Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

Wow, you got a folder of "Shane-isms" What can I say....I am most humbled by that. I am glad that my words are able to inspire you and give you that extra gas in your reserve tank in your vehicle that takes you to success.
Sorry I have not given you that ending that you were looking for to this never ending story yet but for me this is simply how the cookie has crumbled. Dont worry though weather its a crumbled up or whole its still a sweet cookie of REI.
I wish you all the best too in your endeavours of RE too. It will be so nice when we are on the other side of Success and we can remember these days when we mere fledgelings looking for that worm that will make us content with the life we live. That same worm that will help us grow into the bird that flys across the land as we see fit.

Whats going on my Hero! lol I so admire how you move across the playing field of REI I have to call you my hero and I am so proud of you.
Yeah this deal seems to be one of those never ending stories....but I am more relaxed about the whole ordeal now. I am at that point where I feel like I have done pretty much everything that I could have done to put the pieces of the puzzle together and connect the dots to that closing, so at this point I will leave it in the hands of the lawyers. Hopefully it will work out in all of the parties favor which will lead me to success or better yet $10K. lol HOnestly I am curious about the Attorney General approval also. I have never heard of anything like this but this is a learning process so I do not mind learning as I go.
I cant wait until I have a few homes under my belt so I can get up and go like you do. (NJ, WI KS, SC and on and on....) I picture the day when I can meet the likes of you and Rina and all of the other great people of our illustrious DG family at the closing table of a good deal. All of that success will lead to us cruising in yachts, flying in jets, and riding across the land as we see fit. Most of all I cant wait to see you at the TOP!

Hi DG family....
Today was a good Sunday. I have today off from my JOB so it was a day filled with family fun. I did relist my CL ads and as I am typing this I got a few available properties in my email from my "Hard Ball: agent that you guys might have heard me mention in previous post.
Hence the subject and speaking of family fun. I live in LI now a few blocks from a place called Nautical Mile. Its kind of like a mile long board walk with eateries and bars on the water. In the background there are Cruiser, boats, and yachts parked along the strip, and all I could think and dream about was owning a yacht of my own as I ate Pasta and Clams at the "River House Grill" with my family. After we ate and on our walk home my wife and I talked of the days we could own a house by the water with our cars parked in the front and our yacht parked in the back. It feels so good to know that I might not be there yet, but at least I have a vehicle called REI that can take me there. I was so ****ed when I paid for my meal and ready to leave and realized that I did not have any of my business cards in my pocket to leave on the table and give to the people who were marveling over how adorable my daughter is. I do have to put that into more prospective and I plan to change that this week. Every person who comes within 3ft of me should get one of my cards. Every store, gas station, bank, or anywhere I go I should leave a flyer or business card including when I go out to eat with the family. For me thats where it all starts to getting those FSBO leads Marketing Marketing Marketing........

Yes Laura I just had to let you know that you hit the nail on the head when you said, "what you focus on most is what you attract to you..." I truly believe in this theory. I feel like I am living proof of this everyday with the position I am in life. I remember there was a time when I use to walk, take the bus, and ride the train everyday and I use to hate it with a passion. I use to dream of having my own ride and now I have two pretty nice "whips" as we say it around her. I remember I use to live with my mom in her Brooklyn basement, and then in Queens in a rough neighborhood, and now my family and I are in beautiful neighborhood in Long Island with a Canal and with boats as a back yard. Of course my dreams do not stop there because as I am happy to have a good paying job I so much want the freedom and the lifestyle that REI can afford me that I dream about it everyday.
Its like this, if you watch a horror movie before you go to bed you just might have a nightmare, if you watch a Suspenseful movie you might not ever get to sleep, and if you watch a Romanctic movie before you go to bed, well I will leave that type of dream you will have up to your imagination, but you get the point. But its like you said Laura, "what we focus on is what we ended up turning into", like "you are what you eat", like "what you put in is what you get out". I mean look at the legacy of Martin Luther King for crying out loud....dreams allow you to go places that you have never been before. I mean Martin died before he actually saw the full extent of his dream come true but I am sure he saw these days many many times
while he was still living.

