Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

4/20/10 A New Chapter

Hi DG Family....So sorry about not posting on a more regular basis, but dont worry I am still giving it what I got on a daily basis. I want to say "Giving it all I got" but honestly if I said that I would be lying. Since I have been not working a 9-5 for the last lets say month I have been keeping my daughter during the day so i have been mostly working my REI from home until my wife gets off. I even took her to a couple of meetings but its all good. Well I say a new chapter in my life because today or I should say tonight is the night that I started my new Tow Truck gig. At first I was kinda of sad thinking I would not be able to come home and go to sleep with the wifey and my daughter. My new schedule is from 6pm - 6am, but guess what you guys its 2:54 and I am at home in my boxers on the computer. lol I guess my reputation proceeds me because my new boss is so cool with me he told me when Im not doing anything I could just take the truck home until I got a call. He even went on to say that we usually dont do much at all over night anyway. Wow...Im getting more money than my last job and Im get to come home and really dont even work that hard. Dont get me wrong I did do a couple of calls earlier but it was nothing compared to when I had the day time shift. This is going to be great. Im luvin it. Techically Im suppose to get off at 6am but the night time supervisor said I could leave at about 5 or 5:30 if I want to. I said before in a previous post, "God works in mysterious ways!"

-Well as far as REI, my "Hard Ball agent" sent me a nice listing in S.Jamiaica, Queens which was a 3 Family with a detached 2 car Garage which got my Cash investors stirred up a little bit, but the problem is he want give me the address unless I present POF and Articles of Corp. from my buyers. None of my buyers want to give all of that info unless they could at least get the address. So that basically went no where.

-On the other hand I relisted my craigs list ads Monday and maybe 20 minutes later a retail buyer called about one of the properties that I listed which is in Bed-STy Brooklyn. I did not know if the property was still available so I told her I would call her back. Well my "bank connect guy" put me on to this deal so I gave him a call and come to find out it is still available. So tomorrow at 9:45 am I will be showing this property to this lady and her husband. If she likes it I will be using Hard Money to buy the property for $330K and flipping it to her for $475K. The reason I am using Hard Money is because it needs some work and of course the bank will not give a mortgage on a property that needs work, Other wise I would have just done a Double Close. If she does not like this one my "Bank Connect Guy" has another property in Bed-Sty that I can show her so we will see how that goes. This first property is the same one that I showed to another end buyer a couple of weeks ago so I have already been inside. Wish me luck!

-Retail buyers are just what I thought they would be and that is very hard to please and finicky. I have had a couple that have changed locations on me and not pick up the phone anymore and so forth. Picky, picky , picky but I will not loose hope besides I realize if I find properties I can market it to end buyers and Investors there will be just a difference in the price I flip it for. Of course with end buyers there will be more details to satisfy but with determination it can all be done and the profit potential is that much greater. With investors the profit is not as great but the headaches are not either. I think I will just work with both it can hurt if you know what I mean.

-ONe of my investors call me today and it was a very interesting conversation because this was a lady that when I first met her was telling me that "Everything was going to work out for me especially once I did my first deal." In that conversation I even went on to ask her if I could call her if I had any questions. Well today she called me and was asking all of the questions. Like if it was possible to Assign a property that was Bank owned and so forth. By the end of the conversation I ended up referring her to the Transactional Funding Company that I am connected to. The same one that I posted about some time ago in my journal. Mind you this lady has closed deals before and I am still in my "Fight for the First" but she was asking me the questions. By the end of the conversation she thanked me for all of the help and even gave me a couple of properties that she is working with to see if I could sell for her. That really felt good and kinda of gave my confidence a boost. Imagine when Im closing those deals left and right like Laura and Rina out there in WI. Man they are buying houses like I change my draws. Ok Ok not literally but you know what I mean. I dont want you guys to think I am wearing dirty boxers.\

Well you guys I am still in my "Fight for the First" and there has been Good days and Better days, but the key for me is to keep on fighting. It is the only way I can guarantee myself not to be a looser when that final bell rings. I encourage everyone out there to keep on keeping on. Oh yeah and dont measure your success by the accomplishments of others. Who knows what the REI Gods have in store for you. Its up to you to go out there and find out!

Laura Whats Up!!

