Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

Hello DG Family. Today was a pretty cool day as far as REI is concerned.
-Another wholesaler that I have know from my newbie newbie days called me to ask me what I have. Ive notice he does that every now and then. Its a sign of respect because he makes sure he stays in contact with me. If time goes by I will even give him a ring to see how things are going. Remember, "People build People"
-I also called the investor that I am working on the short sale with. Last night at about 12am I drove back to Brooklyn to pick up the fliers that she had printed out for me. Now thats hot, I mean I told her about making fliers that morning and she got them back to me by that night. Come to find out her sister is a school teacher so we are able to get free copies thanks to the Dept of Education. No more $20 and $25 to print out fliers. Never the less she also listed the ads on craigs list and said she had not gotten a response. I told her to also list it on Backpage.com. Tonight I went in the area where the subject house is located and post fliers on cars throughout the neighborhood. *Marketing Marketing Marketing is the key for me. How will people do business with you, if you cant bring them to you.
Hold me to it, but I plan to be on a marketing frenzy in an effort to build this end buyers list. Like I keep saying Im sure that will open doors that were not normally open when I was only dealing with buyers that are investors themselves.
And that was about it you guys. *Hence the subject A little but A lot, because I feel like actions like posting fliers or passing out business cards says it all. AT that moment you may feel your efforts are fruitless and a waste. But life is so interesting and funny, that the little steps we take today are the ones that multiply as time progress. All we have to do is stay on the trail!

Hi DG Family! Well the past couple of days have took a dramatic change in my life for the better I would say. Well as you know guys my last day with my current tow truck job was scheduled to be the 12th of April but the way the world turns it happened yesterday. Im suppose to be to work at 8:00am and I woke up at 8:30am. My lateness has been catching up with me, so with a few curse words in his dialogue, my boss fired me. So with that being said and done I have until April 19th until I start my new job. Luckily my wife was hired full time today on her job and I have the opportunity with REI to make something happen before I even start my next job in an effort to not even have to start.
Well this is what I have been doing for the past couple of days:
-On Wednesday after I was hit by the firing squad I took about 200 fliers and I walked around my neighborhood of Rosedale, Queens and pass them out. I had some made up to attract buyers for the property I viewed on Sunday. There is a school not far from me so I passed those fliers out on the cars that were in the parking lot in hopes to attract one of the teachers who might be looking to buy a house and has good credit. The other fliers were drawn up for people who might be facing Foreclosure so I went house to house in the neighborhood and put them in the mail box. We will see how that goes.
-Once I was finish, on my walk home I gave Laura a call to let her know of the news, and it was so exciting knowing now I have the free time to meet with her and Richie anytime and to basically do anything involving REI with out any interferences like a J.O.B (Just Over Broke).
-I have been working with Philbenice lately because he has a buyer who is looking for a property out in Yonkers. When I got home, I searched Craigslist and another site called Zip Reality and found about 10 homes that fit the buyers criteria. I sent those properties over to Phil and gave him a call. Lets see what we can do with that. He told me the properties were nice and he would get in touch with the seller. Once he gives me the word I want to start making offers on those properties in an effort to lock them up and show the buyer. Phil also called me today to let me know he has another property he found through another investor in Yonkers that was attractively priced. I really dont have a buyers list for Yonkers as this is not my farm area, but I do not mind taking a ride up there with PHil to check it out. What the hell I have the time now and it feels so good!
-I sent out 7 offers to REO properties that the investor I am working on the short sale sent me. She told me today that she got them out. Tomorrow we plan to put out Bandit signs and place fliers. Marketing, Marketing, Marketing. She is with me on the idea of building this home occupant buyers list as this will open more doors that we may not have been able to, just working with other investors. The effects of the economy will be a factor considering the banks lending practices of today, but thats when a mortgage broker with connections with different lending institutions will come into play. Also the magic of Lease options will play a part too.
