Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

Hey whats up DG Family. Today we had a christening for my daughter at church. It was such a beautiful day. Mengling with my family just made me year for success even more. Some people could not afford to go out to eat with us after the church ceremony and all I could think was that if I was in a position I would have taken care of everyone.
I responded via email to 3 buyer leads that responded to my craigs list ghost adds. THis coming week I will start focusing on my Sellers list it is defianately about that time.
I was really beating my head trying to figure out how to take advantage of REO properties and get past the red tape from the banks. I know there is way I can do this with no money down. But for the time being I will work on Private Sellers.
Sorry I was away so long. The christening was about bringing my daughter closer to the lord as is my theme for the coming weeks, staying closer to my DG family.I like it this way better anyway. It can be a lonely and cold world out there.

HI whats up my DG Family. Well right now Im home on the computer. Just finished adding a buyer to my list. She is a end buyer. I am so confident in my ability to get investors and end buyers at this point in time. Now I have to get over my butterflies of dealing with the sellers.
Over the next days you will hear of my experiences dealing with sellers. Today I me a potential lead. They have two homes they want to sell. One is in a rough neighborhood and one is in a nice neighborhood.
Tommorrow I have a meeting with another investor who has access to Hard Money. She volunteered to be my mentor so I am going to kinda of have a first date to check her out. I will let you know how it goes.

I feel pretty figured I could bird dog that one. No positive feedback on that one yet.
I set up a meeting with a seller for next week to view their house and find out some more on their motivation.
I also ordered 100 bandit signs to put in my target areas.
I have been slacking off some but only because I am so tired sometimes after working 12 hour shifts and coming and being on the computer until 3am in the morning. I am not making excuses just acknowledging the areas I need to improve. I need a system and just stick to it. I think its about time I close a deal.

I have another wholesaler friend of mine who sent me like 23 properties. So I passed these on to some of my buyers. I am hoping to work out a bird dog situation with these properties.
I also emailed my agent and let him know that I have the addendum I want to add to the NY state Purchase to Offer Contract so I can start making offers on properties. He is going to provide me expired et glistings from the MLS. I dont know exactly how Im going to around the escrow fee but as I keep going Im sure the answer will reveal itself. This is one of the main reasons I am bird dogging so I can raise some money to put down with my offers once they are accepted.
I also relistd my ads on craigs list today. Tonight while I watch the Yankees beat Philly I will make a schedule for tomorrow.

Hey guys. Today was a pretty good day.
1. 2 of my buyers called me today for more information on those properties that I want to bird dog. So I provided them with that info and waiting to recieve the rest of the info so I can pass it on.
2. I am supposed to meet with a potential seller tomorrow, so I gave him a call tonight to confirm our meeting as scheduled but he did not pick up. I will give him a call first thing in the morning to see what we can make happen.
3. Its 11:07 pm I just got home from work so I am going to check my emails and see whats going on. I see I have a few emails and thats a good thing. A wise man one once told me that when the phone stops ringing or the emails stop coming then the business is not running. So I guess the business is running.
(I must admit I am slacking on my flyer advertising. Its been over a week since I went out there and posted flier. Im giving my competitions the advantage when I dont put myself out there. )
Well that was it for today. Its the top of the 9th in the world series and the Yankees are loosing 9-5. Lea I think you jinx the game. Its ok if we loose tonight we might do it on purpose so we can win in NY.

Today was a pretty good day. I got some minor goals accomplished. I make an effort to check off the small things that I have to do in hopes that the sum of the parts will equal the bigger picture.
1. I mailed off a letter to a property owner. Its an abandoned house not far from my home. I found the owner online and mailed them a letter
2. I had follow up with the agents and a few investors of my power team today. I had a real hot property on my fingertips and it was obvious through my increased phone calls. I missed out on the property because some one else got an accepted offer from the bank. My team must act faster when we have those deals on the table.
3. I got a tape gun I put up one flier in the deli. Tomorrow I plan to put out at lest 100 flyers.
4. I called the people who called my 1800# the day before so I could add them to my database.
5. Got a couple of addresses from distressed properties I saw as I was on my tow truck route.
Well I today was a good day and tomorrow will be better.