Yeah thats exactly what I meant. When you are in the vehicle and there is nothing but the landscape in sight from state to state, it really gives you a chance to just ponder life, dream and put things in perspective. Having my wife and my lil angel in the car made it all the better. Please dont tell me you did that 15hr drive by yourself, that could have been kinda of lonely. I can imagine that "behind" of yours was feeling it the pressure of the ride. The car I was driving this time was very comfortable but trust me I have done that ride in everything from a little small 2 door Honda Accord to a old Ford Windstar. Sh** I even did it in a U-Haul truck one time that would not go faster than 65mph. Thats was really torture. Well none the less I am so proud of you and your accomplishments. The title "Brave Heart" fits you perfectly because from what I see you have what you have from not being scared to go out and take a chance on your success. They have a saying "In order to launch big ships, you must go where the water is deep!" I will see you at the TOP!

I know you have set me apart from the rest in what you say about me, but I know that in the land of DG there are alot of other hard working and persistent REI individuals. 4/21-4/22 Be Nice to REI and It will be NIce to you

Hi DG Family WEll so much has been happening in the last 24 hours so Im not going to elaborate Im just going to get straight to the point.

-Wednesday- WEll as you guys know I had an appointment to meet with my retail buyer and the listing broker of a property in Brooklyn, which was arranged by my "bank connect guy". Well initially when I called the broker about 15minutes before the meeting, she said my guy had never confirmed. Wow at that point my retail buyer was already on their way to the property. "Have no fear, the Savy REI is here" you know we will always find a way out of nowhere, so after a series of phone calls I had the meeting rearranged for 11am. When we all met at the property there was already what seemed like another investors inside looking at the home with what seemed like his contractor. Never the less we went inside and showed the retail buyers this property. Boy oh boy, thats right guys they like the property and they want it. Here is the thing the property does need work, but I explained to them that I could buy it for them and fully renovate it for the price we had discussed which was $450K-$475K. I also went on to tell them that we would need to sign a contract and they would have to put down $10K. They were totally with it as long as I could break down the work that we would be doing and if they could have input into the what was going on. WEll that was that and I also let them know I had another property to show them to give them an option. Now my plan with this was to use Hard Money to buy and fix up the place, but as I proceeded through my day and work over some #'s with the Broker I was starting to feel like there was not enough room in this deal to do what it would take to put it together. I didnt do what a true REI should have done initially and that is go in this property with a contractor and find out how much it was going to cost to renovate the place. I got so caught up into just showing my buyers any property I thought they would like without doing my homework first. Never the less I called my favorite investor and told him about the deal and he said if there is only $20K -$30k WORTH of work he would put up the money for me. So with him I arranged to see the property today. I also got the chance to ride around with this Broker and look at a couple of other houses but I had to rush because I left my daugther with her grandfather and his time was limited. I even got a ticket for being on the phone while driving but Oh well I was excited about the previous events. By the way we also got locked inside of the property on purpose by the other people that were viewing the house, but luckily I have a skinny arm and I was able to pretty much break us out. I guess thats how it is when someone does not want your deal to go through. Damn Rockin Richie, you are breaking in to homes and I am breaking out.

-Later that day when I checked my email I realized that I had a message from my 1-800# and I was happy to see that it was from my "Sellers" line. Check this out: This is a guy who has 2 properties to sell. One was in Elmont, NY and the other in Queens NY. Both of the properties are vacant and from the sounds of it he does not want alot of money for the properties he just wants to get rid of them because he is out of work right now. You see this guy was an asset manager for Bank of America for over 16 years and they layed him off after the financial turmoil of our great country. He brought those 2 properties for pennies on the dollar when the market was in its last downfall. He went on to tell me that he had another job as an asset manager lined up and he look forward to doing continued business with me. We had a couple of laughs about my last name. You know Gore "Al Gore" and we arranged a meeting for this morning to meet and view the properties. Now here is where it gets interesting you guys. When he got off of the phone I realized this name and the address of that house in Elmont sounded very familiar. Come to find out guys I know this guy and he does not even know it. If you remember from a few post back I was telling you about my "Too good to be true deal" I was working on where my "bank connect guy" presented me a deal where the seller and the buyer where lined up they just needed Hard Money to buy the house because the seller could not wait the length of time it would have taken to let the mortgage process. Well "low and behold" this is the seller right here and he still has that property. Damn all of that time I could have used my transactional funding company and did a double close in the 30 or so days it would have taken to provess the mortgage. Pay attention Newbies because this owner does not even know Im the guy who was trying to put that deal together at that point and I will not tell him either, at least not now, especially because it did not go through because he gave me a short time limit to come up with $190K and I did not deliver, but this is the thing he found me through one of my Bandit signs, thats right the same way another guy a block away from him found me. Im telling you those Bandit signs are like God, "They may not come when you want it, but they will be there right on time" How much of a coincidence is that especially with the millions of people that live in NYC.