-My "bank connect guy" who I was working on the last deal with has not called me since that D-day came to past, so today I wrote him a classic email basically letting him know that I might have been knocked down but not out! (Thanks Laura) and I let him know that the fight is not always won in the first round and there is not always a blow out in the first quarter. Sometimes you just have to fight until the end. I can understand how he might feel, because I too would not want to work with someone who could not cut the mustard. I had to let him know that this was not the case with me. Well I guess it worked because he emailed me back and let me know that it was nothing personal it was just business. He also went on to say that he is still working on getting me the contract for the deal in Bed-Sty. I do value this guys experience and establishment in the REI scene so I had to do what I had to do keep my power team together.
-Well I do have 5 home occupant buyers on my list so I will be paying them close attention moving forward in my REI career.
Last night the young lady who has a strong credit rating called me to let me know that she would have all the paperwork necessary for me to get her pre-qualified by next Saturday. She went through a divorce and wanted to get all the names transfered to the original. I will use that opportunity to show her some homes in the area she is interested just to tease her appetite. Once she is pre-qualified we can really get down to business. And she said it again, She wants me to guide her step by step. Wow. I dont even own my own home yet. well Im a REI, thats what I get paid to do.
I have another end buyer on my list who is looking for homes in the Flushing Queens area. But the price range she gave me does not fit that area. Her range is $350K-$400K. According to an REA homes out there start at $500K. Well today I searched that website I mentioned earlier, Zip Reality, and found 10 homes for sale price between $430K-$450K if anything she is interested in, I will make offers within her price range and see if they are accepted. I sent her an email with the properties and gave her a call. She seemed very appreciative, so we will see what happens with that.
I also have a home occupant buyer looking for a 5 Family or a 4 Family with a finished basement in a nice neighborhood. Its for his 5 brother and sisters and they have been approved for up to $750K I told the investor that I partnered with on the short sale and she said that should not be hard to find. So we will see what happens with that.
-I also sent my hard ball agent an offer on a property that he sent me. I asked him to get access and sent him my POF. He did not respond yet but I will be on his case again tomorrow. I have already made an offer through my investor/partner but what the hell I will make an offer through him also and see what happens.
So thats right guys, everything does happen for a reason, its just up to you to take those lemons and make a nice sweet picture of lemonade. Sh** if you are good at it you could even make some money in the process!

Sorry to hear about the sudden job loss, but like you said "Everything happens for a reason"! This will just put you closer to a knockout in that final round to closing on your first deal. I'm a couple weeks new to the DG family and have also jumped in with both feet after reading Dean's books by pooling what extra money I have to join the success academy. I have enjoyed reading your writing's from start to finish. Hearing about the ups and downs, the deals so close but yet so far away, and actually learning from your experiences have inspired this new REI to push even harder to reach my goals and gain the knowledge to be a successful REI. I wish you and your family the very best and look forward to reading your upcoming posts till you finally close on that first. Hopefully you will be reading my success story in my own journal very soon!

Whats up!!! Working with a buyer right now on a property in my area its a hard go. He wants what he wants, and she wants what she wants, and then her mom comes and then she calls the father and so on and so on. But im still focused Not going to lose site Shane not with this one because were going to do this Yonkers thing and now I picked up another end-buyer for the Bronx. So you see Shane I think if we can get our acts together and this Yonkers guy calls me back. Were going to do alittle bussiness real soon and then im going to see about this edge thing because I would love to go!!!!! Hey what's going on DG family. Sorry about my extended absence but im still here steadily progressing towards that promise land. First of all I would like to give a big shout out to our illustrious President Obama. He finally got that health care bill that he has been fighting so hard to get past. Not to get to deep into politics but the point im striving to make is one that we all can relate to. That is to never give up and to keep on fighting. No matter what we do in life there will be resistance. and obstacles but just look at our President why don't you. I mean just his mear presence in the white house is a symbol of never giving up and keeping your eyes on the prize.. Damn he is the MAN and soon I will be too!
