...Thanks for stopping by the daily adventure journal. I am so pumped up for the Wednesday night conference call with Dean. I have several golden gems that people can do right away and be able to see immediate results. These tips and strategies have worked for me and I asked Dean if I could share some of them on his next conference call. After Dean and I spoke about these latest things I have been doing, he said they would be great to share with all the other DG Members and we had to do a conference call asap.

I look forward to the upcoming conference call on 06-29-2011 and I hope DG members benefit as much or even more than I have from these golden gems. I have been very busy the past few weeks doing some deals and traveling. It is so awesome to meet others and help them in their local real estate mnarkets.

We are not sure yet on the cruise because of the length of time and school schedules. I am sure it will be an awesome time and we hope to be able to go. Have a great week. Believe and Achieve! :)- Joe

....The week was coming to an end as the 4th of July holiday is right around the corner. It is great to see all the USA flags and festivals as we prepare to celebrate for the USA birthday. What better time to place bandit signs then the 4th of July holiday. All those parade attendees will drive and get a prime seat for the parade. Will you be postings bandit signs on July 3rd? What better time!

I had an opportunity to vost another market and the weathe was hot and humid. Water bottles were in high demand as we searched the area in pursuit of the next deal. We found some good realtors and were able to see several properties. It was a great chance to learn more about the market each proeprty we reviewed.

I want to wish my new friends in southern Florida good luck with real estate investing. You can do it by applying the action steps and the knowledge you have gained. I look forward to reading about your future deals. Believe and Achieve! - Joe

Good luck locking up that next deal. Make sure you look at a lot of deals and make agressive offers. The more agressive the better. As you get those aggressive offers accepted you will not be discouraged by making more and more aggressive offers. Even if it is a little embarrassing at first, you are well on your way to that next deal. Believe and Achieve! - Joe

I agree that it was a really good call. I already went to Craig's list and have a lead. The woman responded that the house is for sale and gave me her husband's phone number to give him a call. I'll be calling tomorrow to get more info. Thanks again for such a great idea.

I am so happy that I was on the call last night! I appreciate all the info that you shared with us. I have some great tools that will now use, and can't wait to see what it will generate. We are super excited and I've already created my Word documents. I'll be responding like mad on Craigslist today! Dean is right knowledge + action = results We are all over this, and can't wait to see what results we WILL get! Onward towards our first successful deal.

ps ..just a quick tip to add to your CRaigslist tips......I believe there is a phone app that one can get that delivers directly to your phone when someone posts on craigslist exactly what you r looking for....for ex.. if u r looking for a 3 bedroom 2 bath ...for 50,000 in a certain area.......as soon az its listed on cr list it automat comes to your phone.......of course you have to put in your criteria to set up but this is powerful because you will get these deals first if u have this opportunity.

Excellent gold nuggets and advice.
I have a question, maybe I missed the answer somewhere; when you acquire an estate property with belongings still inside how do you get rid of the belongings? Do you call the estate auctions that you mentioned, have a team on the side that does sales...?

....Thanks for stopping by the daily adventure journal. When you end up purchasing the home with contents, I would normally do the following: 1) Go through the items and you may fnd several items you might be able to sell at a yard sale or through Ebay and Craigslist. (Buy local and Sell Global!)

2) For larger items you can make donations to not for profits such as the Salvation Army or Goodwill. They will pick up items and give you a form usually for the donation. For the final items you can have a few people help with the clean-out. By buying with all contents you may be giving people peace of mind when they sell. Good luck. Believe and Achieve! - Joe

....Did you ever wonder why the weekend goes by so fast. What about vacations? Isn't the Summer just like a long weekend or a greatr vacation. Hours feel like minutes and days feel like hours. We want to slow down time a little just to enjoy these days a little longer. Summer continues to slip away just as fast of a pace. As we see the days click and tick off the calendar, we try to get in all those Summer activities.

Don't forget to make real estate part of your everyday life. Enjoy each day but continue to look for that next deal by responding to ads on-line or posting bandit signs in your area. The next deal can be closer than you think. Don't let that deal slip away like an ice cream cone on a hot July afternoon.

...the Summer always is the fastest season isn't it. At the beginning of Summer we have high expectations and big plans for what the Summer has in store. make sure you work hard but take the time to play hard. It does not seem that long ago I was heading to the local park and playing baseball until the street lights came on.

Those were Summers where the days were long and the only worry was a baseball game getting rained out. Time goes by fast and as Ferris Bueller says "life moves pretty fast if you don't stop and look around once in a while, you will miss it."

...July 4th is already a week past and I can't believe all the back to school items are already in the stores. I have been making offers on properties and have a few more deals lined up to close in the next few weeks. Its like Vegas sometimes when you play the penny slot machines and get nothing then all of a sudden you have the hot hand. Deals are beginning to materalize and its fun and exciting every step along the way.

As I make offers I have more and more exit strategies that get put together that help you on each deal you do. Its great because you learn something new each day. I am goign to look at more proeprties this week as I help some new investors getting started. It all starts with that first step!

I hope everyone is having a great Summer and make sure you mazimize the sunshine each day. be sure to soak up some rays and have a cold glass of lemonade as your reviewing the paper and checking your Blackberry for the latest lead to the next deal. Believe and Achieve! - Joe

....The weather was warm and the deals were heating up. I met another new realtor and had fun checking otu a new area. There is potential everywhere you just need to keep up the search. Each day there are new deals on the market. You need to watch yoru target market and be sure to take action when you see a deal that meets your criteria.

...The calendar moves fast and we see dates that come and go and years sometimes can pass by. Have you ever looked at a date on the calendar and remembered years past when life was a little less fast pace? When we were kids we often thought about being older and wanted to be older but were we wishing out time away? No matter when you start real estate investing at least you started! Do not look back look and push forward. You will never know what you might miss. Believe and Achieve! - Joe

...It was another fun filled week. The weather went from hot and humid to just plain HOT. I was visiting a new area and had an opportunity to look at some properties. If you are persisitent and put in the time by building the right power team you can find deals just about anywhere. Remember...the key is to see things that others do not see!

Many new invetsors want to always purchase the cheapest proeprty they can and they do a complete fix and rehab. You can make money on properties when you get them dirt cheap but you have to know your best exit strategy. If you are looking to buy, fix and flip or buy and hold, these proeprties that need a tremendous amount of work may not be the best proeprties to start with.

Find properties that need less work and make agressive offers. Work your way up to deals that need more work over time. The education you receive on costs, contractors, and time will be priceless. The key is to keep pushing forward and never to give up. The next deal is closer than you think.

....The month of July 2011 is almost in the history books. The Summer months usually pass by a little quicker than the rest of the year. It has been a busy month looking at a lot of potential deals, making offers and closing deals. It is the season for investing!

I had an opportunity to visit and work with some new investors in Austin, TX. I know they are well on there way to locking up a new deal. The key is get out there and take action.