-Last night I did not get the liberty of getting off of work as early to relax. I was busy pretty much all night towing motorcycles, cans, and cars from Long Island to the Bronx. My wife also was leaving on a plane this morning for Barbados and by the time I got home I was too beat to even drive her to the airport, and I also wanted to get a couple hours of sleep for my 10am appointment with the seller of these two homes. I think she understand or at least I hope she does but I was really tired.

-Thursday, Well I did say I was tired and when I woke up this morning it was 11am. Damn, AAAAAAaaHHHhH My meeting with the seller of the two homes, thats right the guy who is also an asset manager, thats right the guy who I have crossed his path in the past without him even knowing it, well anyway that appointment was for 10am this morning. I rushed to my phone and realized he had already called me. Well I thought for a minute of an excuse because I did not want to tell him I did not make it because the night before I had worked a 12hr shift and the was busy all day too. So I called him and apologized for not making it and told him some things came up with my daughter in the most sincere voice I could. He said no problem dont worry about because he was a parent too, so we simply rescheduled for tomorrow at 11am instead of 10am. I wish him luck with his job interview today and that was that. whoooooo a sigh of relief.

-I also realized that I had missed a call from broker from the day before so when I called her she went on to tell me that someone had brought the property that my retail buyers wanted, so that was a bummer, but maybe not because as I told you I had not properly done my homework. She said she has another property in that area which needs work and has over $300K in equity, so what I will do is take my main investor over to see that one today. This will give me a chance to go through this property with him, break down the #'s and we both can come up with the right price to sell it to my retail buyers after the renovations are complete. I will have to also break the news to my retail buyers, but its ok I already had arranged to show them another property on Friday so the one I view today I can add to the list and know exactly the numbers I am working with. You know how the savy investors work. When it seems like the doors of opportunity are closing, No Problem, we just go through the window.

-Well now its 1:51pm, I have to call my main investor at 2pm to confirm our meeting today at 4pm and then its back in the tow truck at 6pm. Wish me luck!

Hey Shane, congrats on the action! Your really moving along and learning alot on the way. hopefully you can get those houses from the Ex asset manager and move them to your investors at a good price. dont over kill it because you want long term relations with them. I cant believe we havent had the chance to hook up to bs since we are only about 10 min away from each other lol.
I havent had much time to do anything lately but we have to set up a day and chat or look for a few homes. keep up the good work, your going to explode with deals all at once.

Hey whats going on DG Family. It feels like its been ages since I have posted in my journal but have no fear Im still out there doing whatever I can do to conquer the obstacles of success. I successfully completed my first week at my new night time gig. I like this spot and the people that I work with are really cool too. It does not even feel like Im working and I love when I get off and ready for my real full time REI lifestyle. Im getting there you guys one step and one ounce of determination at a time.

-The last entry I posted I was getting ready to view a home with an investor who I was going to use as a Private Money Lender, in an effort to buy these foreclosures out here, fix them up, and then flip them to my retail buyers. Needless to say this guy was unresponsive and it kills me to even type about him. That day I called and called and called with no response. I really do not like to have people like this on my power team. In anything you do in life communication is key. The drive thru at Mac Donalds, marriage, and even REI. By the way this is the same unresponsive "big time investor" who messed up the "too good to be true deal" that I was working on a few weeks back. Crazy me I kinda of like this guy and he is definately successful in the business, never the less what use is he to me if he cant even pick up his phone when I need to get in touch with him. I mean its not like we did not plan to meet that day. I mean it was not a surprise or nothing, and he called me a couple of days prior to see what I had for him and as it looks we are right back to square one of him being unresponsive. Some people like to play big shot and make you call and call and wait and wait but I do not need people like that around so I will definately distance myself from this guy. There will be a day when he is chasing me,especially when i have the contracts to unbelievable deals out here in the NY tri-state area. Maybe then I will let him know how it feels. Probably not though because I will be too focus on making money.

