Well the last few days of Summer are quickly coming upon us. In many areas the kids are already back in school. I see happy parents and sad child faces as I drive the area and see everyone is at the mall getting those back to school goodies. Back in my school days, school did not usually start until after the Labor Day holiday but I guess times are changing.

I had an oportunity to work with some great students in Vermont and Oregon during the past few weeks. I went coast to coast but we spotted some potential deals in each area. It is always fun to see people get motivated as they learn real estate and we go into the field and look at homes. As I have stated before, there are deals coast to coast. The temperatures were steamy in the East and HOT in the Pacific Northwest. At least there was almost no humidity and rather scenic.

I was back in the Midwest looking at a few potential deals this week. It is a great time to enjoy the weather and drive the area for dollars. Hope everyone is having a great week. Let's make it happen. Believe and Achieve! - Joe

The Summer is coming to a close as Labor Day is fastly approaching. The smells and sounds of Summer are going to be a thing of the past as the cool crisp autumn days with the crunch of falling leaving will soon be upon us. I often think back to if I did everything this Summer I had hoped. Often we run out of time. It is no fault of our own, just things happen.

In any event, we have the Fall season to look forward to. Pumkin pie, football and baseball playoffs as well as some deals on properties. Its a great time of year to get out there make some offers and lock up some deals. Would like to hear from others on what is happening in their part of the county. Have a great week. I'm glad you are here on Dean's site, It is amazing for any investor seasoned or not to read other peoples struggles and successes. It always motivates me to keep going and keeps me excited to find the next great deal.

I just found another motivated seller on a mobile home. I hope to be able to make the deal happen this weekend. They want to move out by the end of this week. So we will see.

I'm trying to get approved with the community to be one of their dealers, if I do this they will give me free lot rent in any of their communities when I buy a home. This will open the door to alot of new investing.

I had a great time in Eugene Oregon working with 2 of Dean's Success Academy students, Tim and Jeff. We looked at a few properties and talked strategies and real estate for a few days. It is always great to meet new DG memebers and be able to help them with real estate. I know these guys had the drive and passion to make their dreams come true. The buy, fix and flip deal you were working on was impressive and I appreciate the opportunity to view the property. I would still think about that tree close to the house in the backyard. I seen you on the ie 2 day webinar and was curious as to where your home base is. I'm in Bloomington,IN., and would like to get with you some day, just to pick each others brain and maybe a kick in the pants once in a while just to make sure I'm gettin it right. I would appreciate it if you could give me the formula for making my offer, to determine what price I should offer. I think I'm tryin to over analyze this first deal. Thanks for stopping by my daily adventure. I am located about 4 hours from Bloomington. I do travel alot and if I get your way in the future I can let you know. Just send me a Pm with your information. There is no secret with the offer formula. The key is offer a price that makes it a good deal for you or your buyers on your buyers list. As you build your buyers list they will tell you how much they want to make on each deal. When you make the offer, the equity in the deal includes that amount they want to make.

For example if you get an accepted contract on a home for $70,000 and your buyers wants at east $20,000 in equity you may have a good deal for your buyer. I hope this helps. If not leave another question on here. Believe and Achieve! - Joe

You can select th members journals on the tabs located at the lef of the page. You can sort by recent posts or when the journal started. They are additional pages lcoated at the bottom so yo umay have to scrol lthrough unti lyou find it. Once you do you can click in the bottom cornr to "bookmark" it. Hi Joe,
I own two properties one in Anderson and one in Indianappolis and I live in California. I did try the yellow pages and I called all the ones that had community bank like the script from Matt Larson said I went through and asked all the questions. I finally found one bank that answered all the questions but when they found out I live in California they said no.
Do you have any banks that you have worked with.

Another great approach you can try is to contact rei clubs in that area and ask them about the local bank i nthe area or contact realtors that work with investors in that area and ask about banks that do no season refis. Hi I'm crying for help to the pros yes. .. to both of you for I do know that two are better than one for when the one is down the other will help it up ...my cry is I have a hyperlink with house listings and I can not put them on the c's list which I set up and I chose 3 houses and went to the county found out the taxes have been paid ....now I can notify the sellers that I'm interested....I need to get my attraction for buyers out there...for these or one to buy...I also called some banks about fmv -in house loans ...found one....MY Clock is ticking ......I believe I can do this if I can get some help ...my phone is on hold now ..waiting for advisory help ...with DG's consultant.