This entry is for the last two days.
Yesterday was a good day.
1. I sent out a letter for an abadoned property thats around the corner from where I live. This distressed property really stands out in a neighborhood where everyone keeps the lawn neatly manicured. I found the address of the owner online and waiting for a response.
2. I talked to one of the agents I am working with. I asked him send me a copy of the purchase to offer contract so I can review it and couple it with the addendums I want to add to it. I have not sent out any offers as of yet but it is about time. My plan is to send out at least 5 offers a week.
3. I called the buyers back who called my 1-800 #
Today was an ok day.
1. I had a meeting scheduled with a potential buyer. On my way to the meeting spot, the guy got cold feet so I ended up talking to his girl on the phone. She seems like she runs the show. I do not like the way I sounded on the phone. I was so nervous and I do not think I sounded confident at all. She still answer the questions I asked of her. I was so dissapointed. I wanted it to go just right. I guess everything does not happen perfect the first time all the time. At least I know what I have to work on. I have to be more natural. Anyway the lady owes more on the house than its worth so I will try to orchestrate a short sale.
2. I made some calls to a couple of wholesale associates and an agent on advice on how to orchestare this shortsale. The owner sys I have until Nov. 19th before she has another court date so I know she is motivated to get out of this situation. I think I will partner with an investor who has experience dealing with short sale so I can learn how this is done.
3. I recorded info from the calls from my 1800#. I will respond to their calls tommorrow.
4. I emailed my potential seller some other questions I had for her.
5. Whenever I see properties that looked distress I get the address and do my research later. I have a few to check out and see if I can contact the owner.
I really felt bad after my performance today. I do not know why I get so nervous talking to people as a real estate investor. Im thinking the ore I do it the smoother I will be. If the Yankees would have given up last year when the were going for the World Series, they would never won this year.

Life is good. Im working on building my sellers list at this point in my investing career. I have a lady who has really been testing my patience. If you remember I talked about our first encounter. Long story short she owes $600k and wants to do a short sale.
After days of talking she stood me up on our meeting and I got off for work for this one. I also had to tell my investor associate that I chose to guide me through the deal that the seller stood me up. Im not going to waste to much energy I will just do my best to let her know time is of the essence because she has a court date on the 19th.
My new strategy to build my sellers list is to call the rental ads in the classifieds. I did that today.
-Our of about 40 numbers that I called. One lady said she was looking to sell in about 2 years. I insisted that she keep my number. She just might decide to sell sooner rather than later.
-Another lady told me to call her back on Saturday so we could talk about it.
-One lady said she was not interested in selling the house in the ad, but she had another house she might be interested in selling. She gave me the address and Im going to do my research and let her know my offer tomorrow.(The beauty of this is that she was not even thinking about selling until I asked. That means no one else knows but me. One way to beat the competition,)
Dont get me wrong some people were smart asses and sarcastic, but who cares I had one thing on my mind and that was my sellers list.

Well guys if you have been keeping up with my journal. I am working with a lady on doing a short sale, but she has been giving me the run around. Well as of yesterday I had made up my mind to move on. This morning first thing she calls me and desperately would like to meet me so I can help her get out of her situation before her next court date. Im amazed our communications went from short and snappy to her confiding in me and even down right calling me babe and confortable jargans. Well I set up a meeting with her and my investing partner for tomorrow early and later in the day she calls me back and changes her plans again. I really was starting to have up to you know where with this lady, but patiently re-re-arranged the meeting even though I will not be ale to make it. Whats crazy is Ive never physically met the client selling her house and Ive never physically met my investing partner but under my direction they will be meeting tomorrow and I will get paid for bringing the deal together and I will learn how to put a short sale package together.
I must admit that kind of stuf makes you feel a little powerful. Hopefully things go smoothly. But like the subjuect "If you build it, They will come" even if you are not ther. I guess what I also mean is that once you percieve and act on the fact that you are a real estate investor people will respect you accordingly and things will naturally start to happen.
- Tonight I put out bandit signs in my neighborhood. I cant wait to see the results.
-I called the lady I talked to yesterday from the rental ads. She was curious to know what I would offer her for her house but she did not pick up. I will give her a call tomorrow.
-After this I will come up with offer prices for the properties I found driving the neighborhoods in my tow truck. Then I will try to find and contact the owners of these properties.

