Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

Hi DG Family and particularly you Richie in regards to your last comment I am still Rocking and Rollin guitar high in the air. I have just more recently prolong how often I type in my journal, but I will always make way to update the REI happenings in my "Fight for the First"
Its always more motivating to type in this journal of course when there is something new, exciting and a money making lead pops up out of the box of REI treats. This is what I have been up to lately.
-All of the offers from last week have been submitted which was confirmed by the two agents I am rocking with. I submitted 4 offers with one agent this week and 2 with the other agent. As potential properties come across my way, I will just put in a offer. Something is bound to give, I mean I know because it has before.
-I got 2 potential leads from my 1-800# Tele Center this week from a potential buyer and a FSBO lead.
-The buyer is a retail guy who responded from one of my craigs list ads. I have a list of properties I am working with from an investor but this buyer wants to be a few blocks out of the range. Something will come along to his liking.
-The FSBO lead was from a pastor out in Long Island in his message he basically said that its a 1 Family house with 4-5 beds, looking for a quick sale, built in the 1930's.
Whoa needless to say those were some words in there that triggered "MOTIVATED SELLER" I entered his info into my database, but instead of calling him myself, I had one of my agents call him, because she seems to get the necessary info so gracefully. And that she did...The guy is looking for $180-210K. I went to the Total View Real Estate Research site and the FMV of the house is $510K Zillow FMV is $523K. THere is damage from the Nor Easter that blew through the NOrth East this past winter and it has been vacant since January and the last tenants ram shacked the place according to the Seller.
Through my "graceful" agent I have a meeting arranged this Sunday at 2:00pm to meet this Seller at the property.
THe thing is that I really do not invest in Long Island but for some reason this sounds like it could be a deal, If need be I am pretty confident in my ability to find the money if I have a true deal on my hands, besides I have a DG family friend out there name Phil who told me when I have deals for cash Investor in Long Island I could call on him. Well thats just what I will do.
Other than that I still have not put up one of my new signs yet, but I have the nails and the signs in the trunk of the car. I just got to get the hammer. Before the week is out I will put up at least 10 bandit signs this is part of the weekly goals.
There is a famous poem called "Foot Prints" its about Jesus walking with you along your path and when you only see one set of Foot prints its not because he left you but because he carried you. Well Richie and others who may wonder or think I may have faded away when you do not see me, but its not that its just that I am floating on a REI cloud so you might not see my Foot Prints......lol