My "bank connect guy" is also on the X list because he was suppose to get me in a property on Friday to show my retail buyers and he was also unresponsive. .I mean its not the fact that he did not get me in the property that irratates me, its the fact that he did not have the decency to call to at least let me know what was going on. I've got anxious buyers on the line here and my reputation is being tarnishes by these kind of people. No matter what I always do my best to answer my phone, email text, PM or if not I call back or something, etc Even when dealing with this site I always answer back to anyone who might reach out for a word of advice even if it is not the exact answer they want to hear. I know how it feels to be on the other side of the fence, besides they say what goes around comes around. Did you know that if you break down the word responsible it is Response Able. Well these guys are not that so its time to move on.

I did have the meeting with the seller of the two properties that I was excited about. The thing is that this guy has already invested money into doing the renovations on both of the properties so the price that he would need to sell is out of range for what I want to do as an investor. I let him know where I stand but also told him that if I found a retail buyer that fits we could do something from there. He totally understood where I was coming from and said that he could arrange the contract in a way that the purchase price would fit my profit also. I would just have to look out for him with the capital gains taxes. I did list two craigs list ads on the properties and let my agent and Phil know to see if they had any retail buyers for them. We will see how that goes. Later that same day the seller called me to let me know he got the job back as an Asset Manager with Bank of America so that is a beautiful thing. He is actually what they call a team leader in the loss Mitigation department so he wil be actually over a group of other Asset Managers. This is a powerful connect to have as this guy definately seems like he knows what he is talking about and has been in the business for 16 years. He is also very cool and easy to talk too. A couple of months ago I was using Indiana Joe's strategy to working with the banks and finding an asset manager but my way I find to be much easier. I simply put up a Bandit Sign and wait for them to come.

-My website is well under way. I have been corresponding with the designer this week and sending him pics of different properties that I want to be strategically placed on the site. I am excited about this. As soon as its done I will let you guys know. Maybe we could have a little tape cutting cermony right here in my journal. lol

-Well I have these retail buyers who need properties. As you know I came so close last week because my retail buyers actually wanted the property but I lost out to someone else who took the contract. So guess what you guys its time to get back to making offers and thats just what I did. I sent my agent 19 offers today. Since I am working with retail buyers also I am not as afraid to offer a little bit higher than I normally would have. Thats the basic formula anyway. 1. Build the buyers list, 2.Lock up the properties on contract 3. Then basically put them together. I was building the buyers list and trying to put them in it before I even had the contract. This could work but you leave it up in the air becuase you do not have control of the property.

Well thats about it for right now. Its time to get these offers accepted and I think my agent is ready to do the due so we are on our way!

Hey Shane,

I just love following your journal. You are such an inspiration to so many!

I understand your frustration about the lack of return phone calls from people especially when you are relying on them to help you get things done. I never did get that. Even if someone is busy they can make a quick call or send an e-mail letting you know they'll be in touch soon.

About the seller with the 2 properties. You said that he is concerned about capital gains. Maybe he would be willing to do owner financing? Of course this is a different approach than what you have in mind, just a thought.

Whats going on guys......As always its a pleasure to have you guys stop by my journal. Come on in have some chips and dip and a beer or soda or something. Kick back and lets ponder over the beautiful world of REI.

Rocking Richie you are right man. We are like next door neighbors in this DG Family of members from all over the 50 United States, we have not gotten the chance to physically meet as of yet, but I dont worry because I know our day will come. These deals out here have a way of bringing people together on its own natural time. It would be nice to finally meet at the closing table one of these days. As of now I am a full time REI so feel the freedom to contact me anytime when you have the time to link up and view some properties that you might be working on. Hey I will do the same. I know you will pick up a wealth of knowledge at the Edge Event and if you can take a suit case big enough to bring some back for me. Keep on Rockin Richie and I will see you at the Top!

Laura as you should know by now, it is always a pleasure to have you by and witness my "Fight for the First" Not to be defensive, but I do not think I have missed as many appointments as you make it sound like, never the less I will PM you my address if you really want to send me an alarm clock. Yeah those unresponsive people in this field can be a little furstrating but only for temporary I really try not to let anyone or anything take from the positive energy that I have stored up for REI. THat is good ideal about the owner financing on these two properties and I was also thinking along these lines. I talked to the owner today and he is totally with it. In my next post I will break down the details of our conversation, but you always seem to hit the nail right on the head with your words of advice and I so appreciate you looking out for me the way you do. 2/26/10 "If you build it, they will come!"