Hey my DG Family!!
Today was definately a good day. Here is how it went.
1. I started my day off by texting my new client on my sellers list something positive to start her day off. I did the same for my new investment partner that started off on my buyers list. We got pretty close and she happens to be the first person I ever called to start building my buyers list. If you remember I arranged a meeting between the two ladies on behalf of me. Whats even more crazy I have never physically met any of them.
Long story short the two ladies met today and all was well. my partner got all of the Basiclly we want to put together a short sale package to aquire the housees she has. My new partner represented me very well. The client later called me and thanked me for working with her and helping her out in her unfortunate situation. She seems like she genuinely relieved I am there for her. I did not do anything but link her to someone who knows how to do what Im learning how to do. This feels so good!! All of this was done while I was stuck in traffic on my way to New Jersey in my tow truck.
2. Later in the day a lady I called from the rental ad in the newspaper 2 days ago called me back. H had promised to provide her an offer in 24 hours. Well I softened her up to my offer and just gave it to her. As I figured she owes more than what she actually recieve in this market so we are planning to do a short sale with this property also. I mentioned the idea the client and she was totally opened to it because she just wants to get rid of the property. We have planned a meeting and my new partner will the correspondance and the paperwork as she did today. All I do is put a smile on my face and provide a blanket of assurance to those sellers in distressed situations. Alright thats not all I do because with Deans proven strategies I found these leads. Most of all my partner is teaching me the step by step process as I bring the deals to the table.
Its amazing how things just start to happen once you are ACTIVE. After awhile things naturally fall into place. My partner to me is serving the place of an agent and she also handles herself in away that gives me credibility.
By the way my first client I mentioned told me she wants me to help her sell her other properties as well. (She has 4) Right now she wants to focus on the one Im dealing with. So now you know I have to SHINE! Its really funny because I also learned that she is a property manager.
I have not closed a deal yet, but this sure feels good. I actually like what I do in this REI world.

Thats right DG Family I am still on the move chasing that first deal. I have learned to relax and kinda of go through the motions and it helps take some of the pressure off of me which causes nervousness. The more I make phone calls the more people I meet in this world, the more comfortable I feel. Im learning that the only difference between successful people and me is that they started before me. Its OK not to be as savy as I want to be initially because I have to start somewhere.
-Lately I have been going through the motions of putting together a short sale package. I helping one of my clients take two properties off of her hands. Im learning from another investor as I go. Today she gave me some task to handle such as call lender and call my agent to do a HUD-1 form for us.
-On Monday I have another meeting set up with a lady who wants to short sale her property too. That day I will talk to her and get a full picture of whats going on and get as much information as I can. She is very motivated and said she is ready to sign whatever paperwork necessary to proceed.
(I know short sales have been know to be nail-biting and can take some time to see the monetary benefits, but instead of letting it go down the drain I rather learn from someone who knows and get paid in the process.)
-Ive been targeting rental ads in the newspaper. I get all types of weird responses when I tell people I am calling as an investor and I am offering them all cash for there house within the next 14-30 days.
-Today I met a guy and he asked if I know how to find a buyer for a short sale. "Well, Well, Well, what do we have here", I thought. In the end of the conversation he told me to call him back in a week and he would tell me if he wanted to proceed with the short sale process.
I like the rental ads because when I call these people their defenses are down to all of the other people looking to buy houses like me. You kinda of weed out the competition. It works for me.

hey everyone,
part of my investment strategy is to bird dog. I was having a hard time cutting through the red tape of making offers.
I met a buyer a week ago while I was in my tow truck. I saw a house under construction and there was a smooth guy in a mercedes benz giving orders to to the workers. I guessed he was an investor so I stopped and approached him. turns he buys homes every week just about. I got him to sign a finders fee/Non-circumvention agreement which stated I get $10K for every property I find him. I sent a property that another wholesaler sent me and as I write this message Im waiting for him to send me the binder that we have to send to the bank to get the contract. he is so motivated to get the property he is taking it for the asking price. if all. goes well I could be getting my first bird dog deal accomplished for 10GRAND
by the way I found an agent on this site who can help me put in offers and actually get control of the properties myself. its great because from him being on this site he understands my investment strategy.
I am also putting together short sale packages for 2 different clients. I partnered up with another investor who has experience doing this and I just being the deals and get paid for it. when I can't make a meeting she is there.
have not closed a deal yet. but know its just matter of time. my phone is starting to ring and im developing solid relations with different contacts.