Hi DG Family. Well of course its been ages since I have posted in my journal, and to Richie, Cathy, cbrindamour, and Laura and everyone else that keeps up with my efforts I appreciate all of the REI love and right back atcha. You guys probably know or maybe dont know that it means alot to have people who are rooting for and have your back in this vast REI world that we live in.
Well I must admit things are happening on my side of things. I have not had time to catch up with everyone else to see what you are doing, but if you know what Dean and so many other successful REI know, you all are definately taking action in any fashion that your mind, body and soul will allow you.
Well lets get right to it.............
Some of you may remember from my last post me talking about a FSBO lead out in Long Island that I was starting to tackle. (Funny I say tackle considering this is the "Fight for the First." I guess thats what it has comes down to an all out warfare where anything goes. Punch, kick, bite, slap and even tackle. lol) Well never the less I have been out to see the property for 2 Sundays in a row. The first Sunday I went out to see the property I only saw the property from the outside, not knowing that the pastor who owns the property left the door open for me while he gave his sermon in Church that day. No problem I did get a chance to probe the neighborhood that day and discovered that there was another property up the block that was up for sale. So of course I took the number and made a note to call the agent. The property I am working on is huge and has a huge yard to match. A little over 7,000 sq.ft. I know to some of you that may not sound like alot but for this part of the country thats something to talk about. Well I talked to the pastor later on that day and made arrangements to see the property inside and out the next Sunday which was actually the last Sunday that pasted. Also throughout the week I called the agent of the other property thats up the street and he told me that the property was a foreclosure selling for $225K, he also said he had a few offers on the property but the bank is just holding on to the contract. Boy do I know how that feels. If I would have gotten 1/4 of the contracts that I tried to get from the bank I would be rich right now. lol Well this is good news to me but this house is much smaller than the one I am working on, it needs gut renovation and they are getting offers above the asking price. The owner of the property I am working on is looking to get $180K-$210K. Well I asked the agent without giving the address of the property, "If I had a property on the same block for about $140K-$180K do you think you could get it off of my hands." In a most excited way he said most definately. In my mind all I could say was "NICE" This agent went on to say that all of the investors that he has for the property up the street he would just send them my way if I had such a property. In my mind, "Cool Beans Baby" If you remember Long Island is not an area that I focus my REI efforts so I did not have a buyers list. This is the reason for talking with this agent in such away. I also have a DG family member in Long Island that I believe in and he said if I have anything out there he could get off of my hands. His tag name is philbenice by the way if you need a Long Island guy. I also know that if I have a good deal the money will find me.
Well the next Sunday came around which was Father's Day and I went out with my property inspection sheet straight from the DG Success academy and did my numbers on repairs for the property to the best of my ability. Since I could not get any of the construction people I knew to come out on Father's Day I also took pics with my "Ashton Kitcher" Cool pix camera to show them at a later date. Im not going to lie the house needs work but its not the worst I have ever seen. Here is the good part.....As I was standing outside house clipboard in hand taking notes I notice two guys in a nice new Acura TL checking out the house up the block that I was telling you about, and automatically in my mind I thought "INVESTORS" and do you know when they finally pulled off I was still outside and they passed by real slowly checking me out and then they backed up to talk to me to find out what was going on. They asked if I was a broker or something and standing by my Lexus very confidently told them that I was an investor and gave them a brief run down of what I do. They very eagerly gave me their card and said that once I get the contract on the property to give them a call. Again in mind all I could say was "NICE" I knew it would not be that hard to build a buyers list. It does not matter where you at as long as you have something that makes sense. Well I went to the church of the Pastor which was around the corner and told him I did what I needed to do for that day and come to find out he knows my moms church and the current pastor and the past pastor and they know me very well also considering I play the piano at that church from time to time. Again in mind all I could say was "NICE" I have a feeling that I will be giving a finders fee to someone who referred me to this pastor but I still have not asked him how he got my number but believe me I will.
I told I would contact him later in the week and that was that.
Well Monday went by and the Pastor called, (Oh yeah he is definately a Motivated Seller, if you were to see the condition of his church you would know why) I told the pastor that I had my offered ready and that I would like my lawyer to prepare a contract and I would present it to him. He was excited to hear this so we made plans to confirm the day for the next day. Well Tuesday came and I told the pastor we could meet but he insisted on us going over the number I had. I told him I would rather meet him because I did not want to go over the numbers over the phone, but he insisted. Soooo.......I told him about all of the work that needed to be done and confirmed that from what he said that the electric and plumbing was still good and told him that I would be prepared to give him $165K for the property in the next 30 days. He said in a very slow and Pastorly way, "I will see you tomorrow." Again all I could say in my mind was "NICE".
Well this REI train ride for this deal does not stop there. Check this out. I am actually moving out to Long Island on the first of July. Oh man its a beautiful home that my wife found with a big front yard and a back yard that leads to the water where I even have a space to park a boat if I would like to. Some of you out there may have heard of Freeport, Long Island. Im in a 1 bedroom basement apartment and I feel its time to step up to a 2 bedroom for my daughter and its a nice school district and a nice calm neighborhod. Needless to say I am dealing with the property manager and I went to sign the least today and give him my security. Well you know me I told him I am a REI and asked him if he buys property also. He says he does so I went on to tell him vaguely about the deal I am working on out there in LI. Do you know he told me this is not the area of Long Island that he focuses on but he went on to say once I have it under contract, give him the comps of the property and he could get it off of my hands because he knew investors who buy in that part of town. Again in my mnd all I could say was "NICE" and extra sweet because my wife was there to witness it all.
But hold up wait a minute.....AS you guys know I do work the tow truck business at night now 6pm-6am, I mean they must really like me because I even answer the phone too. Well I went to pick up my last customer about 2 hours ago and we were talking about my schedule and he was asking me if I like working at nights and I told him I love it because it gives me a chance to invest in real estate during the day. He went on to say that, "God must have sent me in your path because I am an architecture" We talked more about what he is doing and what I am doing and I told him vaguely about the deal I am working on in Long Island. He went on to tell me that once I get it under contract to give him a call because he knows investors out that way who buy property and he could help me get it off my hands and we could both make money. Again all I could say in my mind was "NICE"
So you see you guys I could not hold back any more from getting in this journal and let you guys know whats going on. I started off with a property in Long Island with no buyers list and now I have a DG family member, a RE agent, 2 Investors, a property manager, and a architecture that I will call as soon as I get this property under contract. They way I have been attracting the potential buyers, they will not be the only ones. All of this has come to me by simply opening my mouth. A wise man once said, "A close mouth does not get fed."
Tonight or this morning I should say I just have to add the clauses in an addendum to the contract. Such clauses that will allow me to get out of the contract if need be, show the property while it is in contract, and confirm that I will have the option to assign the contract. I already have the Purchase Agreement printed out and ready to sign so I am almost ready for the Pastor and the blessing that he has bestoweth upon me. lol
Oh yeah besides all of that, I have posted my Craigs List Ads, put in more offers from the MLS, call rental ads to see if owners want to sale, and on friday nights I put out at least 10 bandit signs.
So hence the subject...........I know I have not been posting nearly as much as I usually do, but in the words of James Brown, "I feel Good.....Like I knew I would."

