My husband and I have been on this journey for a few years now. We have some investing but limited to buying rental units. We have been stagnent for a year or so. I saw Dean infomercial and ordered the book, read it then I got the next book. Very Good! Dean made it seem easy enough that I could do it.So I am.
It is time to get started I met with our realtor today; investor "savey guy" I like him. He is interiged about us as we are him.
I am still scared. we put in 5 offers and will be doing 25 a month minimum. Oh Boy! I still haven't found my niche yet. We sent out 500 post cards and I have 4 ads on craigs list.placing more bandit signs and flyers out tomorrow. I get nervous about someone seeing me hang up the signs...
I want this to work so bad I can taste it, if you know what I mean.
It took a while before I decided what to do "fast cash" thats my game. Buy it cheap and pass it on.
I will try to stay on track.

last week I had made an offer on a REO and we countered back and forth twice with the bank staying well above my asking price. I was a 45k and they were at 55400.
Well today I received and email and they want to know if I will buy it for 48k!! LOL I totally love this

We made a deal for some PM today to fund our rehab. Good productive week.
I think my staff are tired of me. I am not a mirco manager but we are here to walk and if you are not busy then you need more to do. I have realigned my staff switching a some roles making a stronger team. I will continue to do process improvement. We are increasing our offers to 2 a day. I am planning to really ramp up. Next week here we come! We are making an offer on a new office building that has storage units to generate income and a 2 multi units

My team picked up 3 new managemeng contracts yesterday. Im so proud of them. I worked in my home office yesterday. And they didnt need me at all. That is awesome :)We also made 2 offers without me. that feels good!!!

Although my situation will be unique as I am renewing my realtor's license, how do you differentiate so you are not working as the realtor/broker?
( I just received my EIN number so at least my LLC is taking traction)

I made an offer on an 8 plex Monday, worked out a BIG billing issue which we have been losing revenue, We got 2 more units to manage!!!
lets see I wrote a proposal for a management contract on a 20 plex, and sent out quarterly report to our investors... am my staff rented 3 units this week so far, avoided 2 evictions "you don't pay You don't stay"
Things still continue to be slow as far as finding deals I have a great buyers list now. But no darn properties! Uhhhggg I hate that.

ANOTHER GREAT DEAL!
A friend of mine wanted to sell the house her and her sister had been living in for 45 years, It was their childhood home. So I started as a realtor to look for a house for them. She told me the would have to sell this house in order to buy the new house. She and I had talked about the price and she just wanted too much for me as investor. She wanted 115k but it is an older home that hasn't been updated in 20 years and the is curtains too! I told her we would have to be closer to 75k.... Time passed and the sisters and I found a new bigger , newer home for them. Again she wanted to know if I was interested. I told her no it was just too much. She had showed it to two other investors... who didn't even want it! they couldn't believe it... She approached me again... She said she would have to have the 50k her sister took out of her retirement and and another 30k for a total of 80k Dan met with her. He check out the house and negotiated 72500 with 10 dollar earnest money.... sweet!! ARV is 125k it needs 15k in repairs. It will rent out for 950 dollars a month.( its a 4 bedroom home) We purchased it with private money, the entire purchase price and our plan is to refi in in a year. Our contractor started repairs with no money up front... We are getting better at this Oh and I also collected a check for 2800 for my realtor commission for the purchase of the new house

A busy day for me. We made an offer on than office building and we are not pending.Yay!! Lots of work though
I met with two separate owners today.
Seller #One is a 5 bed 2 bath home. He says it needs work... music to my ears!!!!! Right from the start is more than off FMV!! It comps out at 170k!!! this could be good! Flip or hold???? We meet him at the property Monday I tried for today but he is working. Interestingly, he tells me, I got a postcard from you months ago but I wasn't ready to sell, but now "Im ready."
Seller # 2; called on a bandit sign. Moms house POS!!!! So first they tell me assessed value which is 65k I tell them I have been buying houses in there area just like this fpr 30-35k...... She say Well I guess we could take 40k.. game on. I know we can talk her down... 3 bed 1 bath FVM and it will rent for 850/mo. I just love this stuff