hey DG family,
today i did not have to be to work until 11am instead od 8am. my boss gave me a couple of days a week with timr off after told him what i was trying to accomplish.
8am i checked my emails.
-an investor i met gave me his fax # so i could send him a finders fee agreement.
-an agent sent me a property and i sent it to the investor im working on the current deal with.
9am-i sent the wholesaler a text to see if they recieved the binder from my investor
-my investor called me he is very motivated. Wanted the contract today or tomorow and says we will close next week.
10am - i talked to the agent and wholesaler in control of this deal and they said the binder was submitted to the bank and we will know if our is accepted in 48-72 hours
i hope we get it we are offering the asking price.
-when i get off work today i have a meeting with another investor about the short sale packages we are working on....

as mentioned in previous post I have been bird dodging deals partly out of frustration of not funding an agent who is able to put in offers for the DG way. im realizing that I rrally don't want to be in a bird fogg position.
the deal im working on is starting to go sour because my buyer wants to send his POF directly to the bank but the agent I found the property through. is requiring the POF goes through her. I would not be putting my buyer through this if I would have just got the property under contract myself. all he wants is the contract anyway. if did this then I could just send my buyers the addresses
(my buyer is on the phone with that agent now, he said he would call me back.)

I emailed the agent I met on the DG website today and he called me back promptly. we talked about a strategy to get these properties on contract and assigning and its time to make it happen....o..

well the clock is ticking until I know if the offer got accepted on the Corona deal. one investor told me to act like it will not happen and keep on working. never celebrate too early.
i sent my buyers info on a property in Long Island. the numbers were good but I think they are untreated in BK, Q, and the BX.
I like to send things sometimes just to let them know Im still working.
my new strategy is to control the contracts by putting out offers. im going to play the numbers game. im confident in my network if I get a great deal.
I had a fax installed in my office (coroner of the kitchen) which was crucial I realize for the smooth transaction of business.
need to get back to my marketing even though its getting cold out here. the phone is not consistently ringing. at least I know what have to do.
there is so much useful info on this site if you just look for it.
tonight I will come up with my offers on the properties my agents are sending me. print a POF from a transitional funding company and include the clauses a general ones for each offer. have it ready to fax tomorrow.

well this morning I finished coming up with my offers, POF, and addendums in a package for my new agent I met on this site
at 7am I faxed over k offers to my agent. I hope he is as aggressive and punctual as he claims he is.
8am I called my agent to see if he recieved the fax. he did not pick up so I sent him an email.
at 9:24am I recieved an email from the agent said he recieved 2 messages on his e-fax when he gets to the office he will retrieve them
10:15am I talked to the agent that im working on the Corona deal. she said we would if the bank accepted our offer by Monday. she has been sending one of my buyers listings and I have a meeting with her tomorrow to discuss the arrangements of that..
11am my current state of mind now eating breakfast in the tow truck. oh yeah I also started work at 8am. I've picked up 2 cars since
thanks to internet on my phone. next I will get a heavy duty laptop to keep in my truck. the party can't stop.

Hey everyone in the world of investors and everything related. I have been reviewing the forums on short sales and have some real good information.
-I talked to a fellow investor this morning about some properties she sent me. I wanted to know what was the scoop on these properties before I send them to my investors or make my own offer on them. They were a lot of 6 FAM properties, Im not sure how you price these deals. I think an attractive offer is 6 to 7 times the rent, but I don know how to figure that one out yet.
-the agent from the Corona deal called me this morning said we should know someting from the bank tomorrow. If this deal goes through I ad $10K to my account. But I am not getting my hopes up. WE set up a meeting for sometime in the week.
-I relisted my craigs list ads and put some on back page for pre-foreclosures and "we buy houses" I need to go through the ads from top users on Dean Graziosi site and get ideas.
-I called an investor I represent to tell him about the REOs that came across my desk. He is anxious to close a deal with me says he wants to buy another property this week and says he is glad I am calling him. He likes something about and looking to establish a long term business relationship.
-I am about to go to Wal-Mart and get ink for my printer and paper clips.
-Another agent sent me a list of expireds. When I come from the store going to figure out my best approach to these. If anyone has any ideas feel the freedom to let me know.