Look in Uniondale as well; thats where I went to high school, but there is Hofstra University and a bunch of homes you could purchase to rent to college students, but be carful when purchasing out there.
Property taxes are a major deterent and can turn off potential investors, so make sure you get a great deal for them so that you can resell with no issues

Hey whats going on DG Family. First I would like to acknowledge Richie, Elix, Cathy and Lea. I appreciate you guys looking me up from time to time and watching this "Fight for the First." I know with the ups and downs of my REI journey you must get dizzy from time to time trying to keep up, but you guys seem to buy a ticket for every bout I take on. Boy oh Boy what would I do with out you guys cheering me on.(Well honestly I would keep on, but you know what I mean.)
Well today was a good day. The last journal entry I posted I was preparing my contracts to sign with the owner of this home in Port Washington, LI. You guys did not hear from me yesterday because I did not meet with the owner. He called me too late in the afternoon to meet, and I probably could have scrambled to meet before I went to my night job at 6pm, but I postponed it until today. It was also a kind of test of his motivation. Sometimes the longer you make someone wait, you build up their anticipation. None the less we rescheduled for today at 2pm at a Diner not far from where I live. I like this Diner because its not far from where I live and it is a cozy meeting spot. Thats right Laura the same Diner that I was going to meet you and Richie. lol Well what can I say I was there at 10 minutes to 2pm which gave me a chance to get my game plan together and at 2pm Sharp the Pastor/owner of this home showed up. Well what the heck let me get right to it. After I broke down my exact intentions he had no problem signing the contract, hence the subject: Signed, Sealed, and time to Deliver! I got the contract for $165K and he tried to get me up on the price but with all of the confidence in the world I told him its too late to change because the contract has already been well prepared at the $165K we previoulsy discussed. Remember he is motivated so there was no way he was going to back out. I mean I only went down 20K below his lowest asking price. Needless to say I left out of that Diner on top of the world because everything went exactly as I planned it. I even negotiated to pay the escrow at a later date giving me time to shop the property to my investors and get the money from the end buyer. "NICE"
I must say I am confident because the closest comps which are on the same block are coming in at $390K and $495K giving me an average price for my property of $442K. When I checked the FMV on our Total View real estate site the FMV is about $450K so everything is going according to plan. "NICE"
Well now its time for the last phaze and that is find a buyer for the property. As I told you before I do not normally focus my efforts in this area of LI but I know if I have a good deal there is no way a serious investor will turn it down if this is their area. I sent out an email blast with pics, comps and a description of the prop to all of my investors, so we will see what happens. Tomorrow I will follow up with phone calls. While driving the tow truck at work tonight I remember my Asset Manager on my Power Team and he also buys property. From the start he was happy to hear from me and called me by my first name from the answer of the phone. I asked if he buys property in Long Island and to my delight he says he buys property all over. I told him about the deal and the details and even told what I have the contract for and what I want to make. He told me he is going to show me how to put the deal together and I should meet him at one of his property in Long Island tomorrow so we could ride together over to my property and talk about it. "NICE"
So thats where I am at now. The owner of the house has faith in me and that means alot especially coming from a Pastor. I mean its like this deal is God sent anyway, especially because the Pastor does not even know how he got my number. He just know he had my card and he called. Tomorrow will be an interesting day with my Asset Manager guy, and I have still yet to talk to my DG Family in that area, and the property manager that I was telling you about in my last post.
One of my agents sent me a list of properties to go through, and I have a list from the program that I sends me listings as soon as they hit the market, so I will go through them tonight and prepare my offers. Wish me the best you guys because now its time to Deliver!

