Nothing really happens until you make an offer.
Just wanted to share this though - I started making offers and got ahead of myself. I was eager and quick to make offers, got a property under contract, but then I was too slow to get my buyers list going and I had to back out of a deal because I didn't have a buyer. I was actually looking to do a wholesale deal, but didn't have any buyers lined up yet.
Still looking for advice on the other side of the deal...thanks. Smiling

How to Attract Investors to Assign to Your Deals

Buyers List

Once you get a property under contract, aside from sending it out to the buyers you DO have on your buyers list, you need to advertise it EVERYWHERE. Every real estate website you are a member of, Craigs List, Real Estate investor associations, selling with bandit signs in the neighborhood (maybe near Home Depot or Lowe's if its a fixer) and I find when I advertise a property I also build my buyers list. Get an account with Postlets and with one button you advertise it on a bunch of websites.


Buyers List

To ad to Margaret's list also check newspapers in the for rent section, those are investors and some people just don't like the internet to advertise. Also call management companies that rent out for investors ask if their clients are looking for what you have, never know till you ask.

Thank you Kevin for your input! Very valid. Yes I am applying the 30-day to Real Estate by Dean. I have my buyer's list and a particular buyer for in the area where I am working. Yes that basis was covered.

Question:
Has anyone tried to use the Total View Real Estate Analysis System? I tried tolook up information about three leads,but I am receiving this message for about a week now: We encountered an error pulling the data for the property you entered.
Please let me know if it is me or it is a general problem.
Are there any other tools like Total View? Please help me out!

Hello, I've been using the Totalview Real Estate website for years and I've only gotten that error display twice, and both times it's been because I entered the wrong street address. Try to retype it and see what happens. The website is extremely accurate for all the data it provides and it's incredibly useful in every way. From comps to estimates to every instructional video available. Also, I would ask you if you have signed in to use it. Not to say you missed a step, but sometimes if you're not signed in to the website it may not give you access or information.

MAO = (ARV * .65) - (Repairs + Your Fees + $2000(Wiggle Room))

I am assuming the ARV is based on SOLD comparables.

I think your offer is fine but what do your buyers say? what are they buying? how much of a dscount do they need? Buyers are willing to take deals with less profit these days bc the market it tight so I would talk to them and see what they are making on deals.

A good question to ask your buyers is "tell me about your last 2 deals?" see what they purchased it for, rehab, and ARV & that wll tell you what profit they are really willing to make. its fine to have a formula but better to know exactly what yoiur buyers really want or are getting ok. Smiling Happy investing.