Hi DG family. Today was a pretty easy going day. Honestly I slept for most of the day. Dont tell Dean he might get mad at me. lol I have Sunday nights off from my job so I took advantage of the free time with my cousin and Aunt over a few cans of Budweiser. We even went to a lounge where they were playing live jazz music. That was right up my alley being that I am a piano player and everything. After all was said and done I found myself walking into my moms house to go to sleep at about 7:30am When I woke up it was about 3:45pm That left me just enough time to do the following............

-Like I said I woke up at about 3:45pm and once I checked my email I realized that someone had called my 1-800# and left a message. It was a guy who saw my "We Buy Houses" bandit signs and called to see if I would allow him to Bird Dog for me. I will give him a call tomorrow and give him the criteria of homes I am looking to buy.(Get on contract and sale the contract)

-Then it started getting a little more juicy. Maybe because I was in midst of fixing a plate of succulent pork chops that my mom had made the night before. Last week I towed a car for a guy who happened to be looking to move his family out of the house they were renting and take on their dream of home ownership. When he gave me the criteria of the home he was looking to buy, the house that my asset manager has in Queens came to mind. I told the guy about this property and gave him my card. He was so excited and surprised that he told me right away I had the sale. I mean come on guys that was nice and everything but this guy had not even seen the house yet, so I knew this was premature excitement. This guy also went on to ask me if it was possible we do a lease option and I told him, "We can work something out." WEll today this same gentleman called me to arrange a time to view the property. Well I immediately called my new found asset manager that is selling this property and he too was excited to hear from me. I told him what I had up my sleeve and he is even down with the owner financing. He started to go into details over the phone about the percentages and everything, but I had to press his brakes a little bit. We arranged to show this property to my client today at 12noon and I told him we could discuss all of the details of the lease option or owner financing after the client leaves. Well all of that felt good especially since this is what I woke up to. I mean it was pretty much effortless. Hence the subject "If you build it, they will come!" Well I am building my REI empire and the people are starting to come. Soon I will have a self propelling system that will not even give me the opportunity to sleep for as long as I did today. The beauty of it all is I woke up and the business was right there in my lap.

-After the phone transactions and getting a plate of food from my mom it was time to head over to my night job. I could not leave REI alone though. The office that I work out of has a internet service and computer and everything so being that I am not that busy at all as far as towing is concerned I decided to go online to check my email while I wait in the office. Well my agent sent me a list of properties so thats right you guys I put in 6 more offers tonight while at my night job. We will see how that goes.

It is 3:25am. The phones are not ringing at the office so I guess the cars are not breaking down on my watch tonight. I know I get off at 6am but I think I will go ahead and "Take it to da Crib" as they say around the way. In other words Im going to go home. My wife just got back from Barbados tonight and I think she has something for me. I know I have something for her.....lol!

4/29 Offers Offers Offers!!

Hi DG Family. Well the last time I posted in this journal I was preparing myself to show a property to one of my retail buyers. This was a property that is not priced for an investor to purchase all cash, but the seller is an asset manager for Bank of America so I figured "Let me see what I can do" This is how it went:

-Well Tuesday at 12:00pm I was the first one at the property. Thats right Laura, I did not over sleep or anything. I called the potential buyer but the operator kept telling me that I was typing in the incorrect #, which was impossible because I talked to this guy the day before on this same #. None the less I called the my asset manager and he said he would be there in 5 minutes. I told him not to kill himself tying to get there because the buyer had not shown up yet. Well 5 minutes later he was there. We talked and talked and then it started raining so we sat in his Range Rover. This guy is very inspiring. He is working on his Masters, he is into church ministries, he does Real Estate, and he is getting back into the bank with asset management. He let me here some motivational cds he has in his car. He says thats all he listens to all day. Thats cool but I would have to throw on some of my HipHop and R&B some time. Well the retail buyer never showed up, never called and I have not heard from him until this day. My biggest concern was the image I would leave with my asset manager, but he seemed pretty cool about it and told me not to worry because sometimes things happen.

-Since then my bank connect guy called me to tell me that the property in Brooklyn that my retail buyer out there wanted is available now. I dont really even want to bother because this guy also proved to be unresponsive when the deal was on the line. Maybe I gave him the vibe because he is calling me like crazy now. I even let him know how I feel about the unresponsiveness. Well I called the retail buyer for that deal and I am getting no response from them either. Probably not happy about getting their hopes up high and then dropped. Now when I leave a message on their voice mail telling its available they probably are a little confused.