-Friday was a pretty interesting day. If you have followed my progressions you probably know im working on a FSBO in Queens and the seller had given me his bottom price of $275K. I knew this price would probably drop because this guy is motivated to move to Pennsylvania by the 1st of next month. I knew my investors would not pay that asking price so I figured I would strictly market this property to home occupant buyers. Friday he called to ask me if I still wanted it because he had someone who put in a offer for 245K and was considering but wanted to give me the first chance to take it. Well I immediately called 2 of my favorite investors. One of them told me he would take it for $220K and the other guy told me he would meet me at the house in 30 minutes. I arranged the meeting with the seller and raced from Brooklyn to Queens but on the way I got stuck in a NY traffic jam on the Belt Parkway. Well at that point my investor was already there so I called the seller and had him show my investor the place. By the time I got there my investor was just about to leave so we talked he was happy to see me as it has been a while most correspondence is done via phone or email. He told me he offered the seller $200k. which I knew was not going to fly. Now you see why im leaning towards home occupant buyers or at least realizing that it will be crucial for me to build both on my list of buyers. I also went and had a talk with the seller and let him know I appreciated him giving me the regards. Today is Monday and I have until tomorrow at 2pm before he goes with the other investor. I sent out an email blast to all of the investor I know that buy properties in Queens we will see what happens.
-I also put in a offer last week on a property so I got the lock box code from my agent and took my wife with me to go see it. It was a vacant Foreclosure property and when my wife saw the dead cat inside it scared the sh** out of her. She was amazed how I had the ability to use the code to get in the house. A true man in the field of RE.
-Friday night I met the investor that I partner with on the short sale and painted Queens with Bandit signs and Fliers. We got 2 calls from end buyers before we even finished.
-Im ashamed you guys but Sat from what I can remember I did not do much at all concerning REI. The weather was so nice in NY that I had a cook out in my moms backyard with the family. That night my cousin and I went to a bar and manage to get us entangled into a good ole bar fight. Well I should not say "Good ole" because it was like me and him vs about 10 drunk guys. He touched the wrong girl in the wrong place and it all started from there. I mean I knew he was wrong and he was drunk and out of control but I could not leave him hanging, so today I have a black eye to show for it. Im not proud of this and some of you may judge me differently but I guess this is what I get for staying away from REI that day.
-Sunday I pretty much rested my body I was a little sore if you know what I mean.
-Today was a productive day. I arranged a meeting with a Mortgage Broker for Thursday. Im excited about that because my new focus is on home occupant buyers and I have a young lady im working with who has good credit and needs a mortgage. of course I will let you guys know how it goes.
-I relisted my Craigs list ads today. I usually do this on Sunday but you know......
-I got a call from the investor that im working on the short sale with. She said the bank did not accept our offer on the short but that's weird because they did not even do a BPO. She is going to make some calls and see if we can get a proper BPO or at least a counter offer.
-I also got a call from an agent that I am working with that I met off of this site. Its been a while since we coordinated our efforts and she basically called to make sure we are aboard the same ship. It was a nice conversation and we talked about a few things that could bring us success.
- Another investor from this site invited me to a networking event in the city on Wednesday and I will be there. Its ironic because the agent I talked to today knew about this event and I will see her there too. The investor that I partner with on the short sale also invited me to a networking event in the city on Wednesday so I also invited her to the one I was invited too and I will do my best make it to both events. Networking, Networking, Networking.....
Well that was about it for the past couple of days. Im really looking forward to meeting Laura this Friday and basically continue my path towards success.

-Phil by now we have spoken on that Yonkers property that the wholesaler is flipping up there in Yonkers. The property might be priced aggressively low but being that this is not my area and everything the key to this deal would definately be having a buyer for the property before I would consider locking it up on contract. Well we will see how it unfolds but you are doing the right thing and that is staying active and busy. You are not waiting for the deals to come you are going out there and getting it. Keep up the good work!
-Sandra whenever your presence hits my journal, I always feel like a true blessing has been sent my way. You have a way of giving me and Im sure others in this DG family that reassuring feeling and touch. Im sure I will be ready when that window of opportunity opens because Im about ready to go through the walls. Thanks alot for everything!
-Laura I would be more than delighted to meet you this Friday. Its unfortunate that Richie cant make it, but if not, we might as well meet at my place of suggestion. Hey whats going on DG family. Today was a pretty swell day. I mean the phone rang. I made phone calls, I add events to my planner, so I definately feel that I grew just that much more today. With that being said and done I think about the growth of my daughter. I mean its not like I literally see her growing everyday but guess what she is. Saying this simply to say that sometimes we may not actually see the growth that we are making by doing the simple actions like follow up phone calls, and marketing, and driving the neighborhood, etc... but if you simply keep nurishing your business and taking action, before you know it your business will be walking and talking on its own, just like my 14 month old daughter.