Ok its about 9:am. Im feeling real screwed after yestereday.
-I was suppose to find out if the offer got accepted on the Corona deal. I was anticipating that deal so much because I was to make $10,000 if it went through. The problem is that the agents who supposedly are representing the property did not even give me a call. I called her 3 times to no avail. I talk to my buyer he says the agent called her but said some type of bullsh**.
-Well this morning I got up to pull the addresses for the expireds my agent sent me. I going to come up with a offer and either send a letter letting the owners know that I am interested in the properties or I will go by the properties in person to let the owners know I am interested in purchasing or that I could help them sell the home. If any body checks out my journal and can help or give advice on how they deal with expireds please let me know.
-The lesson learned from the feeling of getting screwed is that I have to get control of the property if I am going to pass them off to my buyers. They dont need to get their hopes up high like I did and in the end the deal does not go through. That actually I think would make the relations between my buyers and I a little stale.
So I am off to build my sellers list. If anyone has suggestions I would greatly appreciate it.

Well DG Family I must say it has been an amzing, educational, busy, rewarding pass 2 days. If you read my last journal entry I probably gave off a kinda of negative energy. But I must admit that did not stop me.
The properties are coming to me from different sources and now its time to move forward with putting out the offers.
-Overall yesterday:
Well a gentlemen saw one of my "We buy Houses" flier up in his job and he says he always get information to people who are selling there house through the federal building that he works in. He has sent me 7 different clients so far. I called and most of them turned out to be investors selling property they renovated. But its ok I just added them to my buyers list.
-I was in my Tow Truck going to pick up a car and I saw a Jewish Guy and a Black Guy coming out of a house. They were dressed sharp in suits and I knew this was not this guys personal residence. I pulled up my truck and qualified him as an investor on the spot. Turns out he had just brought the house I was passing. I aslo called him today just to give him a more formal introduction and re-acquaint myself.
-I got a couple of deals from agents and they said that the contracts were ready to go so i sent this info to my buyers. I find alot of my investors do not want to go through the hassle of putting in offers, they just want to sign and go. My phone started buzzing and I got a couple of Non-Circumvent Agreements signed in the process. That agreement lets me know who is serious about working.
MORAL OF TODAY: Obstacles may get you Down,but dont let them stop you.
-I had a meeting in the city with the agent I met on this site. Let me tell you.....
As I lay in the bed I really did not want to get up from staying up late the night before. BUT I GOT UP ANYWAY!
When I went outside to warm up my car, my car would not start, the battery was dead. but I did not let that stop me I GOT ON THE TRAIN!
It felt good riding the LIRR to Manhattan with the upper classmen of the NY society, and then through it all I get calls from two of my investors wanting info on properties I sent them. So you know I was showing off my stuff on the train. You never know who is listening.
-The meeting with Michael (the agent I met on this site) went well. He whole sales properties also so he know just the things to do for me to make my strategy ignite and run.
Later on in the night I got a PM from another agent in NY from Brooklyn saying she wanted to be apart of my team oh yeah and she is a student of Dean Graziosi also. Back to the moral of today. A few weeks ago I could not find a agent to understand me now they want to be apart of my team. Now what if I would have gave up.

Today was a beautiful day. A few weeks ago I did not know when I would ever find a REA who totally understands my investing strategy and this week I found 2 from this site alone. Hence the subject of this Positng, is simply if you never give up things will naturally fall into place. Success is like a bow and arrow, "Sometimes Life pulls you back simply to propel you forward." So when things seem not to be working out just remember that your prize is only getting near. You just have to stay in contention in order to claim your victory.
-I had a very nice intro to my new found agent I met on the DG site . She is a very motivated individual and you can practically feel her energy through the phone. She has been in the business for about 9-10 years and hearing her story makes me want to work even harder for our success. When I got home tonight I emailed the type of property I am looking for and she said she would get right on it. I plan to model the Matt Larson 25:1 strategy my "neck of the woods"
-I also talk with the investor that I am partnering with on the Short Sale. Things are moving forward with that. I printed out a report from the precinct in the area which give the crime stats. We plan to send that in with the package. I also called the bank to see if I could talk to a rep but I was informed it was too pre-mature considering we did not even submit the package yet. I did get a list of everything that we must submit with the package. We have a goal set to send that in early next week. My partnering investor has been staying in touch with the client and things are going according to plan. There is alot of helpful info on Short Sales that I get right from the DG site and pass it on to her. She is amazed by the info I am able to produce and says she has found herself learning a thing or two from me. WOW thanks to this web-site.
-I took a brake from calling my Investors today I want to wait until I have some more concrete items to produce, this will give my new agents a chance to show me what they got. LOL "I know they are probably reading this now."
THe good thing about my relationship with most of my buyers is I know what it takes to get them aroused like fresh blood to a shark its just simply having a deal with the right numbers.