-Well since then I have been simply putting out offers with one of the agents I work with. First I should be focused on getting properties locked up on contract anyway. I will build my retail buyers list at the same time, but I think I should be focused on showing them properties that I have the contract locked up for. This way I will have control of the deals I am working on. Hopefully my agent is working dilligently to get them in. I am testing her out at this point in time. For the last 3 days I have been sending her 6-10 offers a day. I expect to have them all in by the end of the week. Really they should be in the same day I send them to her. My SS partner just past the exam for her realtors license so as soon as she assigns herself to an agency office I will be sending her offers to. I am sure she will work dillegently for our success. Whoever "cuts the mustard" is who I will be working with so we will see how that goes.

-I also have to get back to advertising even though every chance I get I am passing out my card. I will buy about 100 Bandit signs on my next paycheck. They have definately proven themselves. Right now its not as busy or should I say Im not on the cutting edge of a deal but there is no panic because I know the next opportunity is right around the corner.

4/30/10 Breathe IN ......Breathe Out!!

Hi DG Family...! Well now too much happened today. Hence the subject when all else fails what else can we do but "Breathe In.....Breathe Out!"

-Well as you know I put in offers this week with my agent and she confirmed that they would all be submitted by the end of the week so that feels good. Im really expecting to get some type of positive feed back. A few of my offers were close to the asking price. Others were off by a landslide, but the point was that I got it in, and I will continue too, because its like you never know? Maybe thats why I had such a breather day as this, kinda of just waiting to see what happens, but thats not good I cant wait for success, I must go out there and get it!

-I did wake up to two messages in my 1-800# call center. One of the calls was from a marketeer from the radio station 1010 WINS advertising air time on the radio. I have spoken to this guy before but from the sounds of his message he did not remember reading my bandit sign # or maybe because my signs are all over the place! lol
The other message on my tele-center call was from a young lady interested in the house in Elmont that my new found "asset manager" is trying to sale. Well I gave this young lady a call and basically she is not pre-approved for a loan and really does not even know her credit score. She just figures since she is paying $1500 in rent, she should be able to afford a mortgage that comes with a $250K Purchase Price. She technically is right but obviously its not that easy, so I told her that since she does not have a mortgage broker to work with, I would have my broker give her a call or vice versa. I need to see where she stands. She has no clue.
I called the mortgage broker that I join forces with about a month ago but he never picked up and from my message he never called back. Wow....It is OK for me to expect a prompt response am I correct. I mean what if the deal was on the line. You know what I mean Laura....when you are "Crossing your fingers and your toes." I dont know......I might have to make an adustment or two to this machine that I have called REI, but hey, its mine, thats what I do!

Glad to know you were the first at that meeting Smiling May it always be so! Did you get your package yet? And yes - its SO frustrating when people in this business dont return phones call, emails, texts, etc. Thats why we need to have a few different connections, or at least keep moving on when ones just dont work out. My last mtg broker in Jersey was a personal friend who treated me that way...couldnt figure it out. Eventually I just went to another broker and got my deals done. We need team members who are ready to MOVE when its necessary. It definitely takes quick action to close deals. I'd give that guy a shout out and let him know in a nice way either sh** or get off the pot, ya know? Glad to see you're still killin back on the east coast!


5/6/10 5:15am Consistency..Consistency..Consistency!

Hello DG Family! Its been about 2-3 days since I have posted but I am here alive and well in this beautiful RE world that I have submerged myself into. Over the past few days I have revived my REI mentality to a more energized state. Its like that stuff you put in your gas tank every now and then to keep it revived and pumping, or its like the vitamins you take to keep your body on the cutting edge. Well this is what I feel I have done over the past few weeks. The word that comes out the most from this revival is CONSISTENCY! I like reading other journals because like I have told some of you, it kinda of puts a fire up my behind to go out there and do what I got to do. Well on of the couples right here in our DG Family that stands out to me in their model of consistency is Lea and Denny in Florida. They are also in their "Fight for the First!" but from the time I have been reading their journal they have maintained a steady level of growth through CONSISTENCY! THanks you guys for sharing with the FAMILY!
Well enough of all of that......lets get down to it!