-Hence the subject, I got to give the credit to Sandra, because she pretty much said this in my journal a couple of days ago, and this is how it unfolded today.........
-The first call I got was from an investor that I represent name Sammy. As I told you guys in a last effort on the property that I was working with in St. Albans Queens, I sent out an email blast to the investors I have on my buyers list that the home fit their criteria. Honestly I did not expect a large response from my investors because even though the seller dropped his price , I still felt the price of $245K was too high for an investment purchase. None the less Sammy gave me a call this morning in regards to my email and said he felt it was too much for a single family in that area but said he would drive by the property before 2:00. Remember 2:00pm was the deadline. Well at about 1:30 the seller of this property gave me a call and said an older gentleman just stopped by the house and he gave him a tour. This was my guy, but the seller went on to tell me that he told him $260K. "Oh boy Mr. Greedy!" Well I gave the investor a call and at the time he was busy and asked me to call him back. I called back to no avail so at 2pm I gave the seller a call and told him the highest offer I could make him would be $220K because I knew I could at least get him that. Well he told me he would go with the $245K offer he had, but he had another property in Brooklyn and he would give me that one to sell for him exclusively. This guy seems to really like me. He went on to say that he would have gave me more time on the subject property but he was really trying to buy the piece of property in Pennsylvania and wanted to get out by the 1st of April. The other property which is in Brooklyn he is not in rush to sell it, so he would let me do what I had to do and yes I get the deal exclusively. Of course this was all over the phone and it will be official when we have paperwork to back that up but damn like the subject says, "When a door closes, a window opens up." and like Sandra said you just have to be ready to go through it.
(This is why I love REI, the opportunities seem to never stop coming. One minute you are up, sometimes you are down, but just keep the right attitude and stay ready to go through that window.)
-I am working with a young lady to help her buy a home. She is really excited about working with me and this Saturday I am meeting her to get the neccessary paperwork I need to get her Pre-Approved. She gave me a call today to confirm the info she needed and said she would have it all. I really want to show her something Saturday to make her mouth water even more for the home of her dreams so I gave one of my investors a call to ask if he had any homes for sale that would fit my buyers criteria. Well he did and he went on to tell me that if I brought the neccessary paperwork, he had a guy who could get her Pre-approved for higher then than the average mortgage broker with conventional methods. Wow not only do I get to show her some properties I also work with a guy who can pull some strings when it comes to getting my buyers a mortgage. Nice!
-At that point I remember the investor who I am partnering with on the short sale, said a young man called the night we were passing out fliers and said he was already pre-approved for $350K and was looking for a home in the same area my other buyer is looking. I used the opportunity to ask my investor if he had any properties that would fit that buyers criteria and he also had it. I called my short sale partner and told her too line up the meeting with this buyer for Sunday the same time I would be showing the properties to my other buyer and it was done. Now that is going to be fun. The investor went on to tell me that he would give me a commission for finding him buyers for his homes and I kinda of laughed because in my mind Im thinking "You damn right!" I mean Im a cool guy and everything but I dont do what I do for free.
Well the pass couple of days have been kinda of rainy in NY but I think I will hit the Home Depot parking lot with my fliers tonight because its like one wise man said "We are not in the business of Real Estate, we are in the business of marketing!"

You are doing a great job!! You are following the plan and experiencing so many different aspects of REI, it is incredible. Even with my lost 13 deals in 1, I only really explored one method. I have been hesitant in building a buyers list and investors list because I don't want to find I can't deliver due to so many factors that will be out of my control. But you are an inspiration- you have been juggling so many people and different types of transactions- that I'm thinking it is time for me to go in that direction. I just want to say Thank You for your encouragement and your insightful and entertaining story. I spent the last 2 1/2 hours reading the last 75 posts in your journal so I could catch up with your story.