Hi DG Family.... Well over the past couple of days things have been pretty calm. Thats not really my "cup of tea" but what can I say Its what the REI have dealt me up until now and I am more than happy to drink it. I like to have it like Lea who is viewing 10 houses, no matter what it takes, machettes through tall grass, cold water on hot days, avoiding snakes, dealing with ants and moschitos and basically getting out there and doing the Damn thing no matter what it takes. Of course her and Denny are not the only ones but that just came to mind when I consider how busy they must be.
I have been putting in about 2 offers a day with my agent. The virtual listing agent that I have sending me new listings to my email has not been putting out as many new listing as I would like. I did talk to the young lady who is taking the "Pastor Deal" off of my hands and she gave me some recommendations on other sites to try to get more listings as they hit the market. Speaking of putting in offers with my agent, she usually gives me an update on how things are turning out once she puts in the offers but this week I have not heard from her at all. Thats not good. I think I will have to go back to my plan of contacting the listing agent of the properties myself. The young lady who is taking the "Pastor Deal" off of my hands suggested this to me again because here in NYC it seems that it breeds greed. Listing agents would rather find their own buyers before they take a buyer from another agent and have to split the commission. This is one of the reasons I think many of my offers have recieved a blind eye. Another reason is that I think it could be the POF that I am using from the transactional funding companies. It is easy to download but just as the banks alot of agents do not want to deal with it. I am really not worried about this because my main focus is dealing with FSBO's but I still deal with the MLS because it is so readily accessible.
The Pastor called me this week and he is so ready to close on this deal it seems. Its nice to know that he is calling me now. I talked to him about the extended time on the contract for the closing and he said that the date was not set in stone whinch is good. It can be pushed up accordingly. He did admit that since this was a church owned property that the deal would have to be approved by an attorney general. The downpayment of $20K on a Cash deal he felt was justified in order to gage the seriousness of the buyer. I told him a general Cash deal request $1k - $5k but did not put any pressure on the statement. I do not want to razzle him because he can be something else if you know what I mean. I did request to speak to the buyer which I was more than happy to do to kind of take some of the pressure off of me and she is more than experienced in these matters. It worked just like I wanted it too because she kinda of calmed his nerves and smoothed out the situtation. Right now the lawyers are making corrections to the contract and by the end of the week it will be sent back to the ole Pastor's lawyer with a downpayment of $10K. This was all conveyed to the Pastor so everything is alright. My buyer is actually doing a double close on this property with a transactional funding that I referred to her which is nice because that company will also give me money for the referral.
I did get a call from 1-800# this week from a budding wholesaler and hopefully he will be able to bring some good leads to the table. I am not getting the call volume that I would like which lets me know that I have to step up my game with my Marketing Marketing Marketing....!

Hi DG Family....Well today was a pretty good day
I heard from my Agent today which was a positive feeling. She happened to be away for a lil while which I can understand. What da hell its summer time. Needless to say she did catch up on all of the offers that I sent her. What she does is calls the listing agent to get a verbal before she actually faxes over my info. We are waiting on one of my offers and 2 others the listing agent said that there are tenant issues. Tenant issues are not a problem to me because I work with an investor who does not mind that at all if I can only get him a contract at a price that makes sense. So I relayed this info to my agent and she will proceed with the offer. A couple of my offers the listing agents told her that they were to low. I let her know the FMV that I came up with for those offers and asked her proffesional opinion from the data base that she works with. This was all via email so Im sure by tomorrow she will update me. With the update from her and comparison from my notes I will reevaluate my offers. I know alot of us here at DG have a motto that there is no offer too low. but here in NY I have heard of agents being black listed for making offers that were just ridiculous. You know for example like offering $20K for a '10 Porsche or $100K for the White House. With this in mind I really try to make offers that fit my budget but also make sense in the scope of our market. If it does not fit I just dont make the offer. Now with FSBO deals its a whole different story even though I still will not be ridiculous. One of the other offers I made they will be showing the property next week and I plan to be there for that.
Thanks to a fellow DGer Don Angelo if Im not mistaken.....I used the owners.com site tonight and will be working with my agent on a property that I found that is in a great neighborhood and a super great price. Its almost hard to believe. (Asking = $250K FMV = $822K) The owner's info was kept private but I did send them an email letting them know that I would like to meet and see the house. (See what Im saying Lea...that kick in the behind that I needed to get out there and view homes like you guys. lol) I also requested from my agent for her to use her data base to find the owners info. If anyone in NY knows anyway to find owners info for free I would be more than happy for that tidbit. I already know about propertyshark.com
A fellow investor on my buyers list sent me a text today letting me know that he had a property for sale, and at first glance the asking price was attractive, but after further review I realized that this was a undesireable neighborhood. I probably will not even waste my time. As a matter of fact I will call him tomorrow and let him know what I would pay for that property, which is actually $55k below his asking price. Who knows he might accept it and I happen to have buyers for the area.
Another investor on my buyer's list texted me today just to remind me that he is looking for homes to buy and he re-sent me all of his criteria. I guess its been awhile so he had to remind me. It feels good when they check in with me like that. It lets me know that I am someone to them as much as they are someone to me. Never-the-less I know that it is important for me to stay in touch with the people of my network even if it is just to say hello.
Hopefully my buyer for the "ole Pastor" deal will be sending the contract back with escrow tomorrow. She did say by the end of the week and if Im not mistaken tomorrow/today 4:40am is upon us. We will see how that goes.