Monday: Well I like to post my Craigs List Ads on Sunday but I ended up chilling out with the Family all day and we even had a very of fun night of bowling and beer to cap it off. So on Monday I got my mind right for the week by re-listing my CL ads. In about 20 minutes I got a call from an investor but I knew the ad she was talking about was marketed towards a retail buyer because of the numbers involved and by the end of our conversation she realized that also. I did make lemonade out of that lemon by adding this lady to my CASH buyers list. She is looking to buy a couple of brownstones in Brooklyn so when I come across those type of contracts I could possibly assign them to her.
The next call was from a guy about the same property. This obviously was a hot deal considering that the leads have led me to this house on about 2 or 3 different occasions. Well the guy wanted to see the house ASAP, he even went on to tell me that he could come there NOW! Well since this property had went into contract already I was just using it as a ghost ad, but I did get all of his info and ad him to my retail buyers list. He is pre-approved for $550K so I think we could do something with that!

-I also got a list of SS properties from a Broker I know, but she wants a whole list of things just to see the property. OBviously she does not have control so I dont think I want to go that direction now. I will work on getting the contract and attracting FSBO leads my way.

-I got me a Ashton Kutcher Cool PIx Camera now and I always keep it on my side, so that day on my way to work I took a different route and took pics of vacant looking houses and recorded their address.

-THat night on the job I sent out an email to the two agents that I am working with and an investor to see what type of properties they might have that meets my new Retail buyers criteria.

Tuesday: My wife was off work on Tuesday so that was a big relief considering I had my usually have my lil' angel with me, and it also was a pleasure spending the time with wifee. Breakfast in bed and stuff...we try to enjoy those moments especially with my new schedule and everything.

-Well I researched the 6 properties that I took pics of the day before and sent out letters to all of the owners. We will see how that goes. I even set up a file on my computer for "Vacant Property Pics" I am a better visual functioner anyway.

-That morning I recieved an email from the investor that I sent my buyer's criteria to and he had 2 properties he wanted to sell that matches what my buyer was looking for. We talked briefly about ways of putting the deal together and we both seem to be aiming for a win win situation. Apparently he has homes all over he looks to sell so we will see what we can do.

-I also recieved a list of properties from one of the agents in regards to the retail buyers criteria. I am due to put in offers on those properties to lock up something on contract and show my retail buyers. Trust me there is nothing like "Control" of the property, especially in NYC!

Ok Im back.......

-Truly the highlight of my Tuesday was recieving very Sincere package from Laura. It consisted of an alarm clock that she used while working in NJ, and a signed book from Dean Graziosi himself. Boy it was a good feeling getting a care package from her, I mean she did not have to send me anything at all. She is out there in WI with Rina turning contracts left and right and she had enough space in her heart to think about ole Shane back in NY. WoW! Part of my success is indebted to her now because she is even giving me tools succeed. In some fields the leader passes on the torch, and in this case it was just as nice because Laura passed on the clock. Maybe one day there will be someone for me to pass it on to.

-Wednesay:
Well my wife had this day off of work also, so I got her to drive me to Brooklyn to take pics of the properties that the investor told me he had for sale. The night before I drove 3 hours out into the mountains of PA to deliver 2 cars and on my way back stopped in the Bronx to pick up a Benz, so by the time I got off at 6am I was beat! I took her along as my driver just incase I had an urge to fall asleep at the wheel or something. Surprisingly being with my family, there was not an urge in my body to sleep.

When I returned home that day, I immediately shot the pics out to the 3 buyers I have on my retail buyers list that fit that criteria. I have one retail buyer that has not been picking up the phone, but I even called them to leave a message on their voice mail.

Today is Thursday and before I head to work I will place offers on properties that my agent sent me, place craigs list ads for the properties from the investors. And I also must place an ad for the SS I am working on. I forgot to tell you about that, but it seems like the least the bank wants to consider for this property is $275K I hear Bank of AMerica is a hard ball to work with. They would rather just let the house go into foreclosure before they take such a hit on a property. The thing is that the neighborhood is not a desireable (East NY in Brookyln), but what can I do, I still want to help this lady out of her situation. So I will place a CL ad and let my agent place the property on the MLS for about $30K-$40K more than I think I could get the contract for. We will see how that goes.

Well as you see things have been going, but the key for me will be to write down on a daily basis the action steps I look to accomplish in an effort to stay CONSISTENT!

Laura Laura Laura whats up Family!