Hi DG Family. Whoa it feels so good to be back in my journal with you guys. Through this Fight I have tried to come back to the ropes/journal at the end of every round/day but over the past few I have been just going at it with an ultimate focus to KNOCK OUT the obstacles that hold me back from my first completed deal.
-e I hear you loud and clear about that race to the first MILLION and you can definately count me in, and trust me I dont really like eggs that much so you are asking for a good race......! lol

Well Well......The last posting in my journal I had just gone into contract with this Pastor for this home in Port Washington, NY. The next day I was to meet with the Asset Manager of Bank of America to check out the property. Here is what led up to today's circumstances:
That next day came, but the night before I sent out an email blast to all of the investors, agents and overall real esate professionals that I consider a valuable piece to my buyers list. Even if they were buyers that were not interested in that area I still sent them an email with pics and a thorough descritpiton of the house. Within the email I sent the comps of 3 properties that had just recently sold on the same block. (1 for $390K and the other for about $440K) The next morning arrived and the first thing I got was a call from a young lady on my buyers list who seems to be on top of every bank owned or MLS lead that I had ever sent her, so I only send her deals that I have locked up with a FSBO. Well she called and asked about the property and said she already knows about the deal and it was bank owned. When she said that I confidently told her what she was saying was impossible because I am in contract directly with the owner, and from that point on an instant respect was established.
Keep in mind this was a Friday morning that I was talking to her.......
So...she went on to say that she wanted the property and just wanted to see it and she would guarnatee take it off of my hands. I hand to pump her brakes in a cool way and let her know that I was showing it that day to my asset manager from Bank of America and he was interested in it also. Believe it or not she pretty much begged me not to sale it to this guy and I even went on to tell her that I would love to sale it to this guy because he is an asset manager for a major bank and the collaboration with him would lead to more deals. She said, "Whatever time you show the property today, I will have someone there to see it also." "NIce" I told her the time I was showing the asset manager and that was that.
Well I called my asset managaer just to confirm our meeting time and he never picked up the phone. I could not leave a message because his mail box is full. "Come on business people have to be accessible some type of way." OH well I went right on with the plan of action and met this young ladies partner from my buyers list. Through our conversation I fond out that she was attempting to whole sale it to the guy she sent to meet me. Basically the same thing I am doing, but through her smooth flow I could tell she has experience under her belt. She even said, "Shane, Im going to show it to this guy, but Im really thinking Im going to buy it for myself" That was nice word play and in a minute you will know why.
Well I called the owner/pastor and could not get in reach with him for nothing. This irritated me lil' because during the contract signing the day before, I expressed how important it would be for me to get in the property at any time to show potential buyers. LOw and behold when I finally got to the property(Stuck in the traffic was 30minutes late, but the buyer was too and we got there at the same time.) Anyway the door was locked and I could not go into show him. Thinking quickly I reassured him I would get him in and engage in conversation about the bank owned property down the block that was selling for 40K more than what I was asking but its sq. footage and lot size was much smaller than mine. We ended up taking a walk down to see the other house and I even hit him with the comps in the neighborhood that recently sold and he could not help but to acknowledge the fact that I had a good deal. By the end of our 30 minute exchange he let me know he definatley wanted the house and could close in 2 days. That was good to know because I promised I would give the pastor a down payment within 5 days. I reassured him I would get him in the house over the weekend and he made me take his # and info for future business even after I insisted that I would contact him through the young lady on my buyers list that sent him my way.