I am a newbie Newbie! I have read two of Dean's books and poured over this site for the last week. I have spent DAYS and DAYS reading every word on your blog from beginning to end. I am so worn out just reading it that my eyes are starting to cross! But at the same time I am a very motivated cross eyed person!
It scares me to see the effort you have put in. I don't know if I have that endurance. But at the same time I know that this is my only way out too. Retirement age is looming in my near future and I am like so many in my generation who have not saved a penny for it. But like I have always told my daughters, "You do what you have to do."
I am so glad I am here for the "Finish"! I will be here cheering really loud!

Yeah Lea I hop I meet with the owner of this property also. Its been 2 days now since I sent that email and have not heard anything back. I had my agent on the case but she was unable to find anything on it. Its also weird because it was listed as a Multi-family but only has 2 beds and 1 bath. We will see what goes on but it almost sounds like one of those "2 good 2 be true" type of deals. I mean it would not take a rocket scientist to pick up a deal like this so who knows whats going on with it. Of course I will notify all if anything comes of it.

First of all I would like to personally welcome you to this illustrious DG Family that I am so proud to be apart of. I feel that you are well on your way to success because it first starts with education, and I admire the fact that you spent a week just soaking up the wealth of knowledge thats layed out for us right here on this site.
Please do not let the journey that has been layed out for me scare you. Just because I have had to endure the obstacles that have come across my path does not necessarily mean it will be the same for you. You probably have strong points where my weakness lay there head. If you make your bed you lay in it, so make that bed of success that will lead you straight to the TOP! We are two totally different people so I will say it again Do not be scared of this journey as you put on your boots and get ready for the climb. Im sure as you proceed there will be tools that you already have that will propel you along. There is a wealth of other DG family that have had success without out going through half of the obstacles I have faced and if they did face them they overcame them much quicker than I seem to be.
I feel so honored and humbled never the less that you actually took the time to read to my whole journal. It really means alot to me that something that I have said or done may motivate you to goals you seek from Real Estate Investing.

Hey whats going on DG Family. Today was a pretty easy going day.
If you have read the post that I directed to Lea you have heard about the latest "2 good 2 be true" deal. We will see what happens to that.
I called the buyer of the "ole Pastor" deal I am in the midst of. She is waiting for her lawyer to get back from Israel and that will be early this week which is a good thing. I asked her if I should call the pastor to reassure him and she recommended I dont. She does not want to alarm him and put anything negative in his head. She did reassure me that everything is going according to plan just waiting for the lawyer to get back into town so they can put the finishing touches on the contract and send it back to the Pastor's lawyer. The pastor did not call me since earlier in the week he talked with the end buyer. Thats a good thing because thats exactly how Dean diagramed it in the book. Get the contract and assign to someone else and have the saler deal with the new buyer. I guess whatever they talked about has him at ease. We will see how next week turns out. For some reason Im really not worried at all and I kinda feel good about what the outcome will be.
I put in 5 more offers with my agent so we will see how that turns out also.
I was suppose to put out bandit signs tonight and realize I had no nails. Was so dissapointed about that but what can I do but buy some nails first thing as the stores open and get to work.