Hey Laura! Whoa you are definately my heroe on this DG site. I did get the package and man that meant the world to me. My wife and I were together when I opened it and of course I held it up like gold, which to me it is worth so much more, Using the same clock that you used to get up back there in NJ has so much more meaning to it than you actually going out there to buy me a clock or something. I did tell you I would cherish the clock but now it just gives it that much more of a reason for me to cherish. This goes so perfectly into my story line. One day I will tell people "That rich lady up there at the TOP gave me an alarm clock to basically get my ASS up and answer the calling of REI!" lol I so appreciate you Laura and now I have just another reason why I should not fail. What would I do without the people around me like you, who really care. I got to hurry up and put this winning formula together because I too would love to sit at the closing table with you and go have a nice lunch afterwards and plan vacations to some of the exotic places of the world and just basically enjoy life with my DG family! Hey Shane, I have a question...

...since you are THE MAN to ask questions ...

1. I put 3 ads on Craigslist, not for specific properties, but soliciting for investor buyers. Maybe I'm posting them in the wrong place, because the only response I've been getting is Squirrels, Possums and Mice (SPAM!!!) Under what heading should I place my ads to get a better response from actual investors? Are any other websites better, in your opinion?

2. I posted this thread a couple of days ago, but I think it got lost in the shuffle...I've been writing out TONS of postcards for people in preforeclosure, but some of the default dates go back as early as June 2009. Is it possible for someone to be in preforeclosure that long? Should I only target people that entered preforeclosure within the last 2 or 3 months?

Hello DG Family! What a pleasure as usual to have you guys stop by and witness this "Fight for the First" As you notice from the page listings we are in the 10th round at this point in time, and honestly I wanted to knock out this f***er standing in the way a few rounds ago but what can I do but keep on fighting. I mentioned before that a wise man told me once that "Success has no time limit" ON my grave yard shift driving along in the tow truck I was thinking about basketball and Michael Jordan got cut from his JV team still played 4 years through college before he reached the NBA and then on the other hand Lebron James or "King James" as the say went to the NBA straight from high school. They both are revered as the greatest but one got to the NBA before the other, but the other has 6 championship rings.. you do the math! (Thats for us who feel like we have been fighting forever. Just keep on fighting!)

-Angie whats going on. You are one of those DG Family members who inspire me to got and take action right after I read your journal entries. So now I am deemed as the man to answer questions. KInda of ironic in a way but I will take that. Now to answer your quesions:
1. I think CL is a great and one of the best websites to post ads that attract whatever you are looking for. literally. When I started building my Cash Buyers list of investors I would call the Bandit Signs that were placed around my town. Not all of these signs are from people that are Cash Investors. Some of them are wholesalers like myself but I added them to my list also. The newspaper was the best source for me to find Cash Investors. I know I could go to our Daily News right now and find at least 5-10 Investors and tell you they are investors just by reading their AD. Investors buy properties, fix them up and sale them using CL or the newspaper or even Bandit Signs. They use words like "Fully Renovated, New Construction, Will help you get a Loan, etc." I find the best way to ad Cash buyers to your list is to go out and get them. Placing ads and expecting them to call does not work as effectively as you calling For Sale ads in the paper, or CL or calling Bandit Sign. 2 of my Investors on my list I got from driving by and getting out of my tow truck and asking the men if they were Investors. One guy was driving a benz, real smooth and giving orders to Construction workers. Cmon you do the math, I got right out on him, let him know what I do and added him to my list. We still communicate to this day. The other incident I was in a predominately black neighborhood and there was a caucasian Jewish guy coming out of a house in a suit, and driving a Lexus. You do the math, I got right out on him, let him know what I do and added him "to my list. We still communicate to this day." lol

2. I think it is definately possible for someone to be in Pre-Foreclosure for that amount of time. I am working a SS with a lady right now who has not paid her mortgage in over a Year and some and still collecting rent. Some people! I really have not been tackling Pre-Foreclosures yet, but if I was you I would take a week or a day to send out post cards to old listings and track your results. The next time send them out to New Listings and see the best results you get and go from there. Now if the results are not to your liking, just go straight to the house, knock on the door and say "Im the big bad REI and Ive come to blow your house down!" lol just kidding but you get the point.

-Cathy hey whats going on. I dont know if your question was directed to me, but I think Angie would be the best person to answer your question, because I have not incorporated that method in my REI strategy. Never the less I wish you the best!

You have now inspired me to target vacant looking properties, which I should have been doing but I guess sometimes reading about others' success is even more motivating.

We have access to so much information and communication.