Well Saturday came and I tried to get in touch with the pastor and not until about 4pm did he call me back with an excuse why he could not be reached and asked if I could come back after I had told him I was already out there with a partner and could not get in. I really was not but I had to create the drama so it could take effect if you know what I mean. Besides I had to be to work at 6pm so there was no way I was attempting to arrange a meeting like that. I worked it out with the pastor to leave the door open for me that Sunday and arranged a time with the young lady from my buyers list to meet the buyer that day. Would you believe Sunday came around and I reached to the property and the door was locked. Naturally the anxiety inside started to build and my mind started racing. "What would the buyer think?, Why is the Pastor doing this? I do not have alot of time before the deadline for downpayment! AAAAAAAHHHHHHHHH!!!!! Well I went over to the church and met a man and when he told me his name I added Deacon to it and enthusiastically said it back to him. He said "How did you know I was a Deacon?!" I said "I can smell a Deacon when I see one!" and we both laughed. He told me he would tell the Pastor I stopped by and that was that because thats right the Pastor was not there yet. Right when I was about to give the Pastor a call the young lady called who set me up with the buyer and apologetically said the buyer over slept and would not make it until the next day. Cool considering my position. I was going to stay and wait for the Pastor to have a few words concerning the importance of me being able to access the Property but I just had my wife take me home who was my driver for the day considering how tired I was from jumping from the tow truck world to my REI business literally overnight.
Well it was not over yet because later that afternoon the young lady from my buyer list called me and said she was really thinking to buy the property for herself, she was not far away and would like to see the property. I told her I was not sure if the property was open and kinda of BS a little bit to buy time and try to get in touch with the Pastor. She ended up going to the house anyway and tried to get in from the front and back but of course could not. At that time it was about 3pm. WEll at about 5pm she called me back and asked if I could get her in before 8:30 she would have her partner go by and see inside. She even said she really wants to buy the property so either she would wholesale it or buy it but we could definately finalize everything by early this week. At that time I was excited and frustrated at the same time so I just thought for a quick second and jumped in my car blasting reggae music on a Sunday aftern all the way to the property, with the intentions of getting into the property one way or the other, through hook or crook! To my total surprise when I got there and turned the knob the door was open. Whoa.......that was a good feeling. So weird though because I never heard from the Pastor and the door was definately locked earlier. Immediately I called my wholesaler/buyer and informed her that the door would be opened, and even took extra measures by opening 2 windows in the house so if Mr. Pastor decied to lock the door back then at least I could get in if I had to. Later that night the wholesaler/buyer called me and said her partner saw inside of the house and she definately wanted the house but just wanted to have a contractor come the next day to do the numbers. She also said she would send another buyer incase she decided to wholesale it. "NICE" Even later that night at about 10:30pm ole' Mr.Pastor called me to tell me that the door had been open all during the day and only he could lock the door from the outside. Now that was weird and like I said before there is definately something spiritual about this deal. Well I went on to tell him my plans for the next day and reassured him that I would not only have his down payment by the deadline but that there was also a good possibility that we could close by the end of the week. He was very excited to hear the news and that was that.
Well today came along and first thing I got was 2 early calls from the Pastor but I ignored them since I had not talked to my wholesaler/buyer yet. At about noon she called and simply said, "OK Shane send over the contract!" OH man those were the words I had been waiting to hear for a what seems like eternity. We talked more about how we would structure the closing of this deal since I would actually be wholesaling this property to her buyer and let me know to just get in touch with the sellers attorney so that he could draw up a contract with the end buyers name and I would recieve a check outside of the closing for $15K directly from the buyer for the two of us to split. I agreed to this and immediately called the Pastor/seller so he could inform his attorney. There was a calm happiness to his tone and he said he would get on it and call me back. That was that.
So here I am now. So close to victory that I can taste it in the sweat and the blood that is running down my face. I feel that for some reason I am suppose to be more excited than this right now, but I have been here before and this has truly been a Pound for Pound Slug Fest to the bitter end. And as the obstacles of success throws its punches and lands its blows I have conditioned myself to land them back 2 times harder, so even if in the end the fight is called by the judges......I will surely win the numbers game.

