My husband and I have been on this journey for a few years now. We have some investing but limited to buying rental units. We have been stagnent for a year or so. I saw Dean infomercial and ordered the book, read it then I got the next book. Very Good! Dean made it seem easy enough that I could do it.So I am.
It is time to get started I met with our realtor today; investor "savey guy" I like him. He is interiged about us as we are him.
I am still scared. we put in 5 offers and will be doing 25 a month minimum. Oh Boy! I still haven't found my niche yet. We sent out 500 post cards and I have 4 ads on craigs list.placing more bandit signs and flyers out tomorrow. I get nervous about someone seeing me hang up the signs...
I want this to work so bad I can taste it, if you know what I mean.
It took a while before I decided what to do "fast cash" thats my game. Buy it cheap and pass it on.

For me It has always been hard to get started. Once I have some ground work then I will run with it. But with creating a marketing system and developing a plan to complete flips and complete wholsale deals every month I am looking at this on a much larger scale than I have done before. I am flustered. LOL....
I am looking at it as this I am venturing again on a journey I will tell all of the DG people about my journey so that others can learn from my work and mistakes. I will not give up. I haven't very... I do not say never, ever.... I will succeed. I have the best support systems there ever was....

I had this little place under contract for 22500, it was truly a really aweful property.. It was a place a gal I know inherited and all it has done is cost her money. I got it under contract after 3 months of negotiation. She wanted 45k for it. I didnt make much from it. But I learned and lot. what a confidence builder

The New Year is off and running. I and working on strategies to really start investing. I am ramping up!!! My marketing/assistant starts next week. I cant wait to get things going. I have been working with my friend Roberta on business management to get things going in the right direction. Goals are being set!
The property management company is doing very well. That branch of the company is functioning with little oversight! We are cash flowing which gives me the ability to focus on investing. Im excited and scared. Its all on my shoulders I own it. Times like these I always think of what Dean said to me at least it seemed like it at last years EDGE, "focus like a laser beam" look ahead and see the opening and focus on getting there!
Closed a deal last week. It was a retail deal. I have 3 more in the works. funny thing is I dont look for these. I get them from friends because they know I will find them a good deal.

Ready Set GO!!!!
Ok so this has been a great week, We have started our 25:1 strategy. our Marketing has started and will keep improving as our team get more proficiency. We set goals for the next 6 months, I had to explain everything to my silent partners, I had to get them to have confidence in my plan, using smart goals I developed the plan and finally implemented. I set my goals low for the first few months and then we will increase. Driving for dollars started, increased online presence, direct mailers, signs will go out next week, ghost ads up. I have a person 4 hours a day and Dan will also be working the investing business 4 hours a day. My goal is to develop automation where possible. I am delegating as much property management duties as I can to free up my time so I can focus on being the investor I want to be. I'm so excited. I received 5 calls today, all ghost ads. Called 3 back and they all sound interesting.
I closed a deal the first week of January and made $4600.00, I have another one closing 1/31. This is a duplex that I found for my investor partner, this is number 5 that I have found for him as an agent, I get a 3% commission, he loves me because I'm not afraid to negotiate a good deal and his properties go into my property management company ...BONUS! that will be another 140 dollars a month! win win win!!!!!. I have a LO deal that will be closing next week. I will writ more about that after everything is signed... I'm so happy to be back investing. I still have a lot of systems to build but I'm not letting that stop me...

I finalized a lease option on Friday!! This was a little deal but still a deal. I like larger deals but continually doing deals is the most important thing right now. Pushing and moving forward.
My goal: to make 2014 the most successful investing year I have done.
I have hired my part time person she will start Friday. I had some great advice from Roberta on how to hire right. That advice really made the selection easy.
We are beginning to get our system rolling but it seems it takes so long!!! So much to do..
3 offers have been excepted one rejected after seeing it. more offers going out tomorrow

Yesterday the LO chat session was amazing. You presented a step by step process to LO and you responded to all the questions in laymans term and I was able to comprehend. I loved every minutes of it and left educated about LO at the end of it.

I just hired my assistant about 5 months ago and holy cow what a difference they make. I was doing so much and was going crazy with my time that I couldn't get any of the important things done. I've really enjoyed having her work with me and getting the small items that don't really make money get done.
What a feeling it is to have something done, you make money and you didn't' have to do any of the work. Lately I have been having my assistant show all of my homes, take all the phone calls and sell the deals. She just closed on one 4 days ago and I haven't even met the buyers, i didn't take one phone call it was amazing.
She also rented a condo for me last month in 2 weeks. I'm hoping in 6 months I can hire another one. I am actually looking at a virtual assistant right now to help me with marketing.
Keep going that is great.

So my system is starting to fall in place. I a 99% out of the day to day work. that allowed me a lot more time to focus on running my business. I have been working with another DGer who has b heen coaching me on how to run my business. this really helped me discover and be the leader that I am. We me and my company. have further to go. But we will reach our goals.
I have a HUD property pending. I listened to Matt a couple weeks ago and he was saying he like dealing with HUD so I thought I would try it too. My assistant had applied months ago to get our office qualified to make offers on a HUD listings. The other brokers in town would make offers for us form some reason ;|
Like thats going to stop me. Now we have our license I submitted and offer and received a counter back after 2 days, The message said I and 24 hours to counter. I wanted Dan to see the property, because of coarse I had made the offer sight unseen. So anyway, I didnt counter with in the time frame. I planned on a making another offer the next day. But the next day, They accepted my original offer Now tomorrow all of our docs have to be turned.

Just checking in. I have 2 properties pending. One is a a 3/1 for 35k FMV 85k and it needs 10k. 32 IS A 4/3 PURCHASE PRICE 82K FMV is 160k and it need 15-20k. Our investment strategy is moving forward. Im getting my assistant trained and she is catching on great. The more confidence she get the stronger she will be.
I did have to let a staff person go though. She just wasn't preforming and wasn't trainable. Starting interviews Tuesday. But this time I have a better plan thanks to Roberta Eastman.
We are thinking of purchasing a muli-plex. this would increase cash flow each month. Also working on the company finances. This is my weakness link. Having fun here.

You work a full time job and are still able to achieve so much, while I am having hard time even to place an offer due lack of comps.
This has been my primary show stopper, once I get this piece of puzzle solved, I will start making deals too.

DAn and I have been busy little bees. I'm finally getting assistant up and running. I have had a hard time finding a great employee to replace her so she can focus on investing. But through the difficulty assistant two failed hires. My team has done well in getting everything done and still allowing my assistant 4 hours a day to work with me. Today we put out bandit signs and put up flyers. W drove for dollars in the and discussed strategies. If was awesome. She even wrote and submitted 2 offers, I trained her on direct mailer also.
She had a realtor chew on her about my low ball offers blah blah blah!!! and 5 minutes later a different realtor called her and told her to low ball the heck out of her listing right now!!! So, we did!!!
I finalized the inspection on our next purchase. It is a 4 bedroom 3 bath home. After listening to Matt a couple weeks ago about offering on HUD houses I decided to do that. and it was great. they wanted 115 I offered 82k the next day they wanted my highest and best and i didn't respond, the following day they accepted my original offer yippee!!! the ARV is 155-160k it needs 15-20k in rehab. We have our bid and a plan. We have one PM guy that has agreed, but I want to speak to one more. This house will rent out for 1150 a month I have another house a SS under contract. ARV 85k and they have agreed to 35k.