Of course you know I'm in NYC and we had a major snow storm hovering over us right now. I was carrying about 500lbs of salt to Long Island when my phone vibrated and it was an email from Cora. She is the Real Estate AGent I met on this site. As promised she sent over a list of properties that fit the criteria that I sent her.
-With Positive, Hungry, and Determined people around it forces you to step up to the challenge or get left in the dusk. Hearing the passion for Real Estate Investing in the voice of Cora, makes me feel even more responsible for our success especially if she is willing to give it all es got. (Lately I take on a sense of responsibility to people who believe in me. There would be no sweeter reward than proving them right with shared success)
-I guess that sense of responsibility is why after driving a truck in the snow for 12 hours today, and Ive been home on the computer for about 4 hours and its now about 3:00am and I about to clock out, I just had to start going throught the list of properties that Cora sent me. Starting to come up with my offer numbers. By Tuesday we should be putting out offers.
-Thats going to be my strategy is to just flood the market with very attractively priced offers. The Law of Averages always prevails.
-When my other agent sends me some properties I will submit offers to him also and see what happens>
WEll got to go to bed really tired body aching, but today was a productive Day. Cant wait to get up and continue where I left offed tomorrow.

I say that subject to say, When things start to heat up it is the time to step on the gas. When things start to fall into place its not by coincience. It is because you decided not to give up and you continued to take action all the while learning in the process.
All of that to say: Tonight my wife told "Damn baby you have been on the computer all day, (except when I was outside shoveling snow with my landlord. You never know he might sale me his house one day LOL) I said yeah baby "Its time to step on the gas. The agent I met on this site fell into place at the right time. Hopefully Michael will be sending me some properties tomorrow so I can send offers out with him too.
-By the way today I finished getting all of the information to Coran (My offers with the POF) so this week coming up she will be able to put 30 offers for me and she has already sent me some other listing to go through so things are definitely happening in my quest to find great deals for myself and the investors I represent.
-Well its 12:15am I am going to take a shower and relax I got alot accomplishes today and feel like Im finally going in the exact direction I want to go with the team I have around me.

When your journal posts come across my email (I'm subscribed to your journal, btw), I always find myself grinning ear-to-ear and thinking "Wow!..". You've got some drive there, mister. Fun to watch you "step on the gas". You are going to win that fight for the FIRST very soon, and then it all just gets easier (not that I think you'll let up at all. lol). Give your wife a big kiss for putting up with you, though. She must be a trooper too, to be standing by the intensity of this REI ride with you. Pretty cool.

Hey buddy...
It has been a while since we last talked and I appologize for not being around much. Things have really take a turn for the worse in my life, so I'm just trying to get that all worked out right now before adding any additional stuff to my overwhelmed shoulders!!!
Anyway, just wanted to say I think you are kickig ass and taking names. Your drive, no pun intented, is really awesome and it's definately help to keep others motivated out there. I kinda wish we lived near each other becuase I would love to hook up with ya and just spend a typical day with you.

Well last night guys I did not get a chance to get into my journal, but the Giants were playing the Redskins and I figured the REI Gods would give me at least one night off. and the Giants did not let me down. I love sports because it is so parallel to life. as you guys know I am in a Fight for the First, and I look to destroy, disgrace, abuse, and simply defeat any obstacles in my way like the Giants did to the Redskins. last night. LOL
-yesterday was a pretty calm day. I usually like my days to be busy but on this particular day it felt like the calm before the storm or the eye of a hurricane.
-the first person to call me was the investor that was ready to out out 300K on the Corona deal. He was just calling to say what's up and are if I had anything good. I have about 3 investors I work with that I talk to pretty much 3 to 4 times a week. just like with anything else communication is key and it lets my people know that I have a passion to succeed and positive energy is attractive.
-the investor that im working with on the shortage called me to say due to the weather she was unable to get pics of the property we are putting the package together which was understandable. we were really striving to get everything done before christmas.
-michael the agent I met on this site sent me 4 deals. he said he was going to run comps on them and let me know if they were worth pursuing. he took too long to get back at me so I used the internet on my phone and the total view site and got the FMV. I then texted him back my offers. that was yesterday about 3pm im still waiting to hear from him.maybe im anxious but I like punctuality.
-in the evening I talked to Cora the other agent I met on this site. I have a real good feeling about her. I have never met her in person yet its only been 4 DAYS since we met and she is preparing to put out 30 offers for me today or tomorrow. I will keep you updated. but as of right now I think you other investors should be jealous of the agent I found on this site. LOL she is energetic, motivated, and equally excited about. the success of our partnership.
well as I end yesterday's entry today I would like to thank Rina, Robert, and Lea for the OH so kind things they had to say about my progression. at times I wondered who you guys were talking about. LOL I feel we are in this together so if my story motivates someone else its because someone else's story motivated me.
No matter what phase or level you are in your REI caree we are all in a Fight for the First because no matter if you are Dean Graziosi or the newbie who just signed up today, we all have something that we have not that we desire or strive for. so when you do accomplish your goal(s) you would have won your Fight for the First and the game moves to other playing fields.