Now, you have a contract with the and or assign on it. So you will need the assignment of contract for you buyer to take over the rights to the p/a contract and release you from the original.

Hey whats going on DG Family! Well they say patience is a virtue and thats a good thing because thats what I did today was patiently wait for my sellers attorney get the contract between the seller and my buyer prepared and sent to my buyers attorney. I called and surprisingly Pastor/seller picked up the phone with out him having to call me back. I let him know that we were just waiting for his lawyer to send the contract and I could get him the down payment. You see this was crucial for me, becauase in the initial contract with him, I brought escrow time by agreeing upon 6/30 as a due date for escrow to be recieved or the contract would be null. Well I have done everything that I said I was going to do for Pastor and I would have had his escrow of $16,500 for him by today or definately by tomorrow if only his lawyer would have just sent the contract over to the buyer's lawyer.
Well after my first conversation with the Pastor, like I said I let him know I am basically holding my end of the bargain as long as your lawyer sends over the contract. From there its just a matter of my buyers lawyer to review the contract and pull the Buyer/Dr. out of the hospital for the certified funds. The young lady that I work with on this deal has that part under control. So now the balls in the Seller's attorney's hand. Forgive me for thinking so, but I am just hoping that the seller's lawyer is not being slick and purposely not sending out the contract realizing I had a deadlline before the original contract I signed with the Pastor would be null and void with out the downpayment. The grounds I play on here in NYC can be cut throat from what I've learned, so I try to keep my eyes open to all of the possibilities with our freaking myself out. lol
I know one thing though, if I have to go have a meeting with the seller's lawyer myself I will to make sure we are seeing eye to eye. Besides I hope ole' Pastor would not do me like that. Hoping he is a just guy and he does what he can to help make this deal proceed to closing....!
Well I realize I cant sit around and wait too long so tonight I looked at some of the emails I have recieved from different sources. Its time to put some offers back out there..........

The pastor seemed quite shady when he said the door was open when it wasn't; so trying to give the man the benefit of the doubt he was a man of the Lord

Well things are going pretty good. As you probably know Im working on a deal that I put under contract in Port Washington, LI. I have been having steady contact with the wholesaler and the seller of this deal. The good thing is that the seller is working with me on this deal but he wants to put the pressure on me for some reason. As he knows, the buyer is ready, I am ready, He is ready, the buyer's attorney is ready, we are only waiting on the sellers lawyer to produce the contract. The saler of this property is putting pressure on me to get him the downpayment by a Tuesday or else......Obviously without the contract the buyer will just not fork over a downpayment. And we are talking about 10% of $165K. Thats not even normal for contract sighning. THe buyer does not mind though because he is paying CASH for this property and he can close in 2-3 days anyway.
Well thats were I am at. Tuesday I plan to march down to the seller's attorney's office and make sure he has all of the buyer info, and the buyers attorney's info so we can get the contract rolling. Thats about it you guys but everybody is ready so now would be the perfect time to strike it while its HOT!

Wow you dont know how much that means coming from you. Hearing your confirmation feels like this deal is automatically mine for the closing. Its definately motivating, my Vitamin Water and everything else to make me walk in that Attorney's office on Tuesday with a confident swagger ready to take care of business.

Hey whats going on DG Family. Thanks for the words of advice Richie Rich. I actually google the law firm this afternoon and found the address to the sellers law firm, but even better it gave me the option to email the attorney that I was searching for. Ding!! I sent the attorney a message in regards to the contract we are waiting on and he hit me back with in 1/2 hour to let me know that he would be in his office after 2 the next day and for me to call before I come. "Take Care" was his last words. Well I do feel good about the response and I will see him tomorrow and have a good heart to heart with him so that everyone is on the same page. I like what you said Richie, "you get more with honey than you do with vinegar" and I think I will try that approach.