Hi DG Family! Hence the subject since I departed my J.O.B I have been moving and feeling like a True, Bonafide REI and everything has seem to been falling into place so naturally. I mean nature does not always happen as fast as we want it but just the way the seasons have changed the same way my life and world is evolving. I mean "God works in mysterious ways" and "everything truly happens for a reason"
-Well Wednesday's big event was 2 networking events I had scheduled to attend. Boy I had to stop and just look at myself in the mirror as I was driving down the Van Wyck Expressway at 5:30pm, looking good, smelling good, and ultimate feeling good like a true REI. I mean a couple of weeks ago there is no way I would have been in the space that I was in yesterday and from now on. I would have been in a tow truck somewhere. Trust me its a totally different feeling.
Well none the less I arrive at the REIA NYC event and it was a total of 3 people there. Come to find out there are two different REIA NYC and REIA of NYC. Well I was invited by CoCo from our own DG family so when she showed up we were very excited to see each other. I mean with only 3 or 4 people in attendance we kinda of stole the show. I invited the young lady that I am working on the short sale with and she brought a few people that she works with. We ended up having some small talk and we went to the other event that she invited me to. This was more like it with over 175 RE professionals in attendance at a very classy place called TAJ lounge on 21st and 6th. AT this venue I met another DG family member named Hiro the Tango Prince. It was nice meeting him as we have been corresponding over our different deals. I admire this guy because he does not mind asking questions and will do what it takes to find the answers. He is close to closing his first deal, so I know he is putting his resources and lessons learned to good use. I met alot of investors and past out my cards and took cards. One thing I realized about networking events such as this is that you must listen to people with both ears. I say that to say, sometimes you just have to listen and thats about it, because everyone has their own approach and investment strategies that just may not fit what you are trying to do. Be careful of those people who know so much and feel what they say is written in stone. Sometimes these people are talking more than they are worth and if you let them they will leave you confused and danciing in circles. Personally when I dance I like a steady 2 step so Im going to rock to the beat I know. lol Besides I am comfortable with the advice and knowledge I build from my DG resources and family. I did talk to one guy who was a short sale specialist and it was nice. I could tell he was a no bullsh** kind of guy and I can respect that. He said one thing that I knew already but it stood out and that is as a new investor wholesaling we should always focus on finding FSBO deals by all means necessary. Overall it was a great night and I left with Fire in my engines to want to go out and handle my business. The competitive spirit inside me makes me want to be the best and lets me know that these people do not have anything on me......only time.
-Today I had a luncheon with a new Mortgage Broker that I have now added to my power team. I was intruduced to him by the young lady who I am working on the short sale with and a partner of hers who I met last night at the Taj. Well they also attended the luncheon today because we are motivated by the ideal of working with home occupant buyers and know we need a solid relationship with a Savy Mortgage Broker. Dont get me wrong I had a mortgage broker on the list, but she is not as responsive as I need her to be marching on into the splendid future I am builing. Man I was very impressed by this guy and answered all of the questions that Dean teaches me to ask. I look forward to working with him because if need be he knows how to pull strings to make things happpen, but also warned that the banks and lending instutions are very strict now with the rules they have for giving mortgages. So basically he gave us both sides of the coin. He is a peoples person, he is sharp, been in the business for over 12yrs and humerous and talked nearly a hour and a half straight, . I do feel confident referring people his way as he gave me the mutual feeling that we both strive to establish a win/win relationship. After the meeting was over I got an email from him and part of it written outwere the FHA Property Flipping Requirements. That right there sealed the deal. This guy knows exactly why I need him and what I strive to get accomplished.
-During the meeting I got a call from the young lady who is a home occupant buyer on my list. I let her know that I was in a meeting concerning her and that I would call her back. I know that made her excited. When I did call her back I let her know the good news because she does have a 735 credit score which is great but her income is not as strong but if we have to use a co-signor she has that lined up too. This Saturday I will get the info I asked her for which is actually too much because the Broker told me all I need from my clients to start is their name, social, address and date of birth and he could take it from there. It was nice because she had more questions and I was able to answer them from the wealth of info I learned at the luncheon alone.
