I just spent time with Greg Murphy at a training last week. Greg is an awesome investor that is filled with knowledge. I always enjoy talking real estate with Greg and working with him at Dean's training events.

The bank was desperate enough! We had to come up with additional collateral in the form of land that a retired farmer wasn't utilizing. They pledged the land and we got a 60 unit apartment building for $2k out of pocket. We are offering the farmer 5% of gross rents once rehab is completed (which bank is financing also). It was a win for us, win for the seller, win for the bank, win for the farmer. I love it when a plan comes together!

Now the time consuming part is getting the construction done. Spending 12+ hour days there while the construction crew is in there. A lot of decisions to be made and learning a ton!

Nice to see your posts again. Sounds like you have been very busy. Could you tell me a little more about Greg Murphy. We have been using his strategy too. thanks for all of the inspiration.

haven't seen your daily adventures in awhile. since we last talked i've gotten my first deal just before the new year and the wheels are starting to turn.
finally got my tickets to the edge event. i was given the option to do payments, but the last two years something has always come up to put a hotter fire in front of me so this time i paid in full and got my reservation set.
this year i'm going to the edge

.....The Spring has sprung and the weather has been remarkable in the Midwest. We actually had temperatures in the 80's. The more I see the sunshine and feel the warm weather the more I think about great places like Arizona and Florida. Isn't it funny we sometimes have a choice of where we live and what we do. I recently had a great time in the Phoenix area and I wish I could have bottled that weather for the Midwest.

As you look at opportunities, always look for the best deals. I believe there are opportunities in each and every market area. As I have the opportunity to see properties through-out the USA, I do see opportunities in each and every real estate market. From coast to coast and even in Alaska and Hawaii. The key is get out there and take action.

There are still 2 days left in July to get a real estate deal done. How many offers have you made this month? How many deals have you done year to date, the past month, etc. Don't sell yourself short!

Well said Mr. Joe, Did offer couple houses and waiting for respond now. We would love to do a deal right now. I know we can do this, we are all in and living it.

Thanks for stopping by the daily adventure. Yo uare so right that one small decision can lead to life changing events. I will never forget the time Stacey and I saw the informercial and decided to order Dean's book and then go to a 3 day mastermind training event.

It has been a wonderful few years and I have really enjoyed meting people across the country as I help instruct some of Dean's Insider Edge events for the past 2 years. It is also awesome that we have become good friends with Dean and I often think of him as my mentor. Good luck to you and I look forward to maybe working with you one day at future workshop events. Rise and shine the storms have rolled through and it will be another hot and humid day in Nashville, TN. Yetserday was 100 degrees with humidity so thick you could almost cut threw the heat waves with a butter knife. I flew into the city and had a bite to eat and took a quick drive through the city to get the lay of the land.

I saw a cool billboard off of I-40 that read "BUY REAL ESTATE NOW!" It was sponsored by a local realtor in the area but it looked so cool from the interstate. They wanted to tell all of us what we already knew

I had a chance to see the Grand Ole Opry building, mall and surrounding area too. There are so many cool places to see across the USA. I also picked up a few of the free homes books from the local Wal-mart and Piggy Wiggly grocery store.

I am co-instructing Dean's Insider's EDGE Boots on the Ground with my good friend Greg Murphy. I am sure we are going to have a great time with the students and give them so much great content and information that they will be charging out there ready to take action. The weather was HOT all day and by night fall it coolded down with a slight breeze. It looked like rain most of the day but it held off. I was in the class room for most of the day. Greg Murphy and I have a great group of students. We are going to be looking at homes tomorrow and assessing the types of deals that may be out there. Hope everyone has a great day. We saw several different neighborhoods and homes and today we went out to look at newer property built in 2010. The good thing about the newer homes is that the roof, plumbing, electric, HVAC, etc. are usually in good shape and you do not have to change those items.

It rained later in the day as we headed back to the conference room with the group of students. It was another fun and successful training event and I want to wish all my new Nashville friends good luck with real estate investing.
