OK lots going on. We have purchase 3 houses since the first of the year. Ob eis rehabbed and went on the market on Friday 3/20/15 and we got an offer less than 24 hours and agreed on a deal by 27 hours Woo Hoo!!!! WOW! And we are at the price we wanted. Now we have the inspection and the appraisal to get though Deal number 2 is a headache it was a board up... vandals cut wiring and plumbing.. costing extra time and money. We are at 60 days and still waiting on power. Deal 3 will be a piece of cake paint/flooring/decking its a light fixer.
Started a marketing campaign for our company... very exciting and expensive.

Right now we are working on financing and more private money. We have a few houses we want to finance.
Started a marketing campaign to grow our management company this is our "golden egg" and it need nurturing. My goal is 300 unit by 1/1/16 that 100 more units.
My daughter and I are getting system going so we are consistently making submitting offers. I had to let my assistant go she wasn't an a player. When she told me "well, you can take care of that yourself " it was over.... yeah that not workin for me...

Its been a busy week for Dan and I, our rehab went pending 27hours after listing it. Dans running 2 crews on other rehabs.
Dan and I both secure additional funds, from for other projects. I got 2 more properties under contract and the first part of a sandwich lease option completed with No money down And we picked up 2 more management accts. Today I'm working on my own house.

The end to another week and it been a great one. It is nice to see progress at the end of the week.
Our inspection at our pending fix and flip house went well. All the dots are lining up.
We secure private money 2 times this week one for 100% financing of a purchase and rehab, and the other is a second position loan. I got a cash buyer for my wholesale deal, and have another property under contract.
Focus like a laser beam!

I'm anxiously awaiting the EDGE Event!! It is the best motivation in the world!!! I am really looking forward to seeing old friends an some new ones. We are working so hard to get our game going aster and BIGGER. I am so fortunate to be part of the DG family. I really love it! Everyone is so great. If not for the support of my peeps i would have given up a couple of times. But I know I can do anything i put my mind to MINDSET!!! don't for get it.
Currently we have 2 sales pending, 4 under contract, just purchased a buy and hold Friday. As we leave to go to the EDGE, I am confident my team l=will handle things here at home. And I just have to say Thank you to Dean and many of his experts!!

Dan and I have been super busy I haven't even been on here for weeks. We wholesaled on doinker deal, we have 2 under contract, using our new lender (hedge fund company)and it is moving quick! found additional pm for the rehabs, oh we purchased a house, we have another flip hitting the market very soon. and 2 duplexes under contract. 2 rehabs in process.
I had to get rid on one of my main people, a family member at that. But that has been the best thing! I cannot believe the changes in the functioning of the office and the teamwork i am seeing, no more negativity,blame shifter, work avoidance or just plain bad attitude.... I waiting too long and I have to own that . Lesson learned!! It is just amazing. It has been just over 2 weeks and I am so close to hands off with the property management buz. I had just hired a new person and she is great. positive, up beat motivated go getter. the team is doing so well, I already have time on my hands. woo hoo!! I had been struggling so much just to find time to do investing... It is truly amazing how one person can drag a team down.
Other than all that, I am now able to get paid enough for the business that it totally replaces the income I made at the hospital! So all the deals are gravy!!! I am so happy that 1 year ago I took the leap of faith and quit my job....

All this started from a contest to go to the edge!!! Funny how things in life can change so quickly. Roberta and I are so proud of what you an Dan have done and can pass on to others. Would like to talk with you soon about your hang out group as well. Keep on keeping on...Keith

This is exactly what my big goal is.. Create a biz that I enjoy doing that I can eventually quit the 9-5 and spend more time with family.

It has taken a while but we are now getting rewarded for all our hard work and dedication. I do appreciate all of the advice you two have given Dan and I.

Some decision are hard but this is a business not a hobby. We are truly blessed.

Yesterday we got 2 duplexes under contract after 2 months of negotiation. FMV 300k We negotiated 235k all rented. No repairs are needed a little sprucing up would help curb appeal. But these unit are in the hottest rental area here locally.

Arron, Never give up stay focused on your goal. If I can make this happen I know you can to!

Dan and I have closed on 2 duplexes and 1 house this week and one to go!
We are Working with our new lender and its going pretty good. We have had a couple hiccups, but over all darn nice. smile emoticon
We are work our first BUS ad deal. When I called the lady she started laughing and stated, " This is real!?! I can't believe anyone even called me back!" Its a cute little 2 bedroom that is rent ready.

We have 4 more properties under contract and have secure a large amount of private money! A couple months ago we couldn't find any deals or so I thought we tweeted what we were doing and Bam!! We are getting them. We increased our marketing which has really made a difference. Our goal now is to purchase 6 units a month for he next 16 months.

So busy we wrapped up a lease option deal took pocession of a 5 bedroom 3 bath home in an upper end area with no cash. It is a 5 year contract for the balance owe at that time. There's is 40k equity in the deal. The home really needs nothing it is 1.9 acreas. 3 stories total of 3800 Sqft
We found tenant buyer is 3 weeks 12500 down 3 years they have to make improvements. Really happ about this one
Second one in the works it is a 4 plex owner carry 30k instant equity we will keep this one for cash flow. We are finalizing thing and we will be in it for 5 k and cash flow is 700 a month

Hello everyone!!! It has been a while LOL
Where to start.... Earlier this year I changed our strategy to buy to hold and refi out and we have purchase12 properties in 4 months. Wholesaling just wasn't working so we had to adjust. My point being if it isn't working change it up a little. We started accepting 30%discount instead of 50% that is working well with this strategy. But the rule is still the same if you are NOT making offer then you will not find deals. Get out there and make it happen