Well since my last post it has been pretty interesting.
right now it is 5:35pm in Brooklyn, NY and im riding around in my crispy clean tow truck that i just hand washed. if i mispell iwords ts only because im driving and typing on my phone at the same time. im in here 12hrs. a day i have to leverage my time some kind of way.
-since my last post one of my buyers submitted his POF on a property one of my agents sent to me. these are the same deals i was telling you guys i had text my offers to my agent but he never responded. well out of impatince i end up bird dogging these deals to a couple of my trusted buyers. that tues. nite one buyer said he wanted to make an offer on two of the homes. i had my buyer fax me all of his info and i faxed it to the agent. (Thanks to my wife who was home to recieve and send the info.) in the REI WORLD I Call her my assistant) well my power team got all the necessary info to that agent by 11am. You would not believe this agent did not call me back until 4:30pm to say he did not remember sending me those listings. i had to forward the email back to him for him to remeber. Then he ssid something was not right with the POF. i just let those deals be cause i did not want to aggravate my buyer cause of an incopetent agent.
-the last i heard from my other agent on tuesday night she was crying cause of some personal problems. I basic told her to forget about business until she was more calm. This is a people business so you have to understand people are only human and they will experience dramas in life. The next day, Wednesday, i sent h1 a soothing email which she said was just what she needed. Inside i was going crazy thinking "Not now" i had just submitted 30 offers to her things were going good and i did not need anything to get in the way now. when i checked my email this morning i saw that she wrote me to say she submitted 10 offers and would submit 10 today and 10 more Saturday. but wait it does not stop there. This. morning she call me to say one of the first 10 offers was accepted and all we had to do was put up $5K instead of $1K. i was so excited cause when any of my offers get accepted cause any # of my buyers will jump to the deal. but wait 10 minutes later my agent called me back to say the offer was turned down cause of someone else's higher offer..........At that point all i could tell my agent was that like water we have to sizzle before we boil.
-and considering the past events i was not down at all. cause my power team is definately on our way to doing big things in the NYC tr-state area and beyond. on a side note i would like to wish everyone a merry christmas and be thankful for the love onesbyou have. in the midst of me writing this journal entry a good friend of mine call me to tell me his dad died today. Christmas Day of '96 my mom died and Christmas Day of '08 my daughter was born. If we keep our head above water long enough during the rain we will be around long enough to see the rainbow. This REI journey has definately been a roller coaster ride but the more i ride the more i figure out how to drive.

Good MOrning to all in the DG world. I signed in my computer this morninig while everyone is sleeping. I just have to get on my computer and see the what type of opportunities I can stir up. Heck looking at my track record, December 25th is actually a pretty special day for me, considering the significant events that have taken place on that day in my life. On that note I would like to clear up something I said in yesterdays entry about my mother passing on Christmas Day of '06. Some of you who have been following my progression might remember me speaking of my mother in curent events. The lady who passed raised me since I was a tiny child so I basically call her my mom. My biological mom is still living as a matter of fact it was her sister my aunt. I just felt I had to clear that up so my honesty would not be in question.
-Well I will get back on the computer for as long as everyone is sleep, I know after they wake they will demand my attention. The REI world is really an addictive process. Sometimes when I'm not in the best of spirits I just cut on my computer and just dive in the world of investing. It seems like something positive always comes out of whatever I do pertaining to this aspect of my life. It will be so nice when I can quit my job and really give my investing career all I got.