-I also got a text from Laura while in the meeting so I immediately text her back after I got out to confirm that I would be able to meet her tomorrow mornigng at 10am. You guys dont know how priviledged I feel to be able to meet this wonderful person called Laura Johnson. I have not even met her yet and I already feel more empowered. I already have one house lined up for us to check out and if things go my way I will have more by tomorrow morning. This should be so much fun.
-When I got home my wife asked me to go with her to Wal-Mart and I jumped to the opportunity because you know me....Marketing, Marketing, Marketing I grabbed my fliers and off I went. You see this is Wal-Mart but its actually right by the mall over here. The adjoining property is Home Depot so I had a field day needless to say putting fliers on everyones car.
-I also got a call to my 1-800# today, so when I got home I called this young lady who turned out to be a home occupant buyer. The problem with her is that her credit score is only 535 which way below the minimum 620 that my Mortgage Broker can work with. None the less I still took her information because I want to run her info by the Broker and see if we can get some type of Credit Repair for this case. If he can give me a time frame on when she could approve for a loan, I would look into doing a lease option in her case. Speaking of that the Lease Option strategy is really starting to excite me. I thought it had to be done with a home seller who did not mind holding the mortgage, but Im realizing how I could also use Hard Money and actually buy the home and lease option it to the end buyer which would open up mamy more doors.
-I talked to my agent from this site again today. I think we are starting to get back insinct. Which is a marvelous thing becuase I know that there is more than one way to skin a cat, but I want to climb this ladder with a sharp and dedicated agent on my side. There are two investors that partnered on a short sale deal and they needed an Investor Friendly REA and I proudly referred her.
Well I feel good like the Investor I am striving to Be and I am having fun with the people around me on our way to the TOP! This was always one of my goals was to have a network of RE professionals I could call on and boy that list is really getting long now and I call them all by their first name.

Hey whats going on DG Family! Excuse my absence but I had to sober up after the party of support and words of encouragement I recieved Thursday from you guys. When Im out there in the field taking care of REI, I feel like Im covered like the Verizon Man. lol Thats just the beauty of this site, Any question or concern , or triumph or WHATEvER you can come here and get satisfaction and feel empowered to take that next step!
Well Ive taken steps over the weekend and it went a little something like this....!
-Friday was a thriller I could say, I was almost at that point where I was searching for my next lead, and then it dawned on me to send an email blast to my investors of the properties that I had gotten a counter from the bank. It was 3 to be exact. I was waiting to get access from the agent of the investor who sent me these properties, and comes to find out she said they were having a hard time. Thats what I like about my hard ball agent if I ask him to perform he holds his end of the bargain. Needless to say I went on property shark and there was a number listed. (WoW that was a first for me.) I called the number and within a minute and a half I had the lock box code. Ironically two of my investors responded, one guy told me to get him that property and the other asked when he could get inside. This communication by the way was all text message and email. I was waiting for a response to see if they really wanted to go see it, but in the mean time I got ready and started heading that way. One of my guys said he would call in a few if he wanted to visit, but in his case his religion prevented him from coming out that time of that day. I still told my other guy that I showed the property and I was about to leave, he begged me to stay so I gave hlim about 20 minutes and he showed up. I was excited because this is the guy who told me to get him the property. When he got there we walked inside but he said it was too small for the price which I felt from the beginning. I mean my offer was $210K and they countered at $300K. The property needed some work so I will call the agency Monday and let them know I would give them $220K All Cash final offer! or I could go with Lea's approach and just offer the same initial offer to see how motivated they are. I will think about it. I should have called them back on Friday right after I left the property. Urrrr
-After I left this property I headed to pick up my wife from work, my daughter with me and everything. When we got home Wifee was feeling lazy, but wanted some fish from the fish market and some vegetables to make for Dinner. On any other occaision I would have opted out from these task, I mean picking fish is just not one of my things, but you know me Marketing, Marketing, Marketing. I again found myself jumping to the opportunity to go shopping. So I pulled up in the town of Rosedale and passed out fliers on all of the cars in the grocery store, and posted fliers in the cab stand, and dry cleaners, and fish market, and even the liquor store. Man that felt good, They got to find out about me and my solutions for them some kind of way. Next week we are going shopping for a dress she wants to buy for a wedding. Im wit it!!