Hi DG Family......Just a little update on my dailys. I watch the video from Dean and boy this New Total View Package is right on time. Everything that we need to Find, Lock Up, and Sale a property is right there for us. When I say everything I mean everything. Those of you who have explored it know exactly what I mean. Dean has got me excited about seeing the next email he sends my way.
Through touring the Total View Package tutorials, I have decided to more aggressively approach my efforts in find new potential deals.
This morning I sent out 17 offers to my agent from listings from a town in Queens. These properties have been on the market for over 150 days, and are priced considerably above the FMV. Thanks for the idea Dean.
I did get 2 calls to my 1-800 number but they did not leave a message. I tlhink I will all them back.
Again the new Total View is awesome. I have so much to read and refer to. Its just what I needed at this point in my REI career.

Hi DG Family. Sorry about my extended absence. I have no excuses but every now and then I do not post in my journal, but Im still out there in the REI world.
This past week was a pretty good week. I have been targeting properties that have been on the MLS for 150 days or more. I hit a little bump in the road when my agent decided that my asking price would be too low for the listing agents to actually submit my offers. She suggested that I try to get in touch with the home owners directly. What I probably will do is send letters to the home owners letting them know that I am an investor who could take the house off of their hands within 30 days if they accepted an ALL CASH offer. I am a lil dissapointed in my agent because I need her to submit the offers regardless of what she thinks the other agents might or might not do. I might take the advice of an investor friend of mine and deal with the listing agent directly.
I visited a REO property this week. I will make an offer on this property directly myself instead of going through my agent. I will see how this goes as a continued practice. I have made a lot of offers in the past few weeks and according to Matt's teachings I should have an accepted offer by now. The only thing I could think is that they do not want to accept my POF or its because Im making offers in my own personal name instead of a LLC. Still tweaking the system to find what works when dealing with the MLS. Any advice would be appreciated from anyone having success with the MLS.
In regards to the deal that I am working on with the "ole Pastor".....The buyer should be sending the Contract today finally with the $10K down payment. She called me to let me know that they are wrapping up the contract with her lawyer with the corrections to send back to the sellers lawyer so I am happy about that. This lady plans to double close this property to an end buyer that she has, and her only concern was the $18K in property taxes. She said her buyer was also concerned about this. Her other concern was if they would accept $10K as a down payment since they initially were asking for $20K. I think they will especially since its a Cash Deal. IN regards to the end buyer that my buyer is fliping the property too....If he backs out I will start to call up some of the buyers I have turned down who asked me about this property. Regardless once the contract gets back to the seller my buyer will have control of the property and once she sells it in the next 30 days I will get paid. I did speak to our "ole Pastor" last week and he was asking me about the progress and right about that time lmy buyer called at the same time so I was able to relay questions and answers through a 3 way and it worked out well. On a whole Im feeling good about this deal.
Right now Im in hunt for that next lead. I know I need to do more marketing and continue to place offers. I have been down the addresses of abandon houses and also have learned how to look up tax info on the computer in an effort to find the owner. Alot of properties are owned by the bank already but I plan to write letters to them also. What can I say...I will just keep taking action until what Im looking for reveals itself.

I know its the law to have to present any and all offers, but take it that your agent knows the listing agent and the personality of the homeowner and knows what they will and will not entertain. More importantly, he's protecting himself from getting blackballed by any other offers from either the owner or the office. I can completely understand his/her stance and if the offer was one where it wouldn't go over, i'd have refused to do the same. And have several times before.
I think the reasons is one of a few things or all; your offer was too low to even be considered and in most circles, a transactional funding POF is not going to be accepted by the owner, and most likely the office. Why??? Because , the holder of the TF POF does not have actual cash to buy and has to find a buyer and that holds up the sale. There are some agents who do deal with 'wholesalers' and it should be those whom you seek out.
Regarding the MLS, most investors,....cash holding, close the day the title comes back clean, they pay better commissions, cash buyer investors never use the MLS and neither should you. Why??? Because if its on there everyone has seen it and its not a surprise anymore and every investor wants what no one else has; easier to sell and set a better price.
I know the proverbial law is to make 50 offers and be happy with 2, but here in NY, with that plan, you'll burn out. Your best bet is to strictly stick to fsbo's. If you want to stay in LI, hit up Uniondale, Hempstead, Freeport, etc, look up signs that say FSBO or look in Newsday or NY Daily News. If they say 'NO AGENTS',.....bingo. When you speak w the owner, let them know you're a wholesaer who has access to cash buyers that may be interested in their home. They may counter but first thing you let them know is they don't have to pay them, the buyer will. That will calm them down greatly. Ask them for 45 days to close to give for time of any issues beyond your control. I hope this helps.