-Of course I got a call from the young lady who I am helping get a Qualified for a mortgage. She is really excited and calls every every day. She just wanted to confirm that she would meet me the next day.
-That day I also got some available properties from my hard ball agent. I want my agent from this site to send me the properties and get me in the properties liked this guy does. He does not want to blindly make 25-30 offers per week for me. I'm sure my agent from this site would do whatever it takes and is open to the teachings of Dean, but I dont think she knows the power of the MLS or has the contacts that my hard ball agent has. Well I could be wrong for this, but a few of the available properties he sent me from the MLS that were priced for investors, I sent my offers to my agent from this site for her to submit for me. It wsas about 4 offers, we will see how that goes. I know she will not ask me questions she will simply put in the offers. If my hard ball agent thinks my offers are too low he want even submit them. He prefers I let my investors know of the properties before I lock them up on contract. But he does get me inside and has good connects, so I figure I will keep him close by.
-Saturday was a day of First for me.
This is the day I was to meet the First time home buyer that I am working with. I met her at the allotted time. I mean she called me all day. When I did talk to her she wanted to move up the time, but I had already told her that I planned my day around what we had already planned for like a week now. But she gave me a sob story about things she had to do later. So I moved up the meeting a hour. She had all of the paperwork I requested we talked for a little while and then I gave her my card I was ready to leave. She wanted to go look at a couple of houses, which was my initial plan but she gave me the sob story earlier about things she had to do. Now this is where your peope person skills come into play if not people like this will drive you mad. So there we took a ride around Queens and she gave me a good idea of the type of home she is looking for, and this gave her more time to get comfortable to doing business with my home solutions company. I dont think I had to worry about that though. The biggest thing on my mind was her income. She only makes about $20K per year and she is pointing out homes that are on an average of $450K up here in NY. Well right after the meeting I called my Mortgage Broker and he gave me the exact formula to use to see if my clients make enough to qualify for a Mortgage according to the purchase price and their income. Well my client was way off. I mean to qualify for $300K she would need to be making about $70K per year. The only hope for my client is if she has someone who could go in with her, that could make up the income difference. Well I did not call my First time HOme Buyer that night I wanted to save this for the next day.
-Come to find out the young lady that I am working on the short sale with, Her mother passed on Friday Night. I felt bad because she asked me to view a 6 Family in Brooklyn with her agent on Saturday but I could not make it, besides at that time I was thinking for the price I do not have a buyer in that area anyway so whats the point of viewing. Man if I wouold have known her mom had passed that would have been the least I could have done. None the less she gave me her agents number, and I even got a chance to ask her for some other 4 or 5 Family homes that I have a buyer for. We rescheduled the viewing and just as I am wiritng this journal on I got a text from her requesting my email so she could send me some 4 or 5 family homes available according to my criteria. Today is Sunday and I think I will take a card or some flowers by the house of this investor I work with. She is special young lady and my heart goes out to her.
-I got an email from a company that said they will design and maintain me a website with my own domain name for free. All I have to do is pay the web hosting fee of $10/month. Which is not bad. The catch is that the students of this company will design my website and use it in their portfolio to show others the quality of their work. Thats a great catch is you ask me because all Im thinking about is free advertising. And if it is something that they will use to judge the quality of their work Im sure they will do a great job. Well today is Sunday
-The first thing on my mind this morning was to call the First Time Home Buyer that I am working with, so that I did. I know she did not want to hear it but I had to break the new to her. I mean if you think about it, it really was common sense. I mean if you are making $1700/month and according to her she wants her mortgage to be around $2000K but in a 2 Family so she can rent out the other part to help with the mortgage. Its a nice plan but I had to let her know these days they dont give out mortgages based on her plans but according to what it is. And there is No way she could pay $2000K for a mortgage if she is only making $1700/month. Well comes to find out her DAD does not mind going in with her on the mortgage but she is still dissapointed because she did not want to go that route. Well now I have her DAD's info and tomorrow I will call my Broker with the upadated news and see if we can put these motivated home buyers in a Home.
-I will relist my Craig List ADs. Im going to head to Brooklyn and let my daughter visit Grandma but I will have the labtop at my side. Im looking forward to next week and improving from where my actions have me this week.
